STANDARD OF PROFESSIONAL PRACTICE


( replacing the 1979 UAP DOCUMENT 200 SERIES )
The United Architects of the Philippines as the
Integrated and Accredited Professional Organization
of Architects (IAPOA) was mandated to revisit and
review the 1979 Standard of Professional Practice with
a fresh perspective and to propose amendments in
accordance with the provision of the new
Architecture Law, particularly under Section 41 of
Republic Act 9266 or the Architecture Act of 2004
This Document shall be known as the
'UAP-IAPOA DOC. 210: ARCHITECT'S
GUIDELINES FOR STANDARDS OF
PROFESSIONAL PRACTICE (SPP)

DESIGN BUILD SERVICES BY ADMINISTRATION
• Project constructed under the direct and sole
responsibility of the Architect
• Fee as Compensation separate Architects Fee for
regular design services
 DESIGN BUILD SERVICES ON A GUARANTEED MAXIMUM COST
• Client given a guaranteed maximum cost for the construction of the project
• 10% Fee as Compensation separate Architects Fee for regular design services
1. Essentially the same as DBS by Admin but with a Guaranteed Maximum
Cost
2. Savings from construction is DIVIDED EQUALLY between Owner/Client &
Architect
3. GMC up to 10% only, excess of 10% shall be paid by the Architect
4. Change orders, additional works, escalation or materials and/or labor not
caused by the Architect shall be borne by the Owner/Client.

• Clients choose between other architects for the best suited for
the project

 DESIGN COMPETITION
• For monumental, civic, and prestigious private building projects
