really interesting to fnd out more about the type of

and what you would like to see featured in the magazine.
Ive been editor of International Homes for six years now and I still get a
tremendous buzz from hearing your feedback. The most gratifying thing has to
be when we receive calls from airports all over the world after people have read
the magazine during their fight and found a property they would like to know
more about. Its also rewarding for our team to get response from estate agents
and developers who have sold their properties due to our coverage. The future
is bright for the property industry and there is nothing we like more than being
able to present the fnest properties in the best possible way to the most
discerning of audiences.
Highlights of this issue include a special feature celebrating 16 years of the
International Property Awards. I must admit that, despite having been a judge for
some time, I hadnt fully appreciated how the idea for them came about or all the
diferent stages that have shaped them into the world-renowned awards that they
are today. It makes you wonder what further heights the International Property
Awards and their winners will reach over the next 16 years.
We also explore the delights of owning a property in one of the less obvious
destinations Lebanon. Now a stable Middle Eastern country, its government is
showing a huge commitment to rebuilding the economy and this is refected in
Lebanons growing investment property market. It also has much to ofer with a

Most of us strive to nd our own little


oasis of peace and quiet away from the
pressures of modern life. We hope to nd a
special place where we can feel totally at ease
and take time out to recharge our batteries
whenever we feel the need. If this strikes a
chord with you then this fabulous French
retreat in Gascony named Therou could t
the bill perfectly.
The original house at Therou was built in
the early 1800s; a maison bourgeois, it came
complete with a Napoleon III park which
served as a garden. The house maintained its
status as a leading domain for vines lying in
both the Madiran and St Mont regions
for many years but also extended to other
activities such as the stabling of racehorses.
Even to this day, the property is individually
marked on most good road maps, showing the
importance it has been given over the years.
Disaster struck in 1950 or thereabouts
when the original house caught re and the
property was left deserted for many years. At
long last someone realised the immense
potential the house and grounds held and it
was purchased by SCI Chuchoter (a single
purpose company) in 1999. This meant that
for the rst time in 50 years the borders of
Therou began to be re-opened and the
painstaking restoration and rebuilding
programme started to take shape. Planning
permission was granted in 2000 to rebuild
384m of the original house, collapsed barns
were demolished and strengthening work
was conducted to the surviving 200m barn.
Rising from the ashes
The site was a hive of activity between 2001
and 2004 as construction of the new house
took place with over 10 dierent contractors
being employed to ensure that the desired
result was achieved. The work was nally
completed at the end of April 2004 and all the
appropriate guarantees run from that date.
No expense has been spared in terms of
either the craftsmanship or quality of the
materials that were used in the construction.
Special features include: copper gutters and
drain pipes, oak oors and ceilings, exotic
wood balconies, apparent cross-shaved oak
beams, Spanish antique and modern doors and
cabinets, double glazing with hinged wooden
framing, ethernet cabling (CAT 5), speaker
cables in every room, an AGA cooker,
Andalusian tiled oors and 1000 litres of hot
water through three separate systems.
Now an impressive seven-bedroom, six
bathroom property with 650m of living space,
it not only signies the height of luxury but
also elegance. Hidden underground to keep
cool in Gasconys glorious climate, there is
even a larder, wine cellar, technical room and
cinema. All of this stands in ve acres of oak
woodland with the same amount of acreage
available again should the new owner wish it
to be included at an additional cost.
The swimming pool was the nal feature to
be completed only last year and, as you can
appreciate from the picture, it forms a
fabulous focus for the grounds. The pool is
twice the size of a normal one due to the
extra waterway running from it, adding to both
its beauty and the fun that can be enjoyed by
those using it. Looking from the house to
the north-west, the pool house has been
designed as a folly, reecting the shape of the
house, with the swimming pool in turn
reecting the shape of the folly.
So where is this haven of tranquillity you
may ask? Well, despite being in the midst of
vineyard country, the nearest airport is at Pau
which is only 35 minutes away from the
property. It currently operates seven ights
daily to Paris as well as direct ights to
London and Amsterdam. Bordeaux can be
reached in an hour and 20 minutes, add
another 20 minutes and you can be in
Toulouse and Biarritz!

Salcombe is widely acknowledged as being


one of the most beautiful places in England
and a highly sought after location for keen
yachtsmen and sailing acionados. Ideally
located at the mouth of the Salcombe-
Kingsbridge Estuary, its also within the
South Devon Area of Outstanding Beauty
a status the area is set to preserve as most
of the surrounding land belongs to and is
protected by the National Trust.
A rare opportunity has just arisen to own

Ms Jennings and one of Salcombes most
illustrious benefactors. The expansive ve-

walled gardens and was designed to have full
180 degree views of the estuary from Bolt Head
to South Pool Creek and towards the Salcombe
Bar which inspired Lord Tennysons poem
Crossing the Bar.
The Old Vinery is steeped in history, as
the remnants of a Napoleonic fort on the
frontage show. The fort, which probably held
a garrison of several men, was built at a
time when the threat of invasion by the
French was a real danger. Another one, Fort
Charles, further down the estuary, famously
withstood ve months of siege from enemies
closer to home, when Salcombe was the
last place in England to hold out against
Cromwells Roundheads.
What makes the Old Vinery really stand out
is the wonderful opportunity it creates to build
Salcombes rst marine estate in one of the
towns most prized and exclusive locations.
Indeed, the Old Vinery is being sold with full
planning consent to create an important new
house in excess of 6,000 square feet over
twice the size of the existing one.
The plans have been meticulously drawn up

The mere mention of the name Cowes


summons up mental images of a world-
renowned sailing destination with numerous
yacht clubs, restaurants and bars all adding
to its vibrant social scene. The Isle of Wight
as a whole has wonderful areas of unspoilt
countryside, much of which is designated as
an Area of Outstanding Natural Beauty,
as well as stretches of Heritage Coast
including hidden coves and sandy beaches.
All of these elements combine to oer a wide
range of land and water based pursuits.
Our featured property, Oakhill, is within the
Conservation Area of Cowes, just 200m from
the sea front as the crow ies and a short walk
from the Royal Yacht Squadron and other
principal yacht clubs. Being high up, it has
enviable views of The Solent and is in a prime
position for watching both yacht racing and
liners en route to and from Southampton.
If sailing isnt your sport, then nearby
Northwood Park provides tennis courts and

Oakhill was built in the early 19th century
in the style of well-known local architect,
John Nash. The house was sympathetically
renovated by the current owners around 2001
and retains many of its original features
including period replaces, ornate skirting and
cornices and good ceiling heights, all typical
of the period. Little details like the original
range in the basement, a skylight showing the
date 1870 and a workers signature in the
lead work keep the sense of history about
the property.

both the dining room and main bedroom. As

Historic and royal connections
The house has such a prominent location that
it has been illustrated in several historic
prints by the artist J Brannon but this propertys
claim to fame doesnt end there. Its believed
that Queen Victorias carriage was frequently
parked in the stable block when she was
visiting the Royal Yacht Squadron. Indeed, she
may even have visited Oakhill on one or
more of these occasions.
The current owners have been operating
a high quality bed & breakfast facility at
Oakhill and, due to its character and prime
location, the property has been in strong
demand for Cowes Week lets. Guests have
included the world-renowned sailor Paul
Cayard and Peter Harrison the multi
millionaire who bankrolled the British
Americas Cup campaign.
Amusingly, Princes William and Harry
went to their cousin Peter Phillips stag
weekend on the Isle of Wight and the
organiser asked if the party could stay at
Oakhill. Even though royalty was involved the
B&B held a strict policy of no stag groups and

architect and interior designer the task of evoking an
atmosphere of sound, sea and sun in the creation of
its new concept villas. Virginie Dalais reveals how she
achieved the desired look for the living spaces

Light and white were two key words in the
design brief for these new Mauritian style
villas. The use of white concrete oors,
sand-blasted decking, stone walls and
distinctive accents of stainless steel and
wood gives these homes an interesting
shabby chic ambience.
The interior designer behind this look is
Virginie Dalais. She was brought up in a
beautiful Victorian home in the middle of the
sugar cane-elds of Northern Natal in South
Africa and feels she was born into the whole
design ethos. Our home was full of special
things, explains Virginie. My mother had a
natural air and style and an incredible
ability to create moments and ambiances
that always surprised us. A simple picnic
with its attention to detail turned into a
grand occasion!
As the villas were to be family homes, the
spaces needed to be designed with the word
fun in mind. At the same time they had to
allow each member of the family to feel relaxed
but also be able to integrate with each other
in an environment that was conducive to
enjoying a memorable time together.
I so wanted guests or home owners who
invested in Anahita to experience a home from
home feeling, says Virginie. Moving from one
hemisphere to another also allowed the client
to enjoy a completely new experience being
on an island and on the coast amongst the
mangroves and looking out on to coconut
groves and the Ernie Els golf course was an
inspiration to create a home that was beachy,
tropical, cool and fun.
Breath of fresh air
Both Virginie and the architect Alistair
Macbeth focused on cross ventilation using tall
pivoting doors that allow lots of fresh air to
circulate though the building. I focused on
white and light, explains Virginie, with
touches of colour to enhance a very white and
neutral furniture package. I love texture the
decor allows a lovely balance between the
rough and the smooth yet keeps a very
comfy op in the sofa atmosphere after a long
day out in the sun!

All the artwork incorporated in the
interior design has been inspired by the island
using items such as shells, corals and sand
and these details are picked up in the fabrics
and parts of the furniture and wall sculptures.
The fabrics are all natural linen and cotton
bres, continues Virginie, long owing
drapes blowing in the breeze really are
conducive to island living. I love the softness
of this palette which has allowed this island
style atmosphere to be created.
The architect and I put our heads together
and not only focused on the big picture of
getting the spaces right but also keeping an
emphasis on the small details which make an
interior special. This holistic approach allows
this villa to be unique. This home was designed
as if it was my very own. I could so easily live
in it part of me is so part of these spaces.
Magical mismatch
As to the future of interior design, Virginie
believes we will move into an age of blending
the old and the new. At present we are moving
from a very contemporary moment in design
(with too many things copied in China) to a
more eclectic way of mixing the classical,
quirky, rustic and contemporary ambiance a
magical mismatch of texture and a feeling
which can make interiors far less copy and
paste but allowing designers to have a unique
and individual air.
There will be no barriers with colour,
style and design. Lets do away with the
stereotyped interiors and add a cutting edge
to the spaces. Reintroducing the old and the
new, the rough and the smooth, the light and
the dark will be used in more innovative ways.
Whatever style of design you favour, Virginies
parting advice is to be passionate about your
living space. Light candles make it
comfortable and sensual! Live the moment. Be
generous with form, colour and comfort. But
keep in mind less is more!

Its always interesting to fnd
out what inspired a fashion
designer to enter the business. In
Maria Francesca Pepes case she is
quick to say that, more than being
an inspiration, it was a necessity. I
studied philosophy and literature
for a while before realising that I
needed to make my hands dirty
and make something besides
thinking it, she explains.
MariaFrancescaPepe Jewellery-
Wear is described as being a new
concept for both fashion jewellery
and clothing that become
interchangeable items and
essential pieces for a new luxury
ideal. The boundaries between
clothing and accessories are faded
and they become functional, one
to the other. All the pieces are
made in Italy to the highest
tailoring and handcraft quality
standard and Maria works in close
contact with all her selected
artisans and factories.
Bathing beauties
This years MFP spring/summer
collection is entitled Bathing
Beauties for good reason. Water
elements and movement have
inspired this collection, explains
Maria. I wanted to explore the
weightless efect of the sparkling
fragments of my creation as they
came into contact with water and
light. The airy shapes of Ertes
illustrations and the glamour of
Esther Williams movies did the
rest. I draped and folded the metal
to achieve light and fn-like
jewellery as marine creatures.

The ready to wear was made of
fresh silk turquoise and cream
jacquards, silver lame and soft
calf for a summer version of the
biker jacket to wear over
jumpsuits and long foaty
viscose dresses.
Maria says the most recent
memorable moment of her career
so far was when she was
nominated as Best New Talent in
Accessories Design at the British
Fashion Awards. Prior to that it was
her very frst Vogue Italia editorial
and watching as celebrities
gradually discovered her creations.
But the best sensation, she
recalls, came from my very frst
London Fashion Week catwalk
show with Fashion East and the
next days double page spread of
my show fnale in the Evening
Standard. I have been blessed by
the press. This sudden amazing
exposure has given me the guts to
keep working hard and building
up my own brand. I love working
with editors and photographers:
its the part I enjoy the most giving
life to what has been inside my
head for too long and fnally
sharing my vision, looking at how
others receive it and infuence it.
Dress to impress
Many famous fashion designers
have made an impression on
Maria during the course of her
career such as Martin Margiela, Rei
Kawakubo, Yohji Yamamoto, Alber
Elbaz and Karl Lagerfeld. The
Tubular has become MFPs most
recognisable art-craft, being
featured in all the most prestigious
magazines and worn by
celebrities. These have become
iconic and will be always a
signature for the label, says Maria.
I have done them chunky, tiny,
varnished, plated, hammered,
bicolor, tricolor, sprayed, super
long you name it. And the

best thing is that we keep fnding
new ways to re-invent them.
They are an evergreen. Although
my favourite pieces are the
piercing rings that make your
fnger look pierced, and the revers
plaque an alternative to wearing
a jacket!
Maria believes stones are going
to make a big comeback for
jewellery, especially semiprecious
ones like quartz and hematite.
The Goth accents of religious
jewellery is also something thats
going to be hot. And, therefore the
use of chains, is still going to be
developed in so many ways. As for
pairing jewellery with clothing to
create the best efect, Maria
advises that you should frst
choose the piece of jewellery you
want to wear and then work the
rest of your outft around that, not
vice versa.
As to future fashion trends,

Visitors to this years Salon Priv at Londons
famous Hurlingham Club will have been

100 years in June. The Festival of Speed in early July proved a key focus of Alfa

The international auction house Bonhams is currently sourcing collectors
cars for its frst sale of this type in Dubai. It will be held at the Royal Mirage
Hotel during the traditional October auction season, along with their
regular Modern & Contemporary Middle Eastern, Iranian & South East Asian
Art auction.
Bonhams has continued to expand in the region since 2008 and, despite the
current economic challenges, Dubai's art market remains strong. Recent success
means that the company feels its only logical to introduce Collectors' Motor Car
auctions. Bonhams was the frst to hold auctions in Monaco in the 1980s and
now have annual sales all over the world, often coinciding with prestigious
events, in the USA, UK, Monaco, Paris and Australia.
Watches are a natural partner for motor cars and the auction in October will also
include vintage and limited edition watches. The appetite for Collectors Motor
Cars is certainly growing in the area, says James Knight, group head of Bonhams'
Motoring Department. With the emergence of events such as the Dubai Classic
Car Show and other motoring events now going from strength to strength, it

A fine catch
Cruden Bay is a small village in Scotland, on
the north coast of the Bay of Cruden in
Aberdeenshire, Being just 24 miles from
Aberdeen, the oil capital of Europe and
probably the world, it has not been hit by the
recession and the entire surrounding area is
prosperous. Aberdeen itself is like any new
cosmopolitan city with all the amenities you
could wish for and an international airport.
In the early 1900s Cruden Bay was home to
one of three old grand hotels owned by
British Rail, the others being Gleneagles and
Turnberry. Hence the famous Cruden Bay golf
course which our featured property within the
shing community of Port Errol overlooks.
Port Erroll was purchased three years ago
from a local family who had worked the
salmon shery for hundreds of years. Port
Erroll Developments purchased it to carry on
this tradition as its one of the only places
where there is the right to sh for wild salmon
in the UK.
Donald Trump came to the area a few years
ago and fell so in love with the coastline
that he purchased a huge part of it. He is
currently spending over 1 billion building
what he claims will prove to be the best
golf development in the world, 14 miles from
Port Errol.
Because of Port Errolls unique site, the
developers decided to apply for planning
permission to build a new house and also
redevelop an existing old salmon cottage.

The London market is very difcult to read


at the moment. Since the election and what is a
happening with the euro and Europe there is
quite a lot of nervousness across the board.
There are a handful of buyers at the top end,
but no one is any particular rush and I feel
everyone is waiting to see what the new
government is going to do and also try and let
the dust settle a bit in Europe. However there is
the odd deal that bucks the trend which makes

There does not seem to be the large


number of foreigners this year after last years

We celebrate 16 years of the International Property
Awards with a look back at some of the events and
winners that have shaped their illustrious history
Sweet sixteen
Over the course of the last 16 years, the
International Property Awards have become
regarded as the denitive awards programme
for identifying, highlighting and rewarding
excellence throughout the global property
industry. It all started when the president of the
International Property Awards, Stuart Shield,
realised that the existing property award
schemes made no attempt to dene which
companies were the best of the best in the
property industry. Although there were
several property awards operating at the time,
they went no further than judging each
category on a country basis.
In the world of sport, explains Mr Shield,
the competition always ends up being

Winner of Best UK Architecture in 1998
Montevetro occupies a prime site fronting the
River Thames, formerly occupied by the Hovis
four mill, and faces west towards Cheyne Walk,
Chelsea. On the south-western corner of the
site stands the Grade I listed St Marys Church.
The building comprises 103 apartments with
one, two, three and four-bed units (including
roof-top penthouses) ranging from 1,000 ft2 to
2,500 ft2. The site also provides parking spaces
for 170 cars and integral leisure facilities.
The diagonal alignment creates a landscaped
setting for St Marys Church within a new public
park. Views of the church have been enhanced
and the river walk extended through the site
forming a continuous route between
Wandsworth and Battersea Bridges. Aligned on a
north-south axis overlooking the River Thames,
the apartments are organised into fve connected
blocks, stepping up towards the river away from
St. Marys Church from four to 20 storeys,
ensuring that all fats enjoy river views to the
west. The blocks are connected by four distinct
lift towers providing rhythm to the east faade
and access to all of the apartments, avoiding the
need for corridors. Access to the building, as well
as to residents car parking and a leisure centre,
are located to the east of the building. The west
faade is punctuated by balconies accessed from
living areas and kitchens.
Montevetro was one of the frst high-rise,
waterside, residential developments in central
London. The development provides high quality
residential accommodation in a dynamic
building. The apartments were designed on a
clearly organised plan and each has spectacular
and highly desirable views over the river. In
addition, the design sought to create a signifcant
new area of public space, which brought life to
the riverside and opened up river connections,
both visual and pedestrian.
Directors of Rogers Stirk Harbour + Partners,
Mark Darbon and Andrew Morris, believe that
many developers have replicated the formula
used at Montevetro: The project set a precedent
in opening up and regenerating residential
areas, giving a new focus to areas that might
not have been obvious locations for luxury
residential and setting a trend for high rise
waterfront residential.
The two directors go on to state that the
awards represent third party endorsement of a
project and are a welcome recognition from
within the industry. They say that winning an
award can raise the profle of a scheme in
diferent sectors and encourage more interest in
a property, but ultimately, with a successful
project the most important thing is selling units
of-plan before the award is entered!

international. As the property industry is
one of the true global businesses, the thought
occurred to me, why dont we operate the
International Property Awards to set out a
standard format of judging? Entrants would
rst be judged nationally before the highest
scoring winners in each category went on to
be re-judged against the rest of the world.
What makes them dier from other awards
is that they are not only generic but also
standardised. Its these facts that have
encouraged participation from both residential
and commercial arms of the property industry.
As far as we are concerned, says Mr Shield,
no one else has achieved such a level of
success in the quality and diversity of entries
from so many dierent nations.
Moving with the times
Naturally, the International Property Awards
have evolved over the years, for example, it was
inevitable that the criteria formulated early on
would need to be updated and adjusted. Mr
Shield is fully aware that that it is only by
putting something to the test that you discover
ways in which it can be improved. These
improvements have come by asking more
pertinent questions, he says. However, the
biggest diculty we have had to overcome is
nding the best format for judging. With such
a wide geographic entry base, its impossible
to judge by visiting every company that enters.
The closest analogy we could make is saying
that students are judged by examiners they
never meet. Our judging process allows us to
place a large number of entries in front of a
wide panel of experts. We also ensure that each
category is scrutinised by the same set of
judges to get a balanced result.
The awards most recent evolution was the
introduction of commercial elds in 2009. A
few entries had started to arrive from the
commercial sector but it would have been
almost impossible and certainly unfair to
compare them against residential entrants. So,
we decided to introduce dedicated commercial
property categories, continues Mr Shield.
This has allowed some outstanding projects
and talent from this sector to be recognised
at international level alongside the residential
property market.
Memorable moments
There have been many highlights during the
awards history, indeed, several of the gala
dinners have been held in the highly prestigious
location of the House of Commons in the
Palace of Westminster. Mr Shield recalls, I will
always remember watching our guests who were
in awe as they toured from the Commons
debating chamber to the House of Lords,
soaking up the historic atmosphere before
taking their seats at the gala dinner to nd out
what they had won.
It wasnt long before the awards outgrew
even the largest room available at the House
of Commons and the gala presentation events,
which now include a networking event
during the day complete with business-to-
business seminars and exhibition stands,
have been moved to ve-star hotels. Its
amazing to see how many VIPs have attended
our events, says Mr Shield, although we dont
always get fair notice of their intended arrival,
probably for security reasons. We have had
a number of royals attend along with
ambassadors and this helps us measure the
level of importance at which these awards are
held in other peoples eyes.
As participants from more countries
continued to increase, it was decided that
regional events would be held and its likely
that these will expand in the future. Weve
looked at holding events in Africa, South
America and Eastern Europe, explains Mr
Shield, and have already held them in the
United States, UK, Middle East, Hong Kong
and Singapore.
The International Property Awards have
attracted a heady list of sponsors and media
partners currently Bloomberg Television and
Google are among those well-known enterprises
oering their support. Its great that some of
the worlds leading brands have supported the
awards and have also been prepared to show
their interest in the industry and are willing
to encourage excellence, says Mr Shield.
Not only do properties act as landmarks,
some of which stand for centuries, but buildings
also consume huge amounts of energy. Theres
nothing like strong competition to encourage
higher standards of eciency in all aspects of
the property industry. Each and every year,
entries seem to get more and more creative,
showing a denite desire to prove their
excellence and succeed in winning one or more
of these coveted awards.

Wall Hall is Octagons stunning new development
of houses and apartments on 55 acres of listed
private parkland in Hertfordshire. Situated on the
edge of Aldenham, with views across rolling
protected countryside, it is difcult to believe
that Wall Hall, only a few miles out of Radlett (25
minutes into Kings Cross), is just 10 minutes
drive from Brent Cross.
This distinguished project of 125 houses and
apartments was a seven-year project, and as each
phase was released, it rapidly sold. Properties
ranged from one-bedroom cottages to six-
bedroom detached houses and one to
three-bedroom apartments in the grounds. The
fnal phase was the renovation and conversion of
the original Grade II listed mansion; seven grand
apartments, each one of these properties is an
original, all with genuine period features and of
course, superbly proportioned rooms.
The location was unparalleled, set in 55 acres of
Grade II listed grounds designed by distinguished
Victorian landscape architect Humphry Repton.
The combination of the country location, but yet
close to London via nearby Radlett station or the
M1, was attractive to North London-based families
wishing for more space, quiet surroundings, and
excellent local schools.
David Smith, head of group marketing for
Octagon, explains, The fact that Octagon was
building the properties was, by itself, enough of a
lure for purchasers who had always aspired to
living in one of their luxury homes, easily the main
deciding factor when considering competitors
developments in the area. The wide variety of
property options at Wall Hall created price points
never seen before, particularly for the smaller one
and two bedroom homes. However, the same high
quality Octagon specifcation was applied,
regardless of the property size.
Octagon design modern classics, so our
properties simply do not date. We use traditional
materials such as stock hand fnished bricks and
Bath or York stone, whilst the interiors are pastiche-
free zones; light flled modern large rooms, with
underfoor heating, custom built kitchens,
limestone and marble bathrooms, controllable
lighting and sophisticated communications.
The double accolade from the International
Property Awards was incorporated in all the
national and local advertising, on the Octagon
website, and press releases, and generally
contributed to the sales success at the
development.
