Location and orientation


Corner site. Approaches from two
sides.
Building placed almost parallel to
Jalna road.
Full frontal view for the visitors.
No attention has been given to
landscaping.

Four wheeler parking: at the south-east
side of the building.
Staff parking being on the back side,
the traffic is well segregated.
Two wheelers on the front of the
building, traffic on jalna road is
disturbed in the peak hours

Vertical Zoning:
The ground floor:
Has ready made garments,
cosmetics, accessories, kid section
Above are very attractive sections in
a mall, they pull people towards it.
Mostly window shoppers are
interested in branded clothes and look
particularly for them in a mall, so
placed directly in front of the entry.

Lower ground floor:


Has groceries, food court, frozen food.
Exit is from the lower ground floor, the
groceries which people buy in bulk are
also placed there so it easier for them
to carry their bags for such short
distance.
Food court helps people to relax and
celebrate after spending their money
and time.

First floor:
Has home furniture, bath
accessories, electronic
appliances.
Only customers who intend
to buy the home products will
come here.
This helps a lot to separate
the window shoppers and
people who are looking for
entertainment with the
potential buyers.

Second floor:
Has brand factory, gaming zone
and administrative unit.
Administrative unit, being on the
second floor, remains
undisturbed from the traffic of
the customers.
Brand factory has a separate
floor assigned for the brand
crazy people.

Basement (warehouse):
Has the store, fun room
The store being in the basement helps
convenient loading and unloading which is
done from the trucks.
The ramp helps for the easy movement of
the trucks.
This basement has a direct entry from the
road which runs in north-south direction.
The store is further divided according to the
wet goods, dry goods and apparels.
The fun room is also in basement because
the meetings and the breaks that the staff
has should be hidden from the customers.

Lower ground floor


A ramp is leading towards down wards. The total size of
the basement is 52.8x 37.7 meters.
The total area of the basement is 1990.56sq meters
The basement area consist of grocery section, it
includes all the daily need items.
Racks are located at a distance of 1.2 meters and
height of 1.5 meters.
The house hold utensils were kept on shelves, width of
these shelves is 0.75 meters. And these shelves were
running throughout the length of wall.
A small food coat is located at the centre. Column
partitions help in proper circulation and easily accessing.
Circulation is in grid pattern.
Storage area is at the back side and it has service entry
from both inside and outside

gaming zone only.

S ALON:
Salon is located on the 2nd floor near the
gaming zone.
It consist of : an appointment desk, waiting
area, massage room and hair cutting area.
100sq m area is allotted for this section.
The service to clients are provided on the
bases of appointment.
The payment is done on the appointment
desk itself.
