Narrative Project Description Kohl & Partner has been assigned to prepare a concept for the conversion of a business complex into a themed design hotel. The whole concept had been developed in close cooperation with a renowned team of architects. Beside the Concept Development Kohl & Partner was responsible for the definition of the key target markets and groups, the pricing and rate structure, the marketing concept and the PreOpening Management. Furthermore we trained the management team and staff and provided special coaching during the implementation phase. The hotel has 31 rooms, is located in the city centre and had been awarded Boutique Hotel of the Year by the Bulgarian Hotel and Restaurant Association in 2008.

Feasibility Study for five hotels in Ulcinj Montenegro

Narrative Project Description Kohl & Partner was assigned to prepare a Feasibility Study (including location analysis, positioning & capacities and economic assessment) for 5 existing hotels in the area of Ulcinj in Montenegro. The 5 hotels have been built between 1968 and 1982 and since then they were hardly being renovated (also due to the embargo after the war in Yugoslavia). Our task was to evaluate the existing structures, make recommendations for future usage, positioning, pricing of the 5 properties and to detect the costs of investment (renovation). The study also included an economic forecast for each property for the period of 10 years in three different scenarios (optimistic, realistic and pessimistic).

Strategic hotel development of a Wine & Spa Resort in Langenlois Austria

Client Loisium Hotel Development Company Narrative Project Description Feasibility study and assistance in the project development for a Wine & Spa Resort with 82 rooms in the wine growing region Wachau near Vienna. The concept development was done together with an international star architect in order to create a unique design master piece. Kohl & Partner was also involved in the pre-opening activities and the implementation of the recommended concept. Furthermore an operational and marketing concept had been prepared (including recommendations concerning the wine spa).
