The Hollywood Model


Unlike some other architectural design offices, we do not sponsor the "atelier" system, a term left over from the Beaux Arts past that means that separate design teams are set up within the office to take one project at a time and carry it through from the very beginning to the end. Our office is much more responsive and simply structured. At F:A, we promote the interaction of specialists in each stage of design and production that move in and out pretty much in the way films are made. Just one person stays with a job all the way, and that is the Integrated Project Team Leader, responsible overall for everything, and who is the one person, aside from the principal, authorized to deal directly with the Client.
This way, we can avail the best talent posible for each Project. We promote the value of open collaboration, producing innovative products for our Clients, avoiding copycat buildings and tired solutions. This approach not only fosters innovation but does it at warp speeds, understanding our Clients needs for completing projects sooner than projected and anticipated. Jaime Fournier-Ferr AIA Architect Fournier is a graduate of Georgia Tech (Masters of Architecture 1976) and a prolific designer. Jaime has devoted his entire career to design. From 50-story buildings to three-socket incandescent light bulbs, Jaime will tackle any design issue. Design challenges are by nature, complex and deserve a bit more than a step-by-step plan in order to resolve emerging nuances. That's where Jaime loves to come into action. Jaime is in charge of all accounts, leading the path to a professionally executed and successful project. 2-engine Fire Station, San Lorenzo PR


The San Lorenzo Fire Station welcomes visitors who travel to this town through the Chayanne Expressway. It is shaped by local vernacular residential architecture, avoiding institutional clichs. The facility is split along a corridor spine, allowing each half to develop its own roof and skyline profile. The stairwell acts as a large window to the Municipal Police Station and 9-1-1 Emergency Response Center. The two-engine garage is located off the main road, allowing the main faade to develop fully without the encumbrance of the boxy garage structure. The upper living quarters include relaxation and overnight facilities, while the ground floor includes offices and receptions areas, with access to the fire trucks. The building facades react to different planes and colors, giving the structure additional volumetric presence.

Police Station and Emergency Response Center, San Lorenzo PR


The Police Station and Emergency Response Center are part of the local Public Security Complex that includes the Fire Station. The Police Station and the Fire Station act as gateway to the town on the northern access route The front portion of the building responds to the Fire Station architecture, facing the Chayanne Expressway. The facility includes offices, muster rooms, conference rooms, temporary living quarters, a gym and a 5-vehicle garage. The Police Station building is connected to the 9-1-1 facility through a vertical circulation core entrance that serves as a preamble to the public use of the roof terrace. The facility conveys a sense of openness and friendliness as opposed to other similar facilities which are seen more as fortresses or unaccessible government institutions.

San Rafael Town Village, Trujillo Alto PR


The San Rafael TownVillage residential community consists of 38 single-family homes, featuring 4 bedrooms and 2-1/2 baths. Located on 7 lushly landscaped acres, the residential complex is sited in a secluded self-contained development, highlighting natural water and land features. Prior to designing the units, fournier:arquitectura csp led the rezoning efforts that paved the way for this project. Residences are priced to sell in the $350K market. The new recreational area and community park was designed as an open space but also functions with a dual purpose in the overall management of site storm water drainage system. Over an acre was left untouched to enhance the overall development. Other characteristics of the development that make it both unique and desirable include a selection of a variety of facades for uniquely designed models, enhanced vegetative walks and the catalyst for future designed environments for the surrounding areas. Presently, rows of run-down houses will make way for revitalized neighborhoods and communities and improved access roadways. .

Aleometal Offices and Showroom, Carolina PR


Aleometal is a well-established name in the metal and steel fabrication industry, specializing in architectural and industrial applications. The new shop-showroom is located in a pre-engineered steel building originally fabricated to serve a shelter for a basketball court. The superstructure was erected on a corner site of the Victoria Industrial Park in Carolina and the cladding and masonry base were suited for the new use. Offices are located on a new mezzanine built to provide administrative offices above locker/utility areas and supervision overlooking the main metalshop. The building provides two loading berths within the 12,000 SF facility. .

Naranjos 702 Condominium, San Juan PR


Naranjos 702 is a rehab project developed in Miramar, a historic district in San Juan. The design had to be approved by the Instituto de Cultura Puertorriquea before construction could begin. The architectural solution proposed going back to the original art-deco design, as the building had been previously defaced byh its multiple renovation attempts. An additional penthouse floor was incorporated in steel and masonry construction, to make the project, feasible. The building is located in a privileged location within the district as it anchors an important tree-lined street within Miramar. Each apartment was provided with its own tandem double garage, making the apartments, more attractive to potential buyers. .

Pearl at Condado Residences, San Juan PR


Pearl at Condado is the tallest structure to be built at the exclusive Condado area of San Juan. Crowning at 37 stories, the 4-story penthouse tops 72 luxury apartments featuring public areas designed by Philip Starck, showcasing local artists pieces. The reinforced concrete structure is skinned with blue-green low-e glazing and highly polished aluminum framing. The tower features a midrise tea room and a sundeck plaza over two lagoon-facing condos, next to the eight-story underground parking garage. The Owner has currently placed the project on-hold pending FAA approval of proposed design height. .

Luis Muoz Marn Park, San Lorenzo PR


The Luis Muoz Marn Park is located between two rivaling neighborhoods. The Mayor of the town of San Lorenzo wanted to create a park that would serve both neighborhoods, aiming at discovering what united them as well as the fact that they for years have never integrated. The parti for the design proposed a wall that dissolved itself, became soft and promoted convergence with changing vantage points. The roof was conceived as a heavy load supported by pillars (the burden of meeting minds) and the ever presence of the father of modern Puerto Rico, Luis Muoz Marn in constant vigil, give this park a profound sense of belonging. The park includes a jogging trail, tables for playing chess, checkers and dominoes and kids playareas. It is one of four parks designed for the municipal government of San Lorenzo (PR). .

Kings Court Lofts, San Juan PR


Kings Court take its name from its prestigious location on the Condado Area. The 25-story building includes 55 open lofts, all different from each other. Conceived originally as a Jenga tower, it developed naturally from various referential sources. A blend of rich and innovative ideas resulted in a colorful transparent/ translucent prismatic tower, with offset volumes defying gravitational forces and establishing a pivotal icon at one of Condados main entrances. The building gets its coloring cues from the sky and the nearby sea hues, proposing three tones of blues and aquas as its envelope. At its base, the parking area is clad in copper folding plates, allowing ventilation and filtrating light. Commercial spaces anchor the tower, responding to Loiza Streets hyper-trade commercial character. .

400 Lamar St. (F:A Offices), San Juan PR


El Beauty, as our office building is known around our neighborhood, is located in the heart of Hato Rey, two blocks away from Plaza Las Amricas. An abandoned house that once included a beauty salon on the rear apartment was converted into our offices, serving as a guinea pig project. We were able to shape an old residence into an efficient working environment by keeping the original concept of separate pavilions while integrating energy saving features including an insulated skylight, operable windows, a shading thermal front concrete screen as well as a recycled fluorescent lightbulb lamp. The project served to try out innovative concepts right in our backyard which proved us right. .

Ashford & Earle Hotel and Residences San Juan PR


A&E Hotel and Residences was developed for the Trump Company. With an initial commitment from the real estate mogul, the Owners set out to maximize the sites potential- the last on the market with substantial development potential facing the beach, left in the Condado area. Our firm re-submitted the previous Owners Land Use Permit for revision, obtaining an endorsement for a 210-key 4-star hotel to be built in addition to the previously approved 39 luxury residence apartments submitted in the original permit. The downturn in the economy forced the Owner to postpone the project for further review. .

El Pino Elementary/Jr. High-School Villalba PR


This new 650-student facility was designed in just 3 months, including Bid Documents at a projected cost of $18mm. The school was designed for Silver LEED certification with an aggressive recycling and waste control construction program. The El Pino Elementary/Intermediate High-School officially started construction on February 2009 on PR 151 (Km 2.2), on the site of a former metalshop. The facility will be the focus for a new community interaction and revival, as envisioned by government institutions sponsoring the project. The School is organized around three main buildings (or wings) housing several multidisciplinary uses. These wings frame the main plaza, center for interaction among the younger elementary school students. The older students interact on open terraces on the second and third floors. Administrative areas welcome students, staff and visitors on the ground floor, providing security and overall control of the rest of the facilities. The Schools compact arrangement produces a highly energy-efficient building. At the centre of the building, a triple-height spinal ramp forms the main circulation route from the students plaza entrance to the south and the school levels and main entrance to the Gym building to the north. This is the main hub of the building and includes access to socializing areas. .

Columbus Village Cruise Center


Columbus Village Cruise Center, scheduled to open in July 2011 (Phase I), will become one of the cruise-ship industrys most popular Caribbean destinations. Located right by the berths in the recently renovated Port of Mayagez (PR), the Cruise Center expects 100 ship calls amounting to more than 200,000 passengers a year. The focal point of the Cruise Center is the 300-ft statue of Christopher Columbus by prominent Russian sculptor Zurab Tsereteli, overlooking the entire Mayagez Bay. The Cruise Center, including the Cruise Terminal facilities, which can accommodate up to 4,000 passengers per day, consists of a 20-acre campus including the Columbus Village Complex, a 150,000-sf contemporary retail area, featuring expansive recreation/entertainment areas with a diversity of retail shops and outlets. The project includes facilities for buses, excursions, auto/scooters rentals, an expanded Ferry Terminal, a new 200-key hotel and a world-class Fish Market with over 100 shops. .

Aguadilla Mall Garage, Aguadilla PR


Aguadilla Mall is a thriving retail complex in the west coast of Puerto Rico. Demand for parking has been increasing for the past two years as population has been steadily growing in this large coastal city. The project consists of a new 4-level parking garage for 700+ vehicles at a projected cost of $7,000,000. The building circulation pattern addresses both entrances to the mall, regulating traffic flow in the most efficient manner. The central core and the mirror west portal echo the main design feature of the mall, the rising entry clouds that give the complex its iconic character. The structural steel building is cladded in random-shaped fins made up of glass-reinforced-concrete (GRC) providing the mall with a new distinct landmark. . .

Schools for the 21st Century Initiative Public-Private Partnerships Authority Government of Puerto Rico
New Urban School, Ciales PR The intent of this Project is to consolidate the Francisco Coira, Juan Ros Serpa and Ernesto Valderas schools to create a New Urban School from Kindergarten to 9th grade, unifying the sites currently occupied by Juan Rios Serpa and Ernesto Valderas Schools. The project included separate buildings complex for grades K to 6th (Elementary School Section) and grades 7th to 9th (Middle School Section) each with their own recreational facilities. A new community pavilion was integrated into the scheme with an enclosed basketball court, considering additional multipurpose activities herein.

New Urban School, Ciales PR The New Urban School of Ciales (PR) has been conceived as several facilities sharing a common goal. Entry and circulation patterns have been strategically devised to provide distinct and exciting approaches to an educational facility that is inherently large by PR standards. With 900 students, the new school needs to manage different scenarios while providing efficient teaching, schooling, dining, studying, reading, playing and resting activities. The design approach sought to integrate these activities within a large facility by breaking program needs into smaller precincts, while stressing those uses that connected the different educational levels and activities. This way, our building starts to be carved out and rotated to allow for light, ventilation, vistas, controlled access and enlightening experiences while learning and carrying out a daily educational agenda.

New Rural School, Arecibo PR The New School of Arecibo has been conceived as several facilities sharing a common goal. Entry and circulation patterns have been strategically devised to provide distinct and exciting approaches to an educational facility that is typical in size by PR standards. With 650 students, the new school manages different scenarios while providing efficient teaching, schooling, dining, studying, reading, playing and resting activities. Our Proposal stems from a modular concrete framework regulating construction logistics while offering a free plan options (planta-libre) to accommodate different uses and changing environments. Following FNI guidelines, spaces need to be fully flexible in short periods of time. Our Proposal allows for formal teaching options combined with innovative alternatives to be put into effect in this new school. . .

New Rural School, Barranquitas PR . The intent of this Project is to construct a New Intermediate School at a non-developed site located at 152 Street, Km. 7.5 Quebradillas Ward, of Barranquitas. The New School will serve students from 7th to 9th grades of the Pedro Laboy School and the students of the area. In general, the project includes the construction of a buildings complex that includes, but not is limited to, Learning Studios Areas, Specialized Academics Areas, Special Services Areas, Administrative and General Facilities. The New School of Barranquitas has been conceived as a compact institution that preserves most of the site untouched. Entry and circulation patterns have been strategically devised to provide distinct and exciting approaches to an educational facility that is inherently small by PR standards. With 350 students, the new school manages different scenarios while providing efficient teaching, schooling, dining, studying, reading, playing and resting activities. The design approach sought to integrate these activities within a large single facility. The proposed building allows for light, ventilation, vistas, controlled access and enlightening experiences while learning and carrying out a daily educational agenda. .

Expansion of Urban School, Toa Alta PR The Nicolas Sevilla School of Toa Alta conforms one of three schools in the area, being this one the most prominent. This is basically true because of its location on top of a light hill within the residential zone. Also, the existing building is newer than the other two. The proposed addition substitutes the existing administration building and gives the renovated school, its new look within the parameters of the Schools for the 21st Century Program. The proposed track and field facilities are included as an alternative rather than an item in the base bid due to the fact that the allocated area is not sufficient to locate a working certifiable sports facility as regulated by the Official organizations ruling the sports activities. We have included an alternate using the standard of the University of Idaho, which, although it includes the required distance, does not provide the certifiable geometry. The rest of the program components have been included in our offer, using the existing one-story building by the existing parking facility. These areas will be converted to the dance and music instruction areas, avoiding the construction of an extra floor, thus able to bring the project within prescribed budget considerations.
