As Architect, Contractor, and Construction/Project Manager with hands on experience that has provided insight into the priorities of each discipline, and the effect on the outcome of the project. EXPERIENCE AND ACCOMPLISHMENTS KITCHELL CONTRACTORS 2010 to 2011 Project Manager/Quality Assurance Division -Phoenix, Arizona. Directed efforts of multiple licensed construction inspectors to provide quality assurance inspections, documentation and repairs on $200 million worth of construction projects in the states of Arizona, California and New Mexico. Quality assurance begins with drawing reviews for constructability, pre-assembly meetings with subcontractors for major installations, executive summary metrics tracking successfully completed installations and work requiring and time to complete repairs. Student Housing for Arizona State University, Northern Arizona University, University of New Mexico, $121M. Banner Desert Medical Center, Exterior Skin Replacement, $15M. Private Residences, Santa Barbara California and Arizona, $50M. INTERNATIONAL FACILITIES GROUP 2008 to 2009 Project Manager/Owners Representative - New Glendale City Courthouse, Glendale, Arizona. Owners representative for the $44M Design-Build of a new 110,000 SF City Court. Responsible for managing owners interests to complete site selection, hazardous materials removal, building demolition, programming, design, bidding, award, construction, and procurement of FF&E. Managed preparation of bridging documentation by architect and engineers for request for proposals from qualified Design-Build firms. Prepared Request for Qualifications and Invitation to Bid for Design-Build guaranteed maximum price. Leader of selection committee for Design-Build team including City officials. Prepared Invitations to Bid for all FF&E including security screening equipment, audio visual court recording system, card reader and building security system, construction testing, building commissioning services, furniture, and appliances. Developed project shutdown scenarios and cost estimates including unrecoverable costs due to stoppage of project. TOLL BROTHERS INC. 2003-2008 Regional Manager Architecture-Arizona, Nevada, Palm Springs Relocated to Arizona to manage and train a regional office of Toll Architecture. Established a management team of registered architects and engineers. Initiated communication with field, subcontractors and suppliers to resolve construction and permitting issues. Updated drawings to reflect an organized system for current and future construction. Resolved $75 million in construction permitting backlog within first three months on job. Collaborated (5) consultant engineers construction details for uniformity and ease of construction while managing $150K in consultant contracts annually. Educated the field with Quality Assurance representative on acceptable construction standards and how to identify. Tracked warranty issues in existing homes and detail for field and subcontractors to avoid repeating the same mistakes again.

This delivery method allowed the firm to wear three hats that of architect, builder and owner to select best practices to satisfy the client. Managed construction of $200 million in new construction for the State of New Jersey. Designed and built $11 million worth of affordable senior housing in the State of New Jersey. Contractor for Pyramid Convalescent Home a $5 million (94) unit nursing home in Little Egg Harbor Township, New Jersey. Provided feasibility studies, schematic designs, and phasing plans with detailed construction budgets for the relocation of 35,000 square feet of office improvements for the University of Medicine and Dentistry of New Jerseys Stratford Campus. Step 21 Program for Our Lady of Lourdes Medical Center, Camden, New Jersey. Board participation of management of (21) hospital improvements in preparation for a new (50) bed tower addition to the existing hospital. Provided project management services for addition and renovations to the Osborn Center, an existing 10,000 square foot family health center for Our Lady of Lourdes Medical Center in Camden, New Jersey. All construction was completed while the existing facility continued to serve more than 150 patients per day. Developed, approved, and managed the construction of a kitchen replacement for 350 bed nursing home facility, Bishop McCarthy Residence in Vineland, New Jersey. Project included operation of a temporary food service kitchen for all patients during forty-five day fast track project. Provided cost estimates of probable construction costs for historic rehabilitation of 100 year old Pitman Grove Auditorium.
