Perunding ZNA (A) Sdn. Bhd. was informed that during a site visit on 20th February 2012 which was attended by ZNAs Principal, Ir. Zulhkiple A. Bakar together with client and contractor on Monday morning to have a look at the cracked elements and to assess the problems. Subsequent inspection was done on 7 March 2012. During the site observation, we have found that the cracks were located at the expansion joints which have been designed to allow any movement without causing the main structures to crack. The cracks cause water seepage in between the joints and has flooded the parking area and it was caused by the poor workmanship on waterproofing layers. We have checked the structural designs and have found that our designs are safe, and the cracks found at the building were occurred at the expansion joints. Normally the crevice space between the structures should not be plastered and has to be filled with clear or grey sealant. When it is plastered, as in this case, the cracks will appear and the size is normally bigger than hairline cracks. The purpose of the expansion joint is to allow any movements due to differential settlement and expansions due to thermal effect to the structures.

The crack needs to be hacked and cleared and groove line is to be made along the expansion joint. The groove has to be cleared and clear or grey sealant (Sikaflex PRO-2 HP or equivalent) to be filled in the groove and to be leveled with plasters surfaces. The sealant is not to be plastered and only to be painted over it surface. We are currently looking for permanent solution for this problem. 3. Conclusion In conclusion, we have checked the cracks and found that no structural members were affected by the cracks. It is caused by the improper method of constructing the expansion joints and poor workmanship on water proofing layers. For the rectification works, we have suggested the patching works using clear or grey sealant (Sikaflex PRO-2 HP or equivalent).
