INTRODUCTION
A building management system (BMS) known as a building automation
system (BAS) is a computer-based control system installed in buildings that controls
and monitors the buildings mechanical and electrical equipment such as
1. HVAC,
2. Lighting,
3. Power systems,
4. Fire systems,
5. Security systems.
A BMS consists of software and hardware; the software program, usually
configured in a hierarchical manner, can be proprietary, using such protocols as C-
Bus, Profibus, and so on. Vendors are also producing BMSs that integrate using
Internet protocols and open standards such as DeviceNet, SOAP, XML, BACnet,
LonWorks and Modbus.

Lets dream : Tomorrows energy efficient buildings

A structure and walls of such insulation performance that only 50


kWh/m2/year would suffice to achieve ideal thermal comfort

All of its equipment to the optimal energy performance level


(lighting, HVAC, office devices, )

Intelligence everywhere that would seamlessly handle energy


usage optimization whilst guaranteeing optimal comfort, a healthy
environment and numerous other services (security, assistance to
elderly people, )

Renewable and non polluting energy sources

The ability to satisfy its own energy needs (thermal and/or electric)
or even contribute excess power to the community (zero/positive
energy buildings)

Users whose behaviors would have evolved towards a reasoned


usage of energy

HVAC
Heating, ventilation and air conditioning (HVAC) is the
technology of indoor and vehicular environmental comfort. Its goal
is to provide thermal comfort and acceptable indoor air quality.
HVAC system design is a sub-discipline of mechanical engineering,
based on the principles of thermodynamics, fluid mechanics, and
heat transfer.
Ventilation (the V in HVAC) is the process of exchanging or
replacing air in any space to provide high indoor air quality which
involves
Temperature control,
Oxygen replenishment,
Removal of moisture,
Odors,
Smoke,
Heat,
Dust,
Airborne Bacteria,
Carbon di-oxide (CO2) and Carbon Mono-Oxide (CO),
And other gases.
Ventilation removes unpleasant smells and excessive moisture,
introduces outside air, keeps interior building air circulating, and
prevents stagnation of the interior air.

Why Building need Energy Efficiency
Buildings consume over 40% of total energy
Efficient energy use, sometimes simply called energy efficiency, is the goal
to reduce the amount of energy required to provide products and services. For
example, insulating a home allows a building to use less heating and cooling energy
to achieve and maintain a comfortable temperature.

Consumption profiles may vary but heating, cooling and lighting are the
major energy users in buildings
Water heating is a major element for healthcare, lodging, and schools.
Lighting and Space Heating are the major elements for commercial and retail
buildings.
Building around the globe light up area with many more lights. Some building
are seeking to reduce light power consumption by dimming lights during off-
peak hours or switching to LED lamps. It is not clear whether the high luminous
efficiency of LEDs will lead to real reductions in energy, as buildings may end
up installing extra lamps or lighting areas more brightly than in the past.
