The real-estate ad, last frontier of communication. With some sensational developments. Like in London, where
a group of residents has funded an advertising campaign against air pollution, which more and more frequently
exceeds the levels permitted by law, based on one of the classic saws of property marketing. “Location, location,
location” has been replaced by “Location, location, lung disease”. Even the traditional way of identifying some-
thing very expensive – “it costs an arm and a leg” – has become the disquieting “These houses cost an arm, a leg
and a lung”. Or like in Berlin, where an artist has created advertising billboards for fake mega-property develop-
ment schemes to protest against the city’s development policies (and has received over two hundred calls from
potential investors). The phenomenon is an interesting one because it is emerging at the same time as another
trend. The generation of people in their twenties and early thirties, in several European countries, represents
today the worst market for real estate in history. They rent. They don’t buy. And they rely on social networks
when choosing where to live.

UN OMAGGIO A MENDINI
A TRIBUTE TO MENDINI
CON MONDO MENDINI – The World of Alessandro Mendini dal 12 ot-
tobre il Groninger Museum (sotto) celebra uno dei progettisti che
hanno contribuito alla sua costruzione nel 1994 (gli altri sono Miche-
le De Lucchi, Philippe Starck e Coop Himmelbllau). La mostra, ideata
dallo stesso Mendini prima della sua scomparsa, mette in scena 130
tra le sue creature fantastiche e “tragicomiche” concepite per ambiti
diversi, dalla gioielleria all’architettura, dalla scultura al design. Ac-
canto ai suoi oggetti, Mendini ha voluto dare spazio a 70 lavori di arti-
sti e designer con cui si sentiva in sintonia. Tra cui Kandinsky, Matisse,
van Doesburg, Gio Ponti e Gaetano Pesce. (Irene Guzman)

Vecchie – il palazzo sul lato sinistro di piazza San Marco guardando
la Basilica – erano inutilizzate dal 1989. L’occasione per valorizzarle
è arrivata con The Human Safety Net, un progetto sociale nato tre
anni fa in seno a Generali, che occuperà i circa 5mila metri quadrati
al terzo piano della lunga manica. I due piani sottostanti invece (per
un totale di circa 7mila metri quadrati) saranno in parte uffici della
società assicurativa e in parte verranno dati in affitto. Il progetto di
ristrutturazione è di David Chipperfield. Quando nel 2021 i lavori
saranno terminati, la piazza beneficerà anche del passaggio che, in
direzione Laguna, attraverso i portici delle Procuratie Nuove colle-
gherà San Marco ai Giardini Reali, ridisegnati dal paesaggista Paolo
Pejrone con l’architetto veneziano Alberto Torsello. (Sa.B)

APPASSIONATO DI NOVECENTO D’AUTORE, l’ingegnere Umberto Zanetti ha ri-
strutturato di recente un mini-appartamento duplex nella casa-albergo che l’archi-
tetto Giulio Minoletti progettò negli anni 60 in via Bertani a Milano. Di quest’opera
non si trovavano più i disegni originali, spiega Zanetti, che quando fu incaricato di
ristrutturare l’abitazione si trovò di fronte a “pedane, moquette, controsoffitti spa-
tolati e una disposizione interna stravolta da interventi successivi”. Solo dopo che
Zanetti ha ridato un senso allo spazio – 80 metri quadrati a doppia altezza, con
camera da letto sul soppalco – sono ricomparsi gli originali di Minoletti (pubblicati
nel frattempo in una monografia di Silvana Editoriale). Sorpresa: la sua rilettura –
dalla posizione della scala alla disposizione degli arredi – risulta ricalcare alla perfe-

volume L’idea di una Nuova Comunità, edito da Electa, arricchito dalle foto di Giovan-
ni Chiaramonte e Michele Nastasi. Partendo dalla tabula rasa di uno spazio da inven-
tare completamente, lo Studio Calzoni ha innescato un processo di rivalutazione
della periferia che va al di là della mera praticità di un edificio. Ultimato in soli due
anni, l’Hub di Comunità Nuova intende fornire al quartiere e alla città una struttura
polifunzionale, capace di integrarsi con le realtà circostanti. (Stefano Benedetti)
It was 1973 when, through the collaboration of Don Gino Rigoldi, chaplain at the
Beccaria juvenile prison in Milan, and several volunteers from the same institution,
Comunità Nuova was born; the non-profit organisation is dedicated to the inclusion
of young people and adults who are experiencing difficulty. Over time the non-profit

organisation, which is based on the outskirts of the Bisceglie neighbourhood, has be-
come a real touchstone for the neighborhood. Thus was born the project, entrusted
to the architect Sonia Calzoni, to build a new headquarters that could translate the
needs of the organisation into space and function. The result is Hub, a futuristic build-
ing whose genesis is laid out in the volume L’idea di una Nuova Comunità (The Idea of
a New Community), which is embellished with Giovanni Chiaramonte’s and Michele
Nastasi’s photos. Starting from the tabula rasa of a space open to invention, Studio
Calzoni triggered a process of re-valuing of the suburbs that goes beyond the mere
practicality of a building. Completed in just two years, Hub offers the neighbourhood
a multi-purpose structure, capable of integrating with the surrounding realities.

We know that by 2050 70% of the world’s population will be
urban, and we tend to imagine ever bigger cities.
From your observation post in Africa, how do you see the role
of smaller centres in the near future?
New towns with a population under 100-150,000 people can offer re-
lief to crowded metropolises and offer a chance to start a new poly-
centric development model in a coordinated way with suitable new
infrastructure and modern transport. However, we must be careful
to ensure that new towns aren’t “suburban sprawl”, but rather a dis-
tinct autonomous urban cluster with its own identity, mix of use and
clearly defined boundaries. This “poly-centric” approach to urbanism
allows new cities to be developed within nature and protecting sensi-
tive existing eco-systems between them. Alaro city in Nigeria is a good
example of this approach. The project redefines the existing Lekki Free
Zone as an integrated satellite city located in the North West Quadrant
of the free zone, and it lies in the future growth path of Lagos, and is
adjacent to the future international airport, the region’s largest deep-
sea port, and major Nigerian and international companies.
With what guidelines is SOM tackling the master plans of the four
new towns under construction in Nigeria, Kenya and Ghana?
The main drivers are creating new and affordable housing and edu-
cational facilities for the up-and-coming middle class populations
in Sub-Saharan Africa. Paired with this is a desire to provide new
employment opportunities in close proximity to housing at all scales.
These projects are mostly located on the periphery of existing met-
ropolitan areas that are undergoing accelerated growth, including
Nairobi, Lagos Abuja and Accra.
How many of these towns of “small size” are we going to see
appear in the world, and in what countries?
By 2050 the world’s population is expected to reach 9.8 billion. Nearly

stenibili già sperimentati.
A quali modelli positivi vi riferite?
Per esempio Hammarby, un distretto di Stoccolma dalla den-
sità piacevole, con più modalità di trasporto urbano e dove si
è riusciti a creare un’infrastruttura ben funzionante per la ge-
stione comune di energia elettrica, acqua e rifiuti. Oppure in
Vietnam Phu My Hung, a sud di Ho Chi Minh City, altro modello
riconosciuto di sviluppo urbano sostenibile.
Ciò che accade oggi in Africa è paragonabile all’esplosione
urbana che abbiamo visto in Cina a partire dagli anni 90?
In Cina sono sorte cittadine sostenibili come Cambridge Wa-
ter Town e “pastiche” storicisti come Thames Town, per citare
due casi vicini a Shanghai. Qui alcuni vincoli, come il soleggia-
mento per le unità residenziali, hanno determinato uno sche-
ma urbano ripetitivo e monotono. Rispetto alla Cina l’Africa è
un continente culturalmente molto più variegato dove ciascun
Paese ha tradizioni e costumi molto particolari. Il tentativo è
quello di riuscire a conservare traccia di queste specificità nei
nostri progetti, utilizzando per esempio tipologie tradizionali
e riproducendo paesaggi stradali e naturali tipici del posto. Per

To what extent do these towns take on board the principles
of the Urban Agenda adopted by the United Nations in 2016?
The New Urban Agenda incorporates a new recognition of the corre-
lation between good urbanization and development. It underlines the
linkages between good urbanization and job creation, livelihood oppor-
tunities and sustainability. The level to which new towns follow these
principles depends on the leadership involved in scripting the vision
for these places, whether they are being led by the public sector or the
private sector.
The newly founded cities of the past, such as those of the
Renaissance, or Brasilia, Chandigarh and the Ville Radieuse,
were expressions of a highly utopian way of thinking.
With what spirit is the planner giving form and meaning
to the new communities today?
We aim to stay away from a singular “utopian” view of the world. Instead,
we look to the place for inspiration and guidance to establish future com-
munity character. Also, we see cities and towns as very complex organ-
isms whose well-being depends on a vibrant mix of uses, walkability and
the integration of sustainable strategies that provide open-space systems
designed with natural storm-water conveyance, water infiltration and
offsetting the urban heat island effect. Connectivity is also important,
designing cities that are not dependent on private vehicles, but on other
more sustainable mobility options including rail, bus, bicycles etcetera.
What are the professional skills on which you call, as planners,
in giving form to the new towns?
Master planning is part of an ongoing process and collaboration be-
tween a wide range of specialists and generalists. With our clients as
our partners we are often brought on to a project once an economic study
has been carried out and this helps to form the project brief. We then
approach each of these projects following an integrated and collabora-
tive vision, bringing together experts in architecture, urban planning,
transportation and environmental, ecological and urban infrastructure.
Working as part of a wider team is a guiding force at SOM. ○

LA SPERIMENTAZIONE SE NE AVVANTAGGIA. A Ghent, in un
quartiere residenziale vicino alla stazione, lo studio fondato
dalle architette Caroline Lambrechts e Machteld D’Hollan-
der firma la ristrutturazione di una villetta a tre piani degli
anni Trenta, di proprietà di una delle due socie. Quello che
dalla strada può apparire un tipico restauro conservativo si
rivela invece un progetto d’interni radicale, che scardina la
tipologia tradizionale eliminando molte pareti per creare
grandi ambienti luminosi, funzionali a uno stile abitativo
più fluido. La pendenza del lotto, che dalla facciata su strada
scende verso il giardino, è stata accentuata con la scelta di
ricavare al piano terreno una zona giorno unitaria, che oc-
cupa sia la porzione della villa originale sia quella del nuovo
ampliamento, un corpo edilizio contiguo ma più basso.

CASA CM È IL RISULTATO DELLA RISTRUTTURAZIONE
DI UNA PALAZZINA LIBERTY nel centro di Busto Arsizio
(Varese), in Lombardia. Realizzata fra la fine degli anni
Venti e gli inizi degli anni Trenta del secolo scorso, è nata
come villa padronale di una famiglia di industriali del
tessile; in seguito ha ospitato una casa-famiglia. Oggi a
popolarla è una coppia con tre figli: lei avvocato, lui ope-
ratore nel mondo del design non intendevano rinunciare
al valore della memoria, ma sognava-no una dimensione
domestica più attuale. Il progetto è stato affidato a Oasi
architects di Busto Arsizio, studio fondato dai trentenni
Pietro Ferrario e Francesco Enea Castellanza. Gli archi-
tetti hanno dato vita a uno scenario abitativo dal lessico
gentile che disegna spazi nitidi, essenziali.
La parola chiave del progetto non a caso è “sottrazione”.

accoglie i servizi, la lavanderia e la centrale ter-
mica. Attraverso un processo di “scarnificazione”
il progetto evidenzia nuove logiche di interazione
fra gli ambienti abitativi. La volontà è sì di incide-
re, di raccontare una storia, di caratterizzare gli
interni, ma attraverso un linguaggio delicato che
mette in primo piano la rilettura distributiva. Ora
la nuova identità costruita per questa casa inclu-
de le preesistenze – gli affreschi rivenuti sui sof-
fitti, le vecchie cementine, il camino della zona
giorno – ma le immerge in spazialità e atmosfere
radicalmente rivisitate. ○

le, which has for years been providing low-cost eyecare to
the inhabitants of the most remote villages of Burkina Faso,
India and Bolivia. Some 150 million people in the world do
not have the logistical or financial means to buy themselves
a pair of glasses. Now, the One Dollar Glasses scheme –
with which a team of six producers can create up to 50,000
pairs of glasses a year using the same machine – is being
further enhanced with aesthetic improvements supplied by
the young German studio Haus Otto.

due bocche, su due livelli, con funzioni differenti, su un’unica piastra a parete.
Quella rettangolare fornisce un getto intenso a pioggia, mentre la più piccola, quadrata,
eroga acqua a cascata, grazie all’ampio taglio orizzontale (cm 20). Minima la quantità
d’acqua necessaria, anche per il getto pieno: solo 12 litri al minuto.
The combined shower head supports two outlets, on a single wall plate, on two levels
and with different functions. The rectangular head provides a powerful needle spray, while
the smaller, square head, creates a waterfall effect, thanks to its generous horizontal opening
(20 cm). A minimal amount of water is needed even for the full jet: just 12 litres a minute.
