POWER OF ATTORNEY
TO ALL TO WHOM THESE PRESENTS son aged and ______ presently SHALL COME I, Mr. of years, Mr. occupation at

___________, Indian National, permanent resident of ______________, residing __________________________ SEND GREETINGS.

WHEREAS, I am owner/co-owner of an immovable property consisting of a plot of land admeasuring an area of ______ sq. mts., surveyed under Survey No. ________ of the village __________, Taluka _________, District _________ Goa, State of Goa, within the limits of the Village Panchayat of _________, _______, Goa; AND WHEREAS, I am desirous of selling the said immovable property to the interested purchaser/s; AND WHEREAS, on account of my employment in abroad I am unable to attend to the affairs pertaining to the sale of the said immovable property personally, as such I am desirous of appointing some fit and proper person to represent me for completing all the transactions in respect of the sale of the said immovable property that is to say to enter into the Agreement of Sale/ Deed of Sale/Deed of Conveyance thereof, to carry out future transactions and to defend all actions touching my interest in the said immovable property and also to do other incidental purposes hereinafter set forth. NOW KNOW YE AND THESE PRESENTS WITNESSETH THAT I do hereby nominate, constitute and appoint Mr. ___________________, son of Mr. ____________, aged ______ years, occupation _______________, resident of ______________________ as my true and Lawful Attorney in my name and on my behalf to do all or any of the following acts, deeds and things: 1. To execute in my and sign name and on my behalf as my act and deed conveyance and present the Deed of

Sale/Conveyance/Transfer Documents in respect of the sale of the said immovable property, to have the Deed of Sale registered, to admit the execution and receipt of the document and to do all the acts, deeds and things which may be necessary for selling the said immovable property and registering the Deed of

Sale as fully and effectually in all respects as I could do the same if I was present personally. 2. To accept the payment/part issue valid payment in respect in token of of the the

consideration amount, towards the sale of the said immovable property and receipt thereof consideration amount received on my behalf. 3. To rectify any mistakes, slips, errors and to rectify and ratify any acts, Deed of Sale, Agreements, Contracts or other writings in respect of the sale of said immovable property. 4. To represent me before the Office of the concerned Talathi or the Mamlatdar in relation to the Mutation cases in respect of said immovable property. 5. To represent me before the Office of Inspector of Survey and Land Records in relation to any inquiry or proceedings in respect of the Survey and Land Records of the said immovable property.

6. To represent me before the concerned Survey Authority, Planning and Development Authority or any other Government Authority in relation to the said immovable property.

7. To represent me before the Court of Deputy Collector in Partition cases in respect of the said immovable property.

8. To approach the Office of the Collector, Sub-Divisional Officer, Deputy Collector, Land Survey Authorities, Directorate of Settlement and Land Records, Revenue Officer, Mamlatdar, Talathi, Village Panchayat, Secretary, etc., and move

appropriate Application/s and file appropriate Reply for the said purposes as may be required from time to time.

9. To approach the concerned Village Panchayat or the Municipality or Municipal Corporation in relation to the said immovable property.

10. To appear before Office of the Collector, Sub-Divisional Officer, Deputy Collector, Land Survey Authorities, Directorate of Settlement Mamlatdar, and Land and Records, give Revenue on Court/Officer, oath, sign

11. To do all the needful acts for the purpose of effecting any resurvey, partition, rectifications, corrections, changes,

mutations, transfers, inclusions or exclusions in the survey records in relation to the said immovable property before Office of the Collector, Sub-Divisional Officer, Deputy

Collector, Land Survey Authorities, Directorate of Settlement and Land Records, Revenue Court/Officer, Mamlatdar, Talathi and other concerned Authorities.

12. To engage Advocate, Vakil, Pleader, to represent me in any Application, Suit, Proceeding, Appeals in respect of the said immovable property.

13. To commence, carry on, conduct and

defend all actions and

other proceedings, touching my interest in the said immovable property or any part thereof or anything in which I may be interested or concerned, before the competent Court of law and to depose on my behalf and give statements on oath and sign Affidavit/s.

14. To file Suits or any other legal proceedings touching my interest in the said immovable property/transactions or to defend any Suit or proceeding in respect of the same.

16. To compromise, settle

or submit to arbitration any or all the

claims and disputes between me and any other person in any Court of Law, Tribunal or any other office or authority, in respect of the said immovable property or withdraw the

proceedings instituted by me or against me in relation to the said immovable property.

17. To withdraw and to receive the documents from any office, opposite party/parties whether in execution of the Decree and to do all acts that may be necessary in connection with any of such cases.

AND GENERALLY to do so, execute, present for registration and perform other acts, deeds, matters or things of whatsoever nature which in the opinion of my said Attorney ought to be done, executed, registered or performed in relation to the said immovable property or in the above concerned matters as fully and effectively or in all respects as I myself would do the same. AND I HEREBY AGREE AND UNDERTAKE to ratify and confirm all and whatsoever my said Attorney under these presents/powers in
