Financial Statements
Balance sheet:
-Initially recogniseslease assets and liabilities on the balance sheet at
Present Value of future lease payments.

•Income statement:
-Rent expense will be replaced with depreciation and interest expenses
-Recognises amortisation of lease assets and interest on the lease liabilities
over the lease term
-The overall effect on profit will depend on the portfolio of leases an
entity holds

•A statement of Cash flow:


- Separates the total amount of cash paid into a principal portion
(presented within financing activities) and interest (presented within
either operating or financing activities)
Identifying of lease
• Definition
• A lease is a contract, or part of a contract, that conveys the
right-to-use (ROU) an asset (an underlying asset) for a period
of time in exchange for consideration.
A contract contains a lease when these two requirements
are met:
1. The right to obtain substantially all of the economic benefits from the use of
the identified asset.
2. The right to direct the use (ROU) of the identified asset.

• The term of “substantially all” is not defined in this standard.


• ROU is either:
1. The customer has the right to direct how and for what purpose the asset used
throughout the period of use.
2. The relevant decisions about how and for what purpose an asset is used could
be predetermined and this is a lease when the customer either: (1) has the right
to operate the asset or to direct others to operate the asset; (2) designed the
asset, or specific aspects of the asset, in a way that predetermines how and for
what purpose the asset will be used.
If a customer can only specify the output from an asset before the beginning of
the period of use and cannot change that output throughout the period of use, the
customer does not have ROU, unless it designed the asset, or specific aspects of
the assets.
Identified asset

•An identified asset is (1) typically


identified by being explicitly in a contract
or can also be identified by being
implicitly specified at the time that the
asset is made available for use by the
customer; (2) a lessor does not have
substantive substitution rights; (3) Part of
the asset’s capacity can be physically
identified.
