Designed to be a "city within a city that used for hosting conferences, exhibitions, seminars, meetings and entertainment. Technologically-advanced, purpose-built facility using Industrialised Building System (IBS) for international, regional and local conventions, tradeshows, public exhibitions, entertainment and private functions. The facilitys gross built-up area is 120,000 metre square on a 7.3 acre site.

Type of IBS used

Rolled steel columns that two wide flanges of a column are thicker and wider than the flanges on a beam, to better withstand compressive stress in the structure. Sustainable Aspect of the Project

Government Policy The industry needs to merge IBS into the issue of sustainable and needs to create IBS industry that is sustainale and contribute to sustainable development. For the government policy IBS is made compulsory in public building project, where 70% of component using in the construction to be IBS. With this regard, there is slightly concern from the government side whether the current policy and implementation of IBS in public building project are sustainable and practical for the long run and can really reform our construction industry.

Enviroment For environment, 30 40 % of natural resources were exploite by building industry, 50% of energy used for heating and cooling in building, almost 40% of the world consumpation material converts to built environment and 30% energy use due to house or building. This is huge amount of resources and energy consume in building life cycle. To promote the IBS as green and environment friendly solution, development of green rating, should be expedite in collaboration with government agency to develop appropiete strategy on green and sustainable IBS certification.

Socio-Economics At current state the construction industry employed more than half of the workforce from neighbouring countries. This labour issue affects economical sustainability due to outflow of our currency and also contribute in social illness. A practical approach and structure professional fees for architects, quality surveyor M&E and design engineers need to be established. Indeed, the need to be competitives in the emerging global market.

In the other the construction site will cleanness and neatness. IBS provide cleaner sites due to systematic components storage and timely material delivery. It also can reduce of construction material at site and reduce of waste materials at site duo to casting in factory.

Less affected by weather >Unaffected by weather element due to controlled environment of casting area. In the other off-site production can start while the construction site is under earthworks. The IBS systems can reduce boredom and monotony by getting flexibility in architectural design.

Disadvantages of Industrialised Building System (IBS)


High initial capacity cost >The initial capacity cost IBS is unually high. The initial cost including the cost of constructing the factory, casting beds and support machinery. The cost effectiveness can only achieved when undertaking large projects.
Problem in joints >Water leakage is often the major problem in building construction using IBS. This problem is more obvious in Malaysia where raining occur rapidly through out the year.

Requires large working area >The building construction requires large area for factory, trailers, tower-crane and storage for construction component. Besides, most construction site especially in city are often congested and unable to provide the area required. Site accessibility >It requires adequate site accessibility to transport the Industrialised Building System (IBS) component from factory to site.

Future and Forecast the demand for IBS


The use of IBS components brought considerable savings in site labour up to 70% while the total construction cost amounted to 5-8% of the compared conventional method. The uses of fully prefabricated system provided many labour saving compared to the conventional method, thus reducing the depending of foreign. The benefits offered IBS are immense and plausible. The commitment and cooperation between the public and private sectors is paramount in ensuring the successful implementation of building industrialization. Malaysias construction workforce is aging and shrinking as progressively fewer young enter the industry. Labour remains the same and the supply decrease, construction cost will increase and eventually pass on this cost of the project. Production resources be used in the most efficient manner if the output is standardized. Then the production process, machinery, workers training can be best absorbed to the particular characteristic of the product. In the mass production the large production output and standardization of precast elements allow a high degree of labour specialization with the production process.

Good organization high production volume, specification of work, and centralization of production requires a efficient and experiences organisations capable of a high level of planning, organizing, coordination and control function with respect to production and distribution of the products The initial capital investment for setting up a permanent factor is relatively experiences. Plant, equipment, stilled worker, management resources need to be acquired before production can be commenced. Such huge investment can only be breakeven if there if sufficiently demand for the products. The transportation of large panels is also subjects to the country road department requirement. These limitations must be taken into considerations when adopting a prefabrication system.
