Humboldt Lofts is part of an original Flour Milling Complex in Minneapolis, MN. The original Humboldt Mill was erected on its current site in 1873 but was destroyed by the "A" Mill Explosion in 1878. In its original configuration, the Humboldt Mill was four stories high, with a one-story monitor on the fifth floor overlooking three central bays. In 1913 the monitor was extended to create a full fifth story.

After the 1930s, as Minneapolis lost its lead in the milling industry, most of the flour mills shut down one by one. Many buildings were demolished or simply vacated and left to decay and vandalism. Fortunately, Humboldt Mill was designated a National Historic Landmark in 1983, preventing inevitable demolition. Restoration of the Mill commenced in 2001 and the first new residents arrived in the fall of 2003. Key architectural features have been preserved creating dramatic interior features for the exclusive loft residences now housed there.

Topping off the SE corner of the seventh floor, an extraordinary Humboldt Loft offers outstanding skyscapes throughout the day. The buildings southern exposure invites a remarkable amount of natural light into the space, utilized by twelve-foot walls of glass. Privacy is achieved by an electronic drapery system, while UV film covered windows feature sun protection and energy conservation.

The open concept great room optimizes the home's unique perspective overlooking Minneapolis and the historic Mill District. This distinctive and welcoming home emanates luxury and sophistication combined with the comfortable convenience of city living.

Madame Marie Leblanc Contracting Officer HAR Contract 7, Place Vendome Paris, France 75001 Dear Madame Leblanc: Attached to this letter is our firms proposal for services in response to your Request for Proposal (RfP) #76-338 for architectural, engineering, real estate, and construction costs. The proposed project involves restoring and renovating an abandoned structure to a modern hotel on Iile Seguin in Paris, France. Our intentions replicate yours by the desire to revitalize an existing building in order to create character and liven the surrounding community. Our firm is dedicated and will acquire the goal of your project by meeting the standards we have agreed upon in the proposal. A well-qualified team will work to complete the project within the 4-year timeframe, noted in the proposal. Our head architect will be leading the design of the project, supported by a team of skilled professionals. A project manager has been selected to work with you as your official means of communication. Resumes of all employees are available and will reveal their capabilities and creativity. A proposed schedule is included, as well as our plans of completing the project on time, according to your request. Our firm has created a budget, based on the projects objectives and established the employees needed to efficiently design and construct the proposed structure. To my knowledge, this submittal includes all of the information you had requested in your RfP. Executive Summary

We understand the goal of the hotel project on lile Seguin in Paris, France is to create a residence filled with historic culture and green space, supporting a healthier lifestyle. Iile Seguin is located in the Seventh District, which is notorious for its views and historical structures such as the Eiffel Tower, Champ de Mars, Musee Rodin, and Rue Cler. The Seventh District has been considered the wealthy district because of the French nobility who resided in the area. This project will become an asset to the area, which is already rich in history and wealth. Considering the site is located in a safe district and possesses many desirable views, we believe the area would best benefit from a hotel, intended for tourists and guests who will enjoy the area. The hotel will include 150 rooms, 20 suites, bar/lounge, pool, green roof, and caf bistro. The lower population in this district creates a village-like atmosphere, which is overflowing with charm, bustling street markets and prized local shops. Green terraces will be incorporated as an effective way to promote health in the space. These also allow guests a space off of the street to enjoy a hot cup of espresso, or take in all of the wonderful sights. The terraces also provide fresh air for individuals staying in the hotel. Railings used on the terraces will be refurbished from existing Parisian structures to support the hotels feeling of authenticity. The budget of 5,550,000 remains to be the appropriate amount for the costs covering; the architects fee, real estate agent, project manager, contractor, engineer, and construction costs. The structure has been inspected and deemed structurally sound, saving you the costs of fixing those problem areas. Costs may be slightly diminished based on the ability to refurbish old hardware within the structure. Your projected opening date is set for April 2015. This date is feasible, provided you select the design team by May 2012, and allow the design to begin immediately. In order to ensure that the completion date is adhered to, we have set up design phases, and a time frame, which we will complete them in. Upon completion of the construction, we have included a sufficient amount of time to apply finishes and install furniture, enabling the hotel to open prior to the hotels busy season.

Statement of Problem

The proposed building would reveal a strong interest in obtaining a historical aesthetic and design quality throughout Paris. The location of the site encourages tourists and guests, supported by the safe district and beautiful surrounding sites. This will also increase revenue for businesses in the area. Many of the businesses located in the Seventh District are local shops and street markets. The area is picturesque and many of the supplies used in the hotel can be purchased locally, including art. Green terraces add an additional appeal that many hotels do not have. Views of the Eiffel Tower, Seine River, and many governmental structures are exquisite from the hotel. Early 1900s inspired lobby will serve as a welcoming space to guests. Valet will escort luggage to a guests room while they enjoy a hot cup of espresso or a cocktail in the bar lounge. The proposed hotel will accommodate individuals of all ages, and provide them a place of ease while away from home. We believe that the design will create a space of luxury, while inspiring guests to travel and roam the city.

On March 25th, 2012, J&G Architects received a request for proposal from HAR Contract in Paris, France. The proposed project involves restoring and renovating an abandoned hotel on Iile Seguin in Paris, France. Upon further research and discussion, our firm has classified ourselves as highly interested in the project. Our past projects have provided us with an unmatched set of skills and qualifications that consider us the best firm for the proposed job. Included in the Budget Proposal are the costs of the project, beginning with the land and building purchase and throughout construction.
