This bi-annual publication will be driven by LivingThere.com and Real Estate
Editor Nate Friedmans analysis of trends in the four market areas covered,
compiling statistical data from the website and forecasting whats to come. The
twice-a-year report will help give you a sense of the market, generated from the

From the art galleries of Chelsea to
the brunch spots in the Financial
District, Downtown is an engine of
New York design. Constantly evolving,
it can be hard to keep up with the
ever-changing landscape of new
cuisine, nightlife and shopping.
A few newcomers are shaking up
dining options. Chef Nick Pelliccione
recently opened Bowery Diner
(241 Bowery), a small retro joint which
serves up-market American food and
drink options with killer shakes.
In January, Danny Meyer opened
new restaurant north enD Grill in
Battery Park (104 North End Avenue),
which has received plenty of praise for
its take on the American grill. Chef
Floyd Cardoz dishes exquisite plates
while Mariana Cook black and whites
adorn the wallsand the view of the
Hudson cant be beat.
lukes loBsters has branched out
yet again, this time with a new location
in the Financial District at 26 South
William Street. Now Wall Street can
easily satiate their surf n turf palate.
For theater-goers, Cherry lane
theatre will kick of its summer
season with a new comedy by Frank

For two days, starting June 9 Barbecue
grillers, pitmasters and braising ge-
niuses will crowd Madison Square Park
for one of New Yorks biggest outdoor
afairs. Another event that could be
promising is south street sea-
Ports 4knots MusiC festival,
which brings an interesting variety of
alternative and indie acts.
Soho is still the golden district and
its going to get better, when Dior
hoMMe opens up a pop-up boutique
and YSl adds a Mercer Street boutique
to its feet of stores.
The big question this summer is
what role will the stanDarD hotel
east villaGe play in the nightlife
realm? The location has remained
somewhat under the radar, hosting
primarily private events, but is sure to
turn up the heat soon.
For tastemakers and the in crowd
that have become bored with the cycle
of step and repeating at BooM BooM
rooM or le Bain, now have le
Baron. Transplanted from the 8 ar-
rondissement in Paris (albeit a bit dis-
appointing, but ber-posh nonetheless),
anDr saraivas le Baron caters
to the Downtown elite: notable artists,
models, designers and musicians. Good
luck getting in. westway, a former
strip club, is a bona fde smash of beau-
tiful faces and great beats!
vanDaM streets w.i.P. (Work in
Progress) is adding a bit more glossy
edge to neighboring Greenhouse
Pulqueriapart guacamole, part
tequila den had an impressive dbut.
The Meatpacking for nighttime fun
is always a tossup, but that doesnt
deter many locals from congregating
(alongside the Euros) at places like
The DarBy and the Griffen.
While the party-hardy lair that is
the DreaM hotel (read Electric
Room) may cause many to shudder, it
will be teaming with PYTs this sum-
mer again.
Whether its a calm sunset stroll on
the hiGh line that tickles your fancy
or a night full of bar hopping in the
East Village, Downtown has it all!

From Financier to fashion designer, from bachelor to father, nearly
everything in Jay Godfreys life has changed over the past decade
that would be everything but his address. The Citibank trader-turned-
founder of the eponymous womenswear label has lived in the Chelsea
Mercantilethe landmark building in the heart of Chelseafor the past
11 years, albeit in two diferent apartments. When I moved to New York,
my brother and I lived in a much smaller apartment in the building, said
Mr. Godfrey of the 1906 factory that was converted into condos in the
early 2000s. We moved in as bachelors and lived like slobs and enjoyed
New York as two single men could. The buildings always been part of my
New York experience.
So has the neighborhood itself,
which stands at a literal crossroads
of Mr. Godfreys lifean easy walk
from his design studio in the garment
district and the frst freestanding Jay
Godfrey boutique (which opens in the
meatpacking district this month), as
well as a quick stroll from Parsons
School of Design, where Mr. God-
frey enrolled for a second bachelors
degree after leaving his unbeftting
cubicle in fnance (I loved clothes. I
wanted to be surrounded by fashion).
After school, he decidedrightly or
wronglyto start his own line.
It took me a few years to get of the
ground, he said. But he pursued his
goal: I wanted to create a price point
that made sense to women I know.
One of those women was Dara Ra-
kowski, a fellow Canadian whom Jay
met during his career transition; a few
years later, the two were married. And,
soon enough, a third was raring to join
the young, growing family.
Once Dara got pregnant, it became
apparent that we needed a little more
space.
After a long search in Tribeca and
the West Village, a sunny, sprawling
two-bedroom loft in the very building
where they already resided came onto
the market, and as they had with each
other in the smaller apartment, they
fell in love with the new space. The
loft came prt--porter; the previ-
ous owner had updated the kitchen
and bathrooms to pristine condition.
A huge storage roomlocated right
across the hall from the apartments
front doorfulflled one of many city-
dweller fantasies and freed up room
in the huge master closet, which now
holds rack upon rack of his designs.
After carving of a section of the over-
size living area for baby Allegras nurs-
ery (a top priority and the couples
reason for moving), they turned their
attention to the rest of the apartment.
Aside from moments of raw inspira-
tion, Mr. Godfrey was already set on a
defnite aesthetic for their new home.
I ended up being the client from hell,
said Mr. Godfrey of his collaboration
with designer Brendan Kwinter-
Schwartz. When I came into our frst
meeting, I had 75,000 tear sheets.
Being in fashion, he knew what he
wantedstripped down and mini-
mal, with certain touches of strong
sexiness, a Miles Aldridge print of
lips, a Tony Duquette sunburst chan-
delier that glimmers like an earring,
a bold orange print over the guest
bed, a work done by Mr. Godfreys
mother. Inspired textiles dress up the
furniture with a charcoal-color sofa
(inspired by one in Tom Fords home)
and a pair of swivel chairs upholstered
in mens suiting fabric. And dashes
of pattern and color brighten up the
sunny white base of the apartment

I love animal prints and Lucite,
said Mr. Godfrey, who picked out the
vintage Lucite cocktail table that an-
chors the living rooma cocktail table
that didnt always have the rounded
edges it does now.
When baby Allegra arrived, the
original tabletop was replaced with
a childproof one, though much of the
apartment remains as it was before the
new addition. We wanted our child to
learn certain things earlier on, said
Mr. Godfrey, to touch certain things
or to not touch certain things. The
things that do get touched include a
miniature table adjoining her parents
Ligne Roset side table and a beloved,
vintage alpaca chair found at Lobel
Modern (and which looks like a set
piece on a very chic Sesame Street).
Allegra loves it, said Mr. Godfrey,
referring to the miniature table. Im
hoping that every time [she] climbs on
it with her milk that its not going to
be over for the alpaca chair.
Milk stained into the animal hide of
handmade pieces was a distant if not
altogether foreign worry of Mr. God-
freys in years long past, but change is
good. I love Chelsea, he said, referring
to both Chelsea Mercantile apartments
he has lived in. I think its such a cool
neighborhoodand Ive seen it change
so much in the past 10 and a half years

Just like Mr. Godfrey himself, the
evolution continueswith the Jay
Godfrey brand expanding to its frst
freestanding store in the meatpacking
district and the Jay Godfrey family
expanding as well: a baby sister for Al-
legra Godfrey, Bardot Sadie Godfrey,
was born on April 9, the morning of
this interview.

It was disastrously nice when we fnally hunkered down
and pushed our way through the tidal wave of passers-
by crowding the cobblestone frontier of the South Street
Seaport. The typical weekend migration to the mall was
flling the streets, and we were pleasantly, and somewhat
surprisingly, content with the long morning underneath our
beltsand the Titanic Memorial was no safe place to stand.
We kept our head angled toward the path in front of us, the
ever-present sun bearing down on the back of our neck, and
ignored the premature, albeit momentarily pleasant, sum-
mer sea breeze coming in through a steadfast feet of sailing
ships, restored relics of a bygone era, permanently stayed
ofshore. We chose instead to turn of the main stretch of
restaurants and shops, ones housed in 19th-century mercan-
tile buildings, coats of painthowever new, still, nonethe-
less, fadedbringing forth an unbeknownst nostalgia for a
Fulton Fish Market we never knew.
We slipped around the corner of a slight, wooden-frame
building into the scattered shadow of the Brooklyn Bridge
before ducking (literally ducking) into Bridge Caf. A few
early-evening savants here and there among the empty bar-
stools, the watering hole was a welcome respiteas it must
have been for sailors in its heyday as a brothelfrom the
continued revitalization around it and we took to enjoying a
break at what is whispered to be the oldest business and bar
in the city.

The commercial presence in the South Street Seaport has sunk deep into the structural
remnants of its past, the hollowed-out brick walls of the renovated 19th-century mercantile
buildings bearing wide glass-window displays of shops and restaurants. Though conservation
eforts have kept the foundation intact, it is when looking up that you most see the architec-
tural evidence of the seaports maritime trade history.

In
the 1980s, cheap rents and vacant lots drew a tidal wave of artists and
over 40 galleries to what used to be one of the citys poorest neighbor-
hoods. The art boom bred all sorts of experimental and not-for-proft
models nearbyABC No Rio, Storefront, Art in General and Bullet Space among
the most well known in the area. Notable avant-gardists such as Jean-Michel
Basquiat, Keith Haring, Jenny Holzer and Kiki Smith were featured heavily in
the L.E.S. at that time, and activist collectives like Group Material, PAD/D and
Colab also paid heed to the scene.
Since the 2000s, the Lower East Side has seen all of trappings of second-wave
gentrifcation: restaurants, boutiques, and commercial galleries. When asked what
people or events typify the contemporary scene, a local art dealer from a midsize
gallery now reports thin people in stylish clothes walking dogs. Major changes
to the area? The new restaurant rating system. One dealer reported that 2011
alone had seen over 20 new galleries in the neighborhood. This means that, in ad-
dition to some of the citys best emerging artist spaces, one can now fnd shows by
well-established artists at galleries like Lehmann Maupin, Sperone Westwater and
Salon 94, an Upper East Side establishment gone downtown with two spaces, on
the Bowery and in Freeman Alley.
Though Bushwick and Williamsburg are now the citys artery for young and
emerging artists, the LES is Manhattans center for emerging art galleries. There
are so many that its nearly impossible to see it all in one day.

MOST HYPE: Deitch proteg Kathy Grayson had her breakout curat-
ing Nest in 2007, in which Dan Colen and Dash Snow invited 15 of
their friends to turn Deitch Projects into a (human) hamsters nest.
Grayson has cultivated a certain not-giving-a-fuck charm, which, I
gather, is alive and well at her gallery the Hole. (Call the gallery,
and the phone will ring fve times before an exasperated-sounding
intern answers tersely: THE HOLE.) In the upcoming show, artists
E.V. Day and Kembra Pfahler have transformed the space into a
version of Monets gardens at Giverny, complete with a pond, actual
grass, lily pads, and a bridge.
Honorable mentions: Sperone Westwater, Salon 94 and
Lehmann Maupin.
MOST FUN: Even fnding CANADA GAllery feels a little like going
down the rabbit hole. Amid a cluster of Chinese restaurants and
right of the freeway from the Manhattan Bridge, the only indication
of the space is in small print, in a loopy font, on what looks like a
dentist ofces directory. What one fnds at the end of CANADAs long
hallway, though, is almost always surprising. If the gallerys program
of emerging and seasoned midcareer artists has one thread, it is
conceptual rigor. By far, this has the most varied programming of
any gallery in the area.
Honorable mention: True to its name, oN
StellAr rAyS brings the youthful energy
that is specifc to the Lower East Side. This
Orchard Street gallery may be small, but its
never boring; its an especially good stop for
group shows of emerging artists.
SEXIEST: rACHel UffNer has an eye for
luscious abstraction. Like On Stellar Rays,
regular group shows make this a good place
to check out the emerging scene.
MOST BRAINS: reeNA SpAUliNGS is
not to be skipped. Spaulings (the name of
a fctional character who is also a profes-
sional artist) represents the New York and
Paris-based collectives Bernadette Corpo-
ration and Claire Fontaine, as well as brassy
women like Klara Liden and K8 Hardy.
HONORABlE MENTIONS: liSA Cooley
(which opened in 2008) and tHierry
GolDberG (2007), both ambitious new-
comers that represent quickly emerging
artists, are located within steps of each
other on Norfolk Street. Like the Klaus
von Nichtssagend Gallery (which recently
launched programming online at klausgal-
lery.net), these usually favor substance
over surface.
MOST HEART: Klaus von Nichtssagend,
which translates literally to Klaus of
nothing is said, not only wins this round
for its loving attention to subtler work, but
also because the dealers here have earned
a reputation for being some of the nicest in
town. Even howsmydealing, the art worlds
hit-and-run blog for gallery gossip, unani-
mously agrees that they do well by their
artists: Working with them again in the
future would be nothing short of a total joy.
This award also goes to rAmikeN CrU-
Cible, for its total commitment to showing
work thats outside the white-walled box.
This gallery may be on its way up from
its scrappy, underground beginnings in a
basement (its now in a storefront on Grand
Street, around the corner from a liquor
store), but dealers Mike Egan and Blaize
Lehane are sticking to their guns. See gutsy
programming, without a hint of profes-
sional stink.

the late 1990s, Chelsea has been the
citys hub for commercial galleries.
Warehouse spaces and parking garag-
es made it attractive for galleries, like
early arrivals Metro Pictures, Andrea
Rosen, Matthew Marks, Pat Hearn,
American Fine Arts and Paula Cooper,
all of which needed space. And it con-
tinues to grow. In 2006, Randy Ken-
nedy of The New York Times wrote,
Chelsea seems to show no signs of
losing its momentum as a capital of art
commerce the likes of which the city,
and maybe the world, has never seen.
At the time, he counted 318 galleries
in the neighborhood; oneartworld.com
now reports 372 listings, and the Whit-
ney Museum has announced plans to
arrive in the meatpacking district by
2015. Its virtually impossible to see
even all of the best shows in one trip.

MOST HYPE: Simply due to its sheer size, DaviD Zwirners three massive, contiguous
galleries on 19th Street are arguably better suited for viewing art than any of their Chelsea
rivals. Dont expect to fnd emerging artists here; the focus is well-curated mini-retrospec-
tives, with a fondness for painting and sculpture. Between the three, theres almost always
a must-see exhibition.
Honorable mentions: For name recognition, established and midcareer stars reside comfort-
ably at a handful of blue-chip galleries at Matthew Marks, Mary Boone, Luhring
augustine, CheiM & reaD and Marianne Boesky. But if youre seeking blue-chip
galleries that also frequently incorporate newcomers, gLaDstone gaLLery, hauser &
wirth and MitCheLL-innes and nash are the go-tos.
MOST FUN: Walking into PauL kasMin a few months ago, visitors were confronted with
Walton Fords massive, close-up portraits of King Kong, followed by a gallery of monkeys
with erections. Thats not to say that you can expect such a splash of water to the face
every time you walk in, but rest assured that one common quality shared among its many
artists Deborah Kass, Robert Indiana and David Lachapelle to name a fewis their
refusal to tone it down.
Honorable mention: FrieDriCh PetZeL.
SEXIEST: Think Terence Koh on his knees. Mika Rottenbergs dough-squeezing body
machines. Eric Fischls psychosexual suburban hellscapes. Nick Caves furry mushrooms,
jumping up and down in slow motion. What do these things have in common? Mary
Boone gaLLery. Whether its monumental installation or large-scale painting, the
works inside will not be meek.
Honorable mention: MixeD greens, newMan PoPiashviLi and Monya rowe, all
leaning toward sexy, colorful paintings.
MOST BRAINS: If the hype galleries are to be the most talked about, these galleries would
have the most to say. At tanya BonakDar, Metro PiCtures and anDrea rosen,
one will almost always fnd subtlety, subtlety lost in a jpeg. Tanya Bonakdar shows some
of the most challenging work on the commercial market, and certainly in Chelsea; among
its ranks are 2011 Turner Prize winner Martin Boyce, Turner Prize nominees Phil Collins
and Gillian Wearing and MacArthur fellow Sarah Sze. At Metro Pictures, you can fnd the
quietly brilliant found-object assemblage of B. Wurtz or, at the moment, an installment
from Jim Shaws wonderfully weird comic book, in line with a fctional religion hes been
developing for over 20 years. (Expect to hear more on Metro Pictures in May, when they
will show even more work by Cindy Sherman.) Like CANADA, a great strength of Metro
Pictures is its smart but open-ended program.
Honorable mention: Early shows by relational artists like Andrea Zittel and Rirkrit Tira-
vanija blew minds at anDrea rosen anD gavin Browns enterPrise in the 90s.
These two still lead the pack in edgy intelligence.
MOST HEART: This award loosely describes those galleries that arent afraid to take risks:
meaning that felt work and unconventional shows trump the appearance of professionalism.
Elizabeth Dee, Derek Eller, Winkleman, Postmasters, Wallspace, CRG and Friedrich Petzel
are about as good as New Yorks emerging galleries get. Gallerist Elizabeth Dee recently
founded the Independent Art Fair, and Ed Winkleman the video fair Moving Image, both of
which are breathing new life into stagnant art fair models by tailoring the market venues to
the art. PostMasters gaLLery stands alone in its advocacy of new media.
THE CURVEBALL: JaMes Cohan is a melting pot if there is oneits international roster
consists of artists from China, Japan, Korea, Brazil and Europeand many of its artists
have a penchant for showmanship. Robert Smithson, Bill Viola, Yinka Shonibare, MBE,
Nam June Paik and Wim Wenders are all represented there.

Bernson has earned well-deserved praise
for his wearable and high-quality designs.
His fuss-free footwear is handmade at arti-

Now New Yorkers can fnd this Tribeca-
based, fun-loving designers creations at his
frst freestanding store at 20 Harrison Street
in the Tribeca. Inside, shoppers will fnd

The Sydell Group (Ace Hotel) has raised the design bar of hospitality with its
newest hotel the NoMad. Located in the Flatiron district at 1170 Broadway and
28th Street, the Beaux-Arts building has been immaculately restored to its
original grandeur with interiors by French designer Jacques Garcia, complete
with an attractive staf dressed in custom Bespoken uniforms. But the interiors
are not all that is French. Maison Kitsunregarded by many insiders as a style
temple, founded in 2002 by Gildas Loac and Masaya Kuroki, and ofering an
array of contemporary coutureopens the doors to its frst boutique outside of
Paris. The store will carry covetable limited edition collaborations from J.M.
Weston, WANT Les Essentiels de la Vie, Michel Vivien and Monocle, in addi-
tion to grooming and beauty essentials from Aesop.
We are placing ourselves in an all-new quarter in New York, one that never
truly had a name, but now goes by Nomad, short for North Madison, north of
Madison Square Park, explained Mr. Loac.
To anyone who has spent signifcant time in the area, Flatiron has indeed
progressed into an extension of its neighbors, bohemian Chelsea and Downtown,
with upscale boutiques and home design showrooms, top-notch eating establish-
ments and luxury lodging. The boutique (and hotel in which it is housed) caters
to the neighborhoods refned atmosphere.
Located on the street level of the NoMad, Mr. Loac is looking forward to the
joint venture of the businesses involved. The hotel is very chic with its design by
Jacques Garcia and restaurant led by Daniel Humm. Maison Kitsun adds more
of that French twist and cachetan underlying theme of the hotel.
Masaya Kuroki says that, for the frst time outside of France, Maison Kitsun
will carry a complete line of mens and womens wear, as well as pieces hand-
picked by the brands directors. Weve tried to work on exclusive products for our
boutique in New York. I drew this store the same way I conceived my apartment. I
gave it a great deal of attention. Theres a very classic and elegant touch, inspired
by Pariss rive gauche. Its a pretty combination of luxury materials, moldings, par-
quet [fooring] and beautiful high ceilings. I also brought an aspect of modernity
when working on the furnishings and display racks, which are custom-made.
The boutique will also have a forist on hand, to be incorporated as the cus-
tomer sees ft.

Tribeca has yet another restaurant to
proudly call its own. This spring, four
noteworthy New York restaurateurs
and nightlife impresarios opened Super
Linda, a Latin American restaurant
located at 109 West Broadway. Bringing
forth the expertise of Matt Abramcyk
(Smith & Mills, Tinys, Employees Only),
Richard Ampudia (Bar Bruno, Caf
Habana), Serge Becker (Miss Lilys, La
Esquina) and John Martinez (executive
chef at Tinys and Jean Georges Culi-
nary Concepts), Super Linda is a tour de
force of cuisine, complete with whimsi-
cal accents and high-low concepts.
We just wanted to do a Latin eatery
that functioned as a neighborhood
restaurant for Tribecaa Latin neigh-
borhood staple. We felt that Tribeca
was missing that sort of place that
would cater to families and be a nice
place to get a drink, said Mr. Ampudia,
sitting in El Jockey, the restaurants
downstairs lounge. The atmosphere
of Super Lindadark wood panels
and metallic purple huestransports
patrons to a clandestine cantina.
Tribeca, a blue-chip historic neigh-
borhood with a sizzling scene of top-
tier culinary establishments, makes
for a competitive, if not ideal location
for Super Linda. Youve got very high
standards here, but its nice to cater to
that crowd.
But while standards are high, chef
John Martinez praised the friendly envi-
ronment, saying, I love the neighbors
down here. I have had the opportunity
to get to know a lot of people here in the
neighborhood and its always more fun
to be cooking for friends.
In creating the menu at Super
Linda, Chef Martinez wanted to to
keep evolving and giving the guest the
best experience possible while keeping
the food light, interesting and tasty.
We want to utilize what is best and
freshest from around us to create food
that evokes experiences we have had
in Latin America and translate them
for our guests in a way that they will
enjoy it here in Tribeca. There are
traditional Latin grill options from
Mexico and South America, with a
strong focus on lighter plates and
seafood. For breakfast and brunch,
theres a Hamburguesa Super Linda
made with chorizo, roasted poblano
and queso Manchego. Croqueta, to be
shared, is composed of smoked chicken
and a trufe salsa ranchera. Evening
is all about ceviches y mariscos, grilled
meats, prawns and a surplus of tangy
vegetable sides. (Its trying to change
the idea that people have that Mexican
food has to be heavy and greasy, said
Mr. Martinez.) Super Linda shakes
and stirs up 12 custom cocktails and a
variety of specialty margaritas.
Mr. Ampudia has been delighted
with customers response to their twist
on Latin American cuisine. A soon-to-
be-fnished take-away window, taque-
ria, will ofer even more of that culture.
I feel like when you walk in you are
actually transported somewhere. I am
taking you to my Latin America, said
Mr. Ampudia proudly.

ONCE SOLELY A nighttime and weekend destination, Down-
town has become home to a handful of the most popular neigh-
borhoods in the city, to live. No longer only a place for early-
evening cocktails and late-night drinks, Downtown has solidied
itself as a residential stronghold. Although Q1 sale prices are at
historic lows since this upward trend began, the area still boasts
some of the more expensive real estate in the city. This new resi-
dential landscape oers a vast portfolio for both bargain hunters
and moneyed jet-setters alike.
The recent slowdown is being led by the trendy trio of
Greenwich Village, Soho and Tribeca. Each of these neigh-
borhoods is seeing over 35 percent fewer transactions than it
did a year ago. However, this hasnt caused prices to drop in
any of them. The median sale price for Tribeca maintains its
perch atop the Manhattan real estate market at $2.5 million.
The Soho median price remains steady at a nudge below $2
million, making it the third-most expensive neighborhood in
the city. While Tribeca and Soho have been dened by their
Destination: Downtown
relative stability as of late, Greenwich Village and the nan-
cial district are experiencing unprecedented price increases
for those neighborhoods, with sales rising by 24 percent and
18 percent respectively. Bargain hunter are better o staying
clear of the southwestern corner of the island, as theyll nd
the best deals in the Lower East Side, East Village and, as al-
ways, Chinatown. Not only is the real estate cheaper in these
markets, but also sellers are willing to negotiate at discounted
rates, uncommon for the rest of Downtown.
Downtowns inventory and discounting levels remain the
lowest in Manhattan, suggesting the market is stable and
should continue to remain strong. These trends go to show that
Downtown hasnt loosened its grip on the claim to being the
citys most desirable place, to play and now to live as well.

Before you roll your eyes at the hoards
of tourists or avert them from the blaz-
ingly bright lights of billboards, give
Midtown another chance. The center
of Manhattan is home to cultural
treasures, world-renowned entertain-
ment and incredible restaurants. Hells
Kitchen has blossomed into a lively
place for food and nightlife. New York
Public Library and it surrounding
Bryant Park provide a calm oasis for
the weary worker to take lunch or a

surreptitious Milk & Honey, mixologist
Theo Lieberman keeps the lights on in Midtown
The

It
was a spring Tuesday, around 5 p.m., and there we stood on 44th Street a touch
east of Times Square, a New Yorker hanging out in Midtown.
A family of tourists scrutinized a guidebook with Cyrillic on the cover while a
man with a comb-over and tasseled loafers blinked his way into the late-afternoon sunlight
after a drinkor threeat the Harvard Club. Across the street, two suited men, scrolling
through their BlackBerries, narrowly avoided collision.
Up the steps of the Iroquois Hotel, past Triomphethe hotel restaurant where, name be
damned, shrimp dumplings and a wakame salad kick o the menuwe slipped through a
marble lobby with the all-too-familiar tinkle of piano music. But pushing open an almost-
hidden glass door, we were suddenly in Soho. Or the Lower East Side. Perhaps Gramercy?

Lanterns Keep, the Iroquoiss new
cocktail lounge, opened a year ago in
what used to be Triomphes private din-
ing room. The lighting is dim. The vibe,
turn-of-the-century Paris. The music, a
medley of Memphis soul, rhythm and
blues, and jazz. The menu, a model of
sophistication and a far cry from those
of the tourist traps fanking this stylistic
stronghold on its surrounding blocks.
On his day of, and on the wrong side
of the bar, we found head bartender
Theo Lieberman sipping slowly from a
glass of straight vermouth served on
a rocka perfectly clear two-inch ice
cube, cut by a Clinebell icemaker and
delivered from Queens. Clad in Buddy
Holly glasses and custom-made Nikes
with Daquiri on one shoe and Ne-
groni on the other, he is 23 but looked
midway through his teens.
And then he opened
his mouth.
The Stay Up Late is a variation on
a Tom Collins, from the Stork club in
1946, he said about one of 25 drinks
on a menu he designed with Meaghan
Dorman, who founded the bar and
serves as its consultant.
Forty-six? Was it 46? he asked no
one in particular, swirling his vermouth.
It was.
And the Jimmy Roosevelt is from
BakerCharles Baker.
That would be Charles H. Baker Jr.,
a man who was born 150 years before
Mr. Lieberman and penned The Gen-
who wandered over, nursing a copper
cup of the Jungle Bird (black strap
rum, pineapple juice, Campari, lime
juice). Its refreshing to introduce
people to drinks again.
And they get A hell of
An introduction.
When Mr. Lieberman popped behind
the bar to test out a new cocktail, mo-
ments later, reaching for a shaker with
one hand and a bottle with the other,
the spotlight panned to him. Suddenly,
in this intimate setting (there are 25
seats total in the lounge and only four
seats at the bar, a pity for the interested
customer), he gained the confdence and
poise of a man twice his age.
I like Plymouth for a strain, Beefeater
for shaking, though theyre both gor-
geous gins, he said of his alcohol choice,
then, barely looking, added a dash of
this, a drop of that, and put his whole
body into the shakequick, forceful,

tlemans Companion, a compendium
of international food and drink that
made a splash in the cocktail scene
right around the time a new fying disk
called the Frisbee hit stores.
Clearly this kid is something of a
mixology wunderkind. So it will come
as little surprise to New York cocktail
cognescenti that Ms. Dorman is the
head bartender at Raines Law Room,
the Chelsea speakeasy, and that Theo
also tends bar at Milk & Honey, the
temple of famed mixologist Sasha Pe-
traske. But the French tourists sipping
Kir Royales at a nearby table clearly
werent cocktail cognescentiwhich,
in turn, was all part of the fun for a
staf that takes pride in turning the
uninitiated onto the thrill of a quality-
made drink.
Unlike the self-
selecting customers
who travel to specifc es-
tablishments expecting
fresh-squeezed juices,
hand-cut ice cubes and
turn-of-the-century
drinks resurrected from
famed European cock-
tail temples of yore, the
core of Lanterns Keep
clientele are tourists,
or those who happen to
work nearbylawyers,
Bank of America and UBS bankers,
secretaries.
Its their frst contact with a New
York cocktail bar, said Ms. Dorman,

efcient. After a strain and a quick test
through a straw, he sent the concoction
across the bar. The recipient swooned.
Word has spread, and now Lanterns
Keep is getting slammed in the early
evenings. Is this, perhaps, the long-
awaited return of the Midtown-based
cocktail culture?
When people get used to a certain
quality, they want it wherever they go,
said Ms. Dorman, giving her protg a
shoulder squeeze.
Just two years ago, her young savant
was a sophomore at the School of
Visual Arts, majoring in cinematogra-
phy and drinking $4 beers at dive bars.
Then, two weeks after his 21st birthday,
he met Ms. Dorman.
I walked into Raines Law Room,
and I had my mind blown, he remem-
bered. I thought, O.K., this is it. I have
to know everything.
He quickly graduated from dollar
draughts to negronis and began read-
ing Imbibe, the liquid culture maga-
zine that is to mixologists what The
Wall Street Journal is to stockbrokers.
He became a four-day-a-week customer
at Raines, where Ms. Dorman, whom
he calls his bar mom, took him under
her wing, and soon was answering
customers questions about the menu
when Ms. Dorman got slammed.
His frst professional break came
while attending a cocktail event at the
American Museum of Natural History.
The MC asked the crowd to name the
ingredients in a Modern Cocktail #2
in return for a prize, and Theo raised
his hand and recited them: scotch,
sloe gin, orange bitters, absinthe and
pomegranate grenadine. Eben Klemm,
the head of the cocktail program at
BR Guest Hospitality, was there and
ofered him a job on the spot.
Suddenly, Mr. Lieberman was
churning out pitchers of margaritas for
lunch crowds at Dos Caminos between
classes, practicing his hand-cut spheri-
cal ice cube (I can do it in about a
minute with an ice pick, which I guess
is some kind of bartender neuroses)
and hanging out with industry folk at
Milk & Honey on Sunday nights.
On his way upstate to shoot a flm
for school, his phone rang.
It was Sasha Petraske, Mr. Lieber-
man recalled, his eyes going wide even
at this retelling. Mr. Petraske, who also
oversaw the bar program at the John
Dory, ofered him a job tending bar at
the fsh joint. Shortly after he began,
Mr. Petraske ofered him a Monday
night position at Milk & Honey. The
only problem: Theo was one credit
short of graduating, and flm law fell
on Monday nights. So he dropped out.
Taking that class is the worst
possible way I can imagine spending
a Monday, he said, still sipping his
vermouth.
When Ms. Dorman was asked to
consult at Lanterns Keep, she tapped
Mr. Lieberman as her head bartender.
Now, instead of just reading Imbibe,
hes in it, alongside cocktail veterans
like Dushan Zaric of Employees Only
and Kenta Goto of the Pegu Club.
His aim is to rotate 10 new drinks
onto the menu each month, which
he admitted might be crazy, but is
worth a shot. As if to demonstrate, he
ducked back behind the bar to build
a drink hes calling The Monocle
for now, because he likes the British
sound of it.
Two hotel guests poked in their
heads, and eyes went wide as Theo
spritzed each glass with a mix of
apricot liqueur and Everclear before
briefy lighting each one on fre, as if
the action were as natural as pouring
a glass of water. Its called a famed
rinse, he explained. It gives you that
faint whif of fruity smokiness.
The guests promptly took seats at
a table and, head hunched over the
menu, began discussing their order. For
a second, surveying his domain from
behind the bar, Mr. Lieberman might
have passed for drinking age. But then
his face broke into a smile, and his
dimples shaved of 10 years.
We had someone who used to order
vodka on the rocks, he said. Now hes
drinking Smith & Cross rum. Its 114
proof, 100 percent pot stilled. You can
light it on fre. Now, thats fun.

With sidewalks that tremble underfoot from sunrise through the early morn-
ing hours, Midtown is a trafc jam of hungry people, tourists and New Yorkers
alike. Crowding the streets on cue, whether for the lunch rush or a post-show
bite, appetites line up outside restaurants in hopes of snagging a seat, the fast
food down the street too greasy or potato chips from the bodega not flling
enough. Enter STK Out NYC, the to-go take on its big sister restaurant STK
Midtown, a short sprint north of Bryant Square Park. The female-friendly
steakhousefemale friendly defned here by its high-energy dining and their
claim to an in-house DJ a majority of the weekbasically caters to Out, with a
Midtown chef always on hand and
dining room entrees and sides lifted
of the menu and repackaged for its
take-out customer.
Delectable and complex yet
light enough for a work lunch or a
late-night snack, the burgers and
sandwiches, sammis (ask the wait
staf) and sides, all sat well on the
brisk spring day we took to its patio.
The mac n cheese bites (inspired
by STK Midtowns trufe mac n
cheese) were particularly delicious,
its crisp shell a welcome contrast
to the velvety cheese dressing the
generous portion of macaroni inside. The STK Style Burger and City Dog
brought to mind a day in a private box at the ballpark with an executive chef
on handperhaps if STK Midtown and STK Out NYC Executive Chef Adriano
Ricco was willing to join you. And the grilled veggie wrap was the delightfully
hearty health kick we needed to keep the workday in check.
With a sprawling space on the southeast corner of 43rd Street and Sixth Av-
enue, STK Out NYC is an airy retreat in the middle of its dense surroundings.
A stones throw from the park, cool breezes carry through the sunlit patio,
ofering respite from the nine-to-fve.

When meandering down the congested 30s block of Ninth Avenue in
Midtown Manhattan, it is all too easy to miss a tiny Italian gem, Il Punto.
The casual eatery ofers a relaxed and inviting atmosphere for lunch,
dinner or brunch from the ruckus outside. An airy dining room serves

Soon enough the weekend exoduses out
to the far reaches of Long Island will
begin, and the schools will be out for
summer, but there is plenty abuzz in
the neighborhood to keep Upper East
Siders closer to home.
Through May 27, the 2012 Whitney
Biennial will be showcasing work by
approximately 35 artists. The exhibi-
tion has a long history of controversy,
but regardless, its one of the most im-
portant contemporary art events in the
country. And with a pay-as-you-wish
policy, there wont be any breaking of
the bank for this cultural afair.
The GuGGenheim will be showing
its retrospectives of John Chamberlain,
whose colorful car sculptures convey
everything from explosive dynamism
to a quiet sensitivity, through May 13.
In one of the Guggenheims wings,
Francesca Woodmans black-and-white
self-portraits of adolescent angst will
be on view through June 13. Always a
good way to duck in from a rain shower
or take a break from the high-noon
heat, the museums doors will be all the
more inviting this summer.
Dylans CanDy Bar will host a
Movies and Martinis night on Friday,
April 27. Theyll have drink specials
like Dylans peachy tea and compli-
mentary popcorn, but keep the kids at
home, this candy land is for adults only.

since it moved to Times Square, the
family-style Italian restaurant is
coming back to the Upper East Side!
No more wading through the tourist
trap to have the famous family style
Italian. Having resumed service on
Thursday, April 19, it reopened at 1606
Second Avenue.
Everyones excited about chef
Cornelius Gallaghers new Asian-
American restaurant DraGonfly,
which opened recently at 1463 Third
Avenue, near 83rd Street. Though Mr.
Gallagher, who is highly trained in
French cuisine, has been on New York
food radar for a long time (garnering
a place in New York magazines 2003
Best Chefs issue), this is his frst solo
venture. The menu is indicative of
the Asian-bistro fusion: crying tiger
skirt steak with wasabi tater tots and
Vietnamese spinach, for instance, or
huckleberry cheesecake with Saigon
cinnamon streusel.
And on those beautiful days to side-
step the streets and enjoy a morning or
afternoon in the outdoors, the upper
east siDes Greenmarket will
continue taking place every Saturday
in a church courtyard on 82nd Street.
Expect to fnd fresh fruits, vegetables,
baked goods, cheese, local fsh, grass
fed beef and wine.
Whether back for the workweek or
enjoying the freedom of less crowded
streets on the weekends, Upper East
Siders will stay entertained.

After walking us several cherry-tree-
lined blocks uptown, chatting all the
way, she swept us into the restaurant,
a place where she seemed just as com-
fortable as she had been in her own
apartment. Simultaneously checking
to make sure I was comfortable before
ordering (Do you eat picantespicy?)
and teasing our waiter (What kind
of tequila you gonna give us?!), Ms.
Hernandez had settled into her natural
role: hostess.
The Gertrude Stein comparison is an
apt one, as it happens. Shes renowned
for orchestrating some of the most
prominent events on the New York so-
cial calendarover the past eight years,
as gala chair, shes been instrumental
in making El Museo del Barrios annual
spring gala one of the top two or three
events on every New York socialites cal-
endar, and she also leads FITs Couture
Council, whose luncheon each Septem-
ber is one of fall Fashion Weeks most-
anticipated events. (Her annual private
Christmas party, too, is legendary.)
I do see myself bringing people
together, seeing and recognizing and
surrounding myself with talent, she con-
tinued. People are so interesting, dont
you think? I mean, dont you think that?
Its characteristic of Ms. Hernandez
that this wasnt a rhetorical question:
she really did want to know what we
thought. When Yaz Hernndez asks
you a question, she leans in and widens
her already-enormous brown eyes,
anticipating your response with her
entire face. When you answer, she might
agree: Ex-act-ly!, or disagree: No,
no, no, but, or, best of all, she might
laugh. Hers is a generous, full laugh, all
the more charming for the volume and
frequency with which it washes over
you. Its the kind of laugh that can make
anyone feel at ease. I have to tell you a
funny story, shell say, and by the end
youll be laughing as hard as she is.
Gracious and gregarious, Ms.
Hernandez is happiest surrounded by
others, and almost always is. My best
friends are a group that my husband
calls the pantuas group, which means
slippers, she explained. They are the
people that we feel most comfortable
with. She describes her social circle
as extremely diverse, and you can see
the evidence on photographer Patrick
McMullans website: heres Ms. Her-
nandez with the likes of socialites Jean
Sharo, Fe Fendi, Alexandra Leben-
thal, Eleanora Kennedy and Coralie
Charriol Paul; here she is with designers
Karl Lagerfeld, Maria Cornejo, Dona-
tella Versace and Bibhu Mohapatra; and
here is the ever-inclusive Ms. Hernandez
with Mr. McMullan himself.
Youve never been here when theres
not a lot of people! she said when we
arrived at her apartment to commence
our stroll around her neighborhood.
The night before, she told us, some
friends had come over for Peruvian
takeout from Pio Pio on First Avenue.
This chicken is be-yond be-lief. I
ordered last night, it was like a feast! I
mean, they did not leave until 4 oclock
in the morning. Four oclock in the
morning! She laughed again.
Ms. Hernandez is living the New
York life she always dreamed about
when she was growing up in Puerto
Rico, and later as a young woman
working for her family business there
after graduating with a communica-
tions degree from Loyola University
in New Orleans. Always in o ces,
in the old days, youd have the piped
music. And I swear to you, every time
the [song] New York, New York would
come onshe grinned, pretending she
was in a swivel chairI was standing
up and dancing, New York, New York,
New York! I couldnt wait.
Before long, she was studying at FIT
and living on the Upper East Side. In
the 30 years shes lived here, she has
changed addresses three times, but
never strayed from the neighborhood.
I always told my rst husband that my
dream waswhich I have not doneat
some point to go to Soho, when Soho
was nothing. I was ready to give up the
townhouse I lived in, leave it all, and
go down to Soho in a studio, and be
a bohemian and only wear black and
be a hostess in a restaurant, she said,
smiling. I think Ive done better. I am
a hostess, but in my own home.
These days, Ms. Hernandez lives
about twenty blocks uptown of where
she started out on East 71stand
several blocks west, too. From First
Avenue to Park Avenue! she exclaimed
with a wry grin, indicating she knew
exactly what subtext those few blocks
implied. Rightly so: after graduat-
ing from FIT, she built an impres-
sive career in the business, all on her
own. I was a Puerto Rican girl in the
fashion industryyou didnt have girls
from Puerto Rico, Im telling you, she
remembers, saying her unique look and
personality worked to her advantage.
I identied with the businessmen,
with the buyers.
Starting in wholesale, she steadily
climbed the ladder at the German
label Mondi, worn by the likes of Prin-
cess Diana and Christy Turlington.
My career was steadily up-up-up so
I stayed nine years in the company, and
I went into sales, and then I became
president of the company, a company
that had over 50 retail stores.
When Ms. Hernandez recounts all
this, she tells it with the same casual an-
imation as she might tell you what she
had for lunch. And even as she ascended
in the business and social spheres,
her signature spiritadventurous
remained unchanged. At one point, on a
health kick, she said, I would bicycle to
Le Grenouille. And so I became famous
as the girl on the bike going to Le Gre-
nouille, in a dress and high heels, from
92nd to 52nd. Shed chain the bike,
an orange German model she bought
in Southampton, to a pole outside and
walk in, Cline heels intact.

After conquering the fashion busi-
ness, Ms. Hernandez started to become
more seriously involved with New York
philanthropy; she has been an FIT
trustee for 15 years, and the president
of its Couture Council board of direc-
tors since 2004. The same year, she
became the vice president of the board
of directors at El Museo del Barrio. She
has chaired its annual gala for each of
the past eight years, and she is among
the most recognizable public faces at
any charitable event in New York; last
years black-tie event, at which Kate
Winslet presented Mario Testino with
El Museos lifetime achievement award
at Cipriani 42nd Street, may well have
been the seasons most glamorous.
This year, Ms. Hernandez will be
the one receiving an awarda trustee
leadership award, and an appropriate
honor now that shes stepped down as
gala chair. Still, she said, its hard to
let go: I had resigned, and I feel like
I am in the horror movies, you know,
remember Fatal Attraction, the woman
kept calling and calling and calling? I
totally feel like that. I wanted to relax,
but by my nature, its been more dif-
cult than ever, because I enjoy being
more of a hostess than a recipient.
Her years-long involvement with El
Museo has been a natural one for Ms.
Hernandez, she explains, because she
believes so passionately in its mission.
Kids that are born here, that they
can go to El Museo and really learn
about their parents heritage. And I
think that is a beautiful thingits
important to know where youre head-
ing, but its good to know where you
came from. Its very important; it sort
of gives you an anchor.
She hopes non-Latino New Yorkers
will take advantage of El Museos oer-
ings, too. In 2020, in this country, well
have more Latins than any other minor-
ity group. So it is important also, not
only for Latins that are born here to go
to and to learn about their culture, but
also for Americans to really understand
what this group has to oer, she said.
And we have a lot to oer!
Ask Ms. Hernandez to name her
favorite place in her neighborhood, and
you wont be surprised at her answer.
(El Museo del Barrio!) But surpris-
ingly, one of the Upper East Side places
thats most signicant to Ms. Hernan-
dez might be one of the least elegant
the Gap on 86th and Third, where, a
dozen years ago, her husband proposed.
Valentin and I were at the Gap
buying [his son] little Valentin some
clothing, she recalled. And at the
cash register there were these little
mini-recorders that you could put a
message on, plastic and very tiny, like
a keychain. Valentin pays for what we
were buying for little Valentin; he buys
this thing, and he records, Would you
marry me? Would you marry me?
Were walking out of the storeit
wasnt the most romantic [setting].
We walked out and he said, Oh, look, I
got you this little gadget. Play it, its so
much fun! So I did, and it was: Would
you marry me? Would you marry me?
Would you marry me?
And? I jumped: Yeeeeah! In the
middle of 86th Street. So that was that.
Her life with her husband, Valentin,
whom she calls her soulmateWe are
connected, we are buddies, we are al-
ways togetherstrikes the perfect bal-
ance between glamorous social events
and quiet time together: evenings the
two might spend at, say, Elios on 84th
and Second, or Amaranth on 62nd;
Sundays spent brunching at Island and
then wandering around the Corner
Bookstore on 92nd with their two dogs,
Sisi and Havana.
The couple can also often be found
at their social club, the Knickerbocker
Club on East 63rd, a place whose his-
tory Ms. Hernandez recounted with a
mischievous smile: It was an ospring
of the Union Club, because at the
time that the Union Club was being
formed, the Union Club was accepting
too much new money. She giggled,
covering her mouth with both hands
clearly, its members dont think that
way anymore. For her, the appeal is
simple: Im very casual, so I end up go-
ing there. I see all my friends there.
Ms. Hernandez reected. Im a
very spur-of-the-moment person, and
you know, New Yorkers like to make
dinner plans in advance and I have no
patience for that. So, therefore, I go to
places where I can see my friends.
Those places cant be too di cult
to nd. Yaz Hernndez makes friends
wherever she goes, including our
waiters at the taqueria, who were only
too happy to bring another round of
margaritas; and all that was left to say
was: Cheers!

MOST HYPE: The GaGosian, where hype lives: a Rolodex of
celebrities and routine, museum-quality blockbusters. Compari-
sons to the Death Star are always tempting. Whatever you think of
Damien Hirsts dots, or the idea of gallery-as-corporation, even the
harshest of critics nod to its art-historical foundation.
MOST FUN: adam BaumGold may be a swank Upper East Side
gallery, but many of its artists appeal to a high-art/low-art vibe.
The gallery, established in 1986, specializes in work by legendary
New Yorker cartoonist Saul Steinberg, oftentimes rock album
artist Mark Kostabi, and trailblazers of the underground comic
sceneRobert Crumb, Charles Burns and Seth. Baumgolds cur-
rent show, Fiction/Nonfction, looks like a contemporary answer to
the Whitney Museums Real/Surreal. In addition to all of the art-
ists above, the show features a wide range of othersJulie Doucet,
Ed Ruschka, George Grosz and Marcel Dzamawhose fgurative
works share a love of surreality.
Honorable mention: Established in 2010 by Alex Zachary of Gavin
Browns Enterprise, alex Zachary PeTer currie is an island
on the Upper East Side. The converted two-story penthouse-
turned-gallery-space has established itself as an important venue
for new video and conceptual art along with its underrecognized
contemporary artists.
SEXIEST: By the 1960s, the inimitable dealer Leo Castelli was the
command post for Pop, Minimal and Conceptual art, refected
in its stable of art stallions: Richard Serra, Andy Warhol, Claes
Oldenburg, John Chamberlain, Dan Flavin, Jasper Johns the list
goes on and on.
Similarly, l&m arts (which represents, out of 34 artists, only four
women) shares a list of artists who dominate auction records: War-
hol, Ed Ruscha, Gerhard Richter, Mark Rothko, Robert Ryman,
Clyford Still, Louise Bourgeois, Barbara Kruger, Agnes Martin.
Must we continue? Think usual suspects.
Honorable mention: michael Werner,
with an eye for painterly painters (Peter Doig,
Per Kirkeby, George Baselitz) and modernist-
style sculptors (Thomas Houseago, Aaron
Curry), wins this for obtaining Leo Castellis
original townhouse gallery space.
MOST BRAINS: Just when you are thinking
the top tier of the art market is a self-select-
ing cesspool of all that glitters, marian
Goodman suggests otherwise. The gallery
draws more from the Duchamp tradition
than from that of master painting, with
sages like Pierre Hyuge, Lawrence Weiner,
Dara Birnbaum and John Baldessari, along-
side crowd-pleasers like William Kentridge,
Gerhard Richter, and Francesca Woodman.
MOST HEART: Doormen and cavernous
exhibition spaces dont exactly inspire
warmthsome of TiBor de naGys artists
do. The smaller gallery is one of the less
intimidating art spaces on the Upper East
Side, and it shows friendly painters like
Fairfeld Porter, Sarah McEneaney and
Shirley Jafe.

Its a storied family afair at Napolitano sartorial house Cesare Attolini. The fam-
ily profession of suit-making began in 1930 with Vincenzo Attolini, earning the
tailor much respect and success for his innovation and impeccable design. This

THE UPPER EAST Side has become
synonymous with high-end living, dem-
onstrated by its now nationwide reputa-
tion for unashamed luxury (televised
on both scripted and reality shows).
Though many who consider themselves
Upper East Siders would adamantly
argue against the embarrassing extrava-
gance of these caricatures, the pricey
pads in which the actors play out their
lives are as honest as Abehigh-end
listings drive the Upper East Side real
estate market.
Although the median sale price has
remained constant for over a year, the
Upper East Side Values
average sale price is up over 11 percent, suggesting strong growth. This is being
led by the extremely pricey market of Lennox Hill, where the median home is listed
above the $3 million mark. That said, the Upper East Side has some of the highest
inventory levels of the city. While this is partially due to the number of high-end
townhomes (typically taking longer to sell) that populate the area, it may also sug-
gest that there is an excess of supply. That, along with the high percentage of listing
reductions in the city, suggests yet another note: that market prices may have
plateaued for the short-term future.
All in all, this is good news for people who are looking to relocate to the Upper
East Side. Deals for buyers can be found in studios as well as one- and two-bedroom
apartments. In addition, the eastern ank of Central Park is oering the cheapest
rent in the city. Its a good time to move to the one-time silk stocking district.

THOUGH THE MUMBLINGS on the Upper East Side and the rumblings just south
in Midtown may say otherwise, its high time to buy into the Upper West Side real
estate market.
The Upper West Side is the smallest of the four markets analyzed, with only 342
homes sold last quarter, down 27 percent from last year, the biggest dip in Man-
hattan areas covered. While the Upper West and Upper East sides have several
similaritiesthe average sale prices of $1.8 million and median of $785,000 are
almost identicalprices in the west have softened as Q1 median sale prices are
down 4 percent while the same prices in the east are up. This is largely driven by
real estate below 72nd Street in the Lincoln Square neighborhood. But all is not
bad for Upper West Siders, and the western ank of Central Park is far from down
and out. Low inventory levels suggest that the market may have leveled o, and

This summer, sTars and restaurants
of the Hamptons are playing musical
chairsold and new faces alike are
trading locations and taking shelter in
new digs.
Wainscott mainstay Muse has moved
to the old Pomme Caf at 16 Main
Street, to be reintroduced as Muse
in the harbor. The space has been
made over in blue hues, but theyll be
sure to keep the signature 8 x 4 tropi-
cal fsh tank. New American cuisine
and, on occasional, live music are on
the menu.
The owners of Pomme and Trata in
Watermill are taking over the old Nello
space at 136 Main Street in Southamp-
ton (formerly the Post House) to open
a Mediterranean restaurant called
naMMo estiatoria. Renovations
are underway and theres ample room
for both a bar/lounge and a DJ booth
for those festive summer nights.
Hushed Hamptons
Whispers Little secrets, from shopping to dining, in our favorite summer escape by janet obrien
Beachhouse, which debuted last
year in East Hampton at the old Prime
103 location on Montauk Highway, has
already shut its doors. Opening in its
place will be the haMptons
players Club, an equestrian-themed
restaurant with modern American fare
and a 1,500-square-foot beer garden.
This production is the brainchild of
Frank Cilione (of Lily Pond nightclub
notoriety) and his partners.
Java nation is leaving its small
space in Sag Harbor to move to 112
Maple Lane in Bridgehampton. Rumor
has it that the owners of the high-end
secondhand store Collette will be
opening a chic caf in Java Nations
former home.

David Loewenberg (of the beloved
restaurants the Beacon Fresno and
