Affordable Housing Zone

• Definition:‘Affordable housing is housing deemed affordable to those with a median household


income as rated by a country, state, region or municipality by a recognized Housing Affordability
Index.’

• Description: Affordable housing is predominantly residential development for providing affordable


housing of dwelling units up to 80 sq.mts along with ancillary commercial use up to 10% of the total
utilized FSI.

• Affordable housing as a use is permitted only in residential zone and Gamtal Extension (GME) Zone
subject to relevant regulations.

• Ahmedabad is an important trade center and the commercial capital of Gujarat, Therefore more
migration takes place in Ahmedabad.

• The government has declared 86 affordable housing projects in Ahmedabad under government’s
‘Housing for all by 2022’.

• In India, rapid urbanisation has given rise to development challenges in the form of urban congestion,
pressure on basic amenities like water and sanitation and most importantly, severe housing shortages
in cities, especially, in the low cost segment. Real estate developers and private players tend to focus
on middle income and high income segments due to higher returns.

• In addition, issues relating to high land costs, delay in project approvals, increasing raw material costs
and low profit margins have made low cost housing projects less attractive for private realty investors
and developers.

Incremental Housing:
 Incremental housing is a step by step process. Fundamentally it is an
integral urban development process or building house communities.
 It is not quick ,immediate or complete but choice remains with the
owner.
 It starts with a starter core shelter which could be a multipurpose
room with kitchen and bathing facilities.

needs and resources

Incremental Housing
The clusters are so designed that the Users
have the flexibility to choose how they wish to
design their spaces.
They can increase their spaces by constructing

accommodate more people and activities as per

Planning Of The Units
 The major house plans
included a

room,followed by a
kitchen. The toilets
were provided at back
of the house.

them to keep animals,
a vehicle or even
renting out that part of

Services:
 A conventional sewage system was developed for the
township, the natural slope of the site was in north west
direction
 A cluster of 9 – 10 houses were connected to 1 inspection
chamber and 18-20 houses to one septic tank.
 A well and a lift station were provided near the final
manhole that discharges the waste water into the
treatment plant,
 An oxidation pond on the north west corner of the site
where the natural slope helped in collecting the sewage
and was suitable for the predominant south west wind
direction to avoid odour pollution.

 The system adopted for storm water drainage was a combination


of an underground storm water system in wider roads and surface
drainage on internal roads where ground slopes were effectively
used. The road section dropped below ground level by six inches,
allowing it to act as the drain.
 ELECTRIC SUPPLY:
 HIG and MIG were provided with overhead cables.
 LOW PILFERAGE WAS installed in EWS and LIG areas

Climate Responsive Features:
 Each house has minimum surface exposure. This
reduces the heat gain by the house during the hot
summer.

 The houses are oriented with longer side in north-


south axis in order to reduce the solar gain.
 The buildings are close to each they such that they
shade the public spaces in between the houses

Construction Techniques :
 FOUNDATION: under reamed piles
in concrete ,cast in situ locally used
as the soil is black cotton soil. Low
cost undreamed CRC piles were built
for the core house.(bathroom and
the toilet) and the residents were
provided with ready built
foundations.
 STRUCTURAL
MEMBERS-:reinforced concrete
plinth beams ,load bearing brick
walls, reinforced concrete slabs.

Conclusion:
• Flexible layouts of the houses
• Each plot contains the basic requirements for each family
• The road network is hierarchal thus helps divide the sectors more effectively
• The vehicular and pedestrian movement don’t intersect.
• The site has public spaces thus providing more socio-cultural practices
• The streets outside the houses may get congested due to the extension of the activities into the
streets.
• It understands the traditional Indian habitats
• Planning and design in accordance with the socio-economic and technological conditions
• Staggered roads: through traffic, prevent speed of vehicles
• Low cost materials and construction techniques

• Participatory incrementalism: Starting point- to understand the problems in a city level.

Ganei Shapira Affordable Housing

• The centre of the project is the communal space in the


middle which serves as a passage through the project
to the park and as the entrance area to the buildings.

• The space also serves as a natural continuation to


and from the green spaces through which the
residents can reach De Modina Garden.

• This architectural design is a modern interpretation of the


“Shikun” residential housing projects that were built
during the years of the massive immigration to Israel
(1950-1960).

Mirador Housing
 location: Sanchinarro, Spain  The Mirador residential housing project designed by Dutch architects
 program: residential secondary, studio MVRDV looks to break the excessive uniformity of the
 primary structure: concrete frame typical 6 story doughnut shapped residential blocks with centralized
 total floor area: 18,300 m2 private courtyards plastered all over Spanish neighbourhoods.
 Toctal apartment: 156  The building was developed as a reference point for the city
 building height: 52 m extension and region at large, as a counterpoint against the massive
 climate zone: mild winters / hot uniformity of the surrounding blocks.

 completion: May 2001 – June 2005
Key plan:
 The 22 level building acts as a frame
for the distant landscape.
 The large lookout at 40 metres above the
ground provides inhabitants and
neighbours with a community
garden and a space from where they
can contemplate the skyline.

architecture to the new city

Vertical vs Horizontal:
 The resident is offered one of three possible experiences: one could either live in a double loaded corridor
block where you would either be given the choice of having a view of the interior courtyard or that of the public
urban landscape, or one could live in a cross ventilated unit block where you benefit from both the public and
private views that such a block can offer.

 Now architect took the typical residential block and flipped it onto its end while maintaing the central community
space

 The community space maintains its private characteristic as it is situated 40m above ground but now rather
than being an inward looking courtyard it a viewing platform overlooking the fabric of the city below.
