JOHN C. CALANSINGIN & ASSOCIATES is a single proprietor company
registered at Department of Trade and Industry on July 6, 2010 and renewed
until July 6, 2015. A company engages in Construction Management and
Works Engineering Services for the construction of High Rise (Residential and
Commercial) building as well as Road and Site Development Works.

To date, John C. Calansingin& Associates was Nineteen (22) years in


experience as Consultant in Construction Management and Works Engineering
Services, since it started in 1995. Engr. John C. Calansingin, a Registered Civil
Engineer, formerly worked with D.A. ABCEDE & Associates (company well
experience in Construction Management) as Resident Manager for eight (8)
years before managing the John C. Calansingin& Associates as
President/General Manager. For details, we attached herewith our Company

CONSTRUCTION MANAGEMENT SCOPE OF SERVICES
1. GENERAL SCOPE OF WORKS

1.1. Pre-Construction Services. This consists preparation of budgetary cost


studies, estimates and cash flow analysis; development of work programs;
preparation and/or review of contract documents, evaluation of bids from
contractors.

1.2. Construction Stage. This consists inspection, coordination, evaluation of


work accomplishment including claims for payments submitted by contractors,
evaluation of change in the work, maintaining pertinent office and jobsite records
and file. This also includes canvassing of prices, securing proposals, review and
evaluate of bids on owner-supplied materials (OSM), equipment and other
specialty works not covered by the general contractor’s contract including
management and coordination of the same and all other works during the
construction period.

1.3 Post-Construction Services. This includes submission of all documents to the


owner, final inspection; and provides assistance in securing of occupancy
permit prior to turn-over.
2. PRE-CONSTRUCTION SERVICES

2.1. Secure design and specifications of Architectural, Structural, Electrical,


Sanitary and Fire Protection, Mechanical from the architect.
2.2. Review plans for design clarification.
2.3. Take-off detailed budgetary cost estimate to the owner

3.1. CONSTRUCTION STAGE

3.1. Assists in obtaining all building permits and special permits for permanent
improvement excluding permit for inspection or temporary facilities
required to be obtained directly by the various contractors. Verify that the
owner has paid all applicable fees and assessments for permanent facilities.
Assist in obtaining approvals from all the authorities.
3.2. Submission of general requirements from the contractors
3.3. Review drawings and specifications, architectural and engineering, for the
purpose of advising on site conditions, appropriate materials alternates,
construction feasibility of various system and the possible design and cost
implications of local availability of materials and labor; including of PERT CPM
from contractors.
3.4. Coordination with the architect and contractors regarding clarifications on
plans and specification and other matters to ensure expeditions performance
and completion of the work
3.5. Supervise and check building layout
3.6. Supervise and check excavation
3.7. Daily site inspection by construction management personnel on site
3.8. Supervise testing of samples of owner-supplied materials (reinforcing bars and
reinforcing bars) upon delivery on site; as well as testing of plumbing,
electrical, fire protection, and mechanical inspection
3.9. Reviewing and checking of updated as-built plans from contractors upon
completion of work (such as civil, architectural, structural, sanitary, electrical,
fire protection and mechanical works) to ensure correctness and accuracy of
the same
3.10. Require the contractor to submit shop drawings whenever necessary for
approval by the architect or engineer prior to start of work
3.11. Paper and documentary works:
3.11.1. Prepare overall construction schedule, bar chart with S-curve and owner’s cash flow
3.11.2. Prepares minutes of the meetings and agenda and presides weekly coordination meetings
with the owner, architect, construction manager, site-in-charge personnel and designers if
needed
3.11.3. Prepares minutes of the meetings and agenda and presides weekly technical meeting with
the technical staffs
3.11.4. Issue inspection report prior to concreting
3.11.5. Evaluation of Monthly Progress Billing from the contractors
3.11.6. Evaluation of change orders initiated by the owner, architect or designers
3.11.7. Evaluation of corresponding extension of time for every change order
3.11.8. Evaluation of elapse and remaining calendar days based from the schedule
3.11.9. Prepares Monthly Progress Executive Reports
3.11.10. Updating of contractor’s progress of work on weekly basis
3.11.11. Updating of cash flow of the owner as per awarded items

3.12. Pre-construction of Owner-Supplied Materials that are not yet purchased/awarded during pre-
construction stage:
3.12.1. Provide assistance in purchasing owner-supplied materials (OSM) thru review of proposals.
3.12.2. Conduct bid conference among contractors, subcontractors and manufacturers of systems
and sub-systems (owner-supplied materials); to assure that all bidders understand the
components of the bidding documents and management techniques.
3.12.3. Submit recommendation on proposed breakdown of contract works and owner-supplied
materials including list of suggested contractors and suppliers.
3.12.4. Check bid packages, drawings and specifications to eliminate overlapping jurisdiction
among the separate contractors.
3.12.5. Recommend early purchase of those specified items of equipment and materials that
require a long lead time for procurement and delivery and expedite purchase in general.
3.12.6. Evaluate bids submitted for the project
3.12.7. Provide assistance to the Architect in the preparation of contract documents for
contractors and specialty contractors in direct contract with the owner

3.13. Advise solution to contractor on how to recover from delays


3.14. Manpower of construction management as per project requirement
4. POST CONSTRUCTION

4.1. Determine final completion and provide written notice to the owner and
architect that the work is ready for final inspections. Secure and transmit
to the architect required guarantees, affidavits, releases, bonds and
waivers. Turn-over to the owner all keys, operational manuals, record
drawings, brochure of equipment’s maintenance stocks for orientation
of building maintenance of the owner
4.2. Punch listing/final inspection to identify workmanship defects prior to
turn-over and assuring that the project is completed according to plans
and details from the architect and designer and which is approved by the
owner.
4.3. Submission of complete As-Built plans from the contractors.
4.4. Issue documents for 100% completion including minutes of the
meetings, agenda, requests for information (RFI’s), requests for approval
(RFA’s), shop drawings, change orders and details of each, and punch lists
for turn-over acceptance of the owner.
4.5. With the owner’s maintenance personnel, direct the checkout of utilities,
operational systems, and equipment for readiness and assist in their
initial start-up and testing.
4.6. Securing occupancy permit by the general contractor/owner.
4.7. Manpower of construction management as per project requirement
