THIS POWER OF ATTORNEY is made on this BY ABC [NRIC NO. : XXXXXX-XX-XXXX] of (Address ..), Malaysia (hereinafter called the Donor). day of 2009.

TO DEF [NRIC NO. : XXXXXX-XX-XXXX] of (Address ..),, Malaysia (hereinafter called the Attorney).

WHEREAS the Donor is the owner of all that piece of land situated at (Address..), Malaysia (hereinafter called the said Land). BY THIS DEED the Donor hereby nominate constitute and appoint the Attorney for the Donor and on the Donors behalf to do exercise and perform within Malaysia, all or any of the acts powers authorities and things following, as long as the Donor is not present in Malaysia, that is to say :1. To deal with look after and manage or superintend the management of all the Donors rights title shares and interests to and in the Said Land in any manner whatsoever and to enter the Said Land or any part thereof as often as the Attorney shall think fit for whatsoever lawful purposes as the Attorney shall desire; 2. To execute all whatsoever documents and do all whatsoever acts and things and to effect maintain or renew any insurance on the Said Land on the Donors behalf and at the Donors cost and expense as the Attorney shall think fit; 3. To pay all taxes rates assessments charges insurance expenses and other outgoings and expenses whatsoever required from time to time to be paid by the Donors or chargeable upon the Donors or on account of the Said Land; 4. To pay such person or persons any or all of the disbursements stamp duty fees charges legal and other expenses relating to or connecting with the matters things or purposes herein referred to; 5. To sign execute seal and deliver as the Donors act and deed any deed document or instrument in writing and to do every other thing whatsoever which may be necessary for the completion or carrying out of the acts aforesaid or the purposes aforesaid; 6. To procure the Draft Titles of the said land from the Land and Survey Department and subsequently pay the premium payable respect thereof;

To receive the documents of titles in respect of the said land duly registered and make all necessary payments or charges any be imposed by the relevant authorities in respect thereof;

Generally to act as the Donors Attorney in respect of the Said Land and in relation to the above premises as fully and effectually as the Donors could do if personally present;

To do all the foregoing in any manner whatsoever and to do all other things as fully and effectually as the Donors could do themselves in connection therewith and also to do and perform all whatsoever acts matters and things necessary or expedient for the registration of this Power of Attorney;

The Attorney may at his discretion appoint as substitute(s), GHI (NRIC No. XXXXXX-XX-XXXX) to act as the Donors Attorney(s) in her place or concurrently with her and may revoke such appointment at any time provided always that the substitute(s) may have any of the powers conferred on the Attorney.

(B) 1.

I hereby agree undertake and declare as follows: At all times to ratify and confirm whatsoever the Attorney or its substitute Attorney(s) shall lawfully do or cause to be done on our behalf concerning the Said Land as aforesaid and other things or matters by virtue of this Power of Attorney and undertake to fully indemnify the Attorney or the substitute Attorney(s) in respect of all acts or things done or performed by them or any of them pursuant to this Power of Attorney or in the exercise of the powers hereby granted;

That all receipts deeds instruments documents matters and things made executed or done by the Attorney or substitute Attorney(s) by virtue of the provisions hereof on behalf of us shall be as good valid and effectual to all intents and purposes whatsoever as if the same had been duly and properly made executed or done by me;

That after my death or adjudication of bankruptcy my legal representatives shall ratify and confirm all acts and things lawfully done or caused to be done by virtue of this Power of Attorney by the Attorney between the date of our death or adjudication of bankruptcy and the receipt by the Attorney of notice thereof and shall indemnify the Attorney in respect thereof;

That this power hereby given shall extend or be deemed or construed to extend to revoke or make void any former or other Power of Attorney by me at any time hereinbefore given to any other persons or to any substituted Attorney(s) for any purposes whatsoever;

That this Power of Attorney and the powers herein conferred shall be irrevocable except with the written consent of the Attorney.
