Role Profile - Maintenance Officer

Reporting to: Head of Support Services Responsible for: Maintenance and Cleaning staff Location: Blackburn Youth Zone Salary: 21-24k Holidays: 25 days + public holidays Main purpose: As maintenance officer of Blackburn Youth Zones state of the art, brand new building, you will be responsible for one of the most important parts of our offer to young people our state of the art facilities. As such, this post is vital in ensuring safe, effective and efficient running of maintenance and security of the Youth Zone premises and facilities. The young people coming through our doors deserve the best possible customer service and as part of that we have set a target that the building must be as good in year 10 as in year one. Context of the post: An iconic state-of-the-art Youth Zone is under construction in Blackburn and due to open in February 2012. Attracting young people from across the Town and beyond by its fantastic facilities, Blackburn Youth Zone will provide positive activities and practical support, especially for those who are disadvantaged. Blackburn Youth Zone is modelled on the highly successful Bolton Lads and Girls Club. Once open, it will operate as a stand-alone charity. The Board of Trustees has been formed and is now working with OnSide in the run-up to the opening. The three-storey building will have three dedicated sports halls with a climbing wall, gym, boxing ring, dance and performing arts spaces and as well as visual arts facilities. Also included are a kitchen, games and social areas and an outdoor all-weather pitch on the roof. The centre will be open seven nights a week, at weekends and during school holidays. Blackburn Youth Zone will be a success by bringing the town together to support our young people. Whether it be via offering financial support through our fundraising work or practical help through volunteering time or service all the whole community can play a part. The main characteristics of our work with young people are: We are open to all young people and we start from where the young people are. We provide positive relationships with supportive adults. We provide opportunities for young people to explore their interests and learn and develop their aspirations. As an organisation we learn from and develop with young people.

The Youth Zone will employ around 50 staff, some full-time but most of them part-time working on a sessional basis with the young people. Volunteers are a key component in the model and will be recruited to work alongside professional staff.

Main duties and responsibilities: Highest priority to be given to the safety of the premises; Carrying out minor maintenance and installation tasks such as small joinery projects, plumbing, heating, lighting and small power requirements and minor repairs; Developing and implementing planned maintenance, repair and renewal programmes; Setting up equipment and facilities for fundraising and promotional events in the Youth Zone; Supporting Youth Zone staff at outside functions and events; Taking responsibility for service contracts including monitoring the servicing of equipment in the Youth Zone; Ensuring, in liaison with the Sports Coordinator, that all relevant sports equipment is regularly checked and serviced; Maintaining necessary and appropriate records relating to the maintenance of the Youth Zone together with its fixtures, fittings and equipment. Management of some central services such as fire alarms, security and CCTV, maintenance, cleaning, utilities, waste disposal, recycling and the maintenance of safe and tidy storage systems. Working with senior Youth Zone staff and consultants to establish and review appropriate fire strategies; Monitoring the building, its installations and equipment against current health and safety regulations; Checking that any commissioned work by staff or contractors has been completed satisfactorily and following up on any deficiencies; Managing the cleaning and maintenance of the Youth Zone vehicles Maintaining the access control system together with record of all key holders and maintaining keeping any master keys and access cards in a secure environment and; Responding appropriately to emergencies or urgent issues as they arise. Person specification Good candidates for this role will possess the following skills, knowledge, experience and personality: Qualifications Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades. Knowledge Working knowledge of health, safety and environmental legislation Working knowledge of fire safety regulations and COSHH Basic IT literacy Experience of building maintenance Experience of building management systems would be an advantage Skills and attitude Excellent people skills the ability to establish good professional relationships with young people (and adults) will be essential Ability to plan, monitor, evaluate and prioritise work. Ability to lead and motivate a team of staff to deliver the best possible service Good organisation and planning skills Numerate
