Specifications for Tilt-Slab building to be built at 17 Coleridge Street Sydnham, Christchurch

LOT 6 D. P. 1457

Site area = 589 SQM

Proposed building ground floor area 332 SQM first floor 112 SQM

Ground floor slab, Steel portal and purlins, Tilt-Slab sides and back to building - as per
engineers design details and specifications.

Framing floor – 300 x 50 H1.1 laser-frame pine at 400 centres with 2 row of solid block between steel
– fix to steel as shown on engineers plans.

Flooring – use 20 mm flooring grade particle board flooring

Framing walls - front of building under the overhang – use 100 x 50 H1.2 laser-frame pine at 600
centres. Front of building above overhang use 150 x 50 H1.2 laser-frame pine at 600 centres. Frame
all internal walls with H1.1 laserframe pine at 600 centres – All timber to concrete contact to be
separated by 90 mm wide DPC malthoid.

Sofit and Fascia – Sofit to be 6 mm 450 wide Hardiflex – Fascia to be Stratco Colorsteel

Roofing – “Trimdeck” Colorsteel roofing iron over self supporting roofing paper – roofing iron screwed
down to Purlins with approved neoprene washer roofing screws – Purlins spaced 1200 centres

Insulation to office area – use 40 mm EPS fixed snug between 50 x 50 H1.1 laser-frame pine ramset
to tiltslab at 600 centres (over 50 mm wide malthoid) line with Gib. Insulate partition walls and external
walls with R2.2W pink Batts. Insulation to area of framed front of warehouse area above office area
should be insulated with R2.2W as it would be impractical to do so if in future it were required or
desired to do so. Insulate above in ceiling areas with R3.2C pink Batts.

Insulation to roof, warehouse area – Warehouse area will not be a heated area and will not require
any specified insulation however to improve environmental conditions not the least of which would be
noise from rain and or wind it is shown in the plans to install a 75 mm insulating blanket with a vapor
barrier.

Lining – all walls which have been specified as to be lined to be lined with 10 mm Gib fixed and
plaster finished as per Winstones manual.

Suspended Ceiling in office area – to be standard grid style suspended ceiling as shown on plan.

Cladding - use “Monotek” system as per James Hardies manufacturer Manual provided.
Risk Factor – as per E2/AS1 first floor area to have 20 mm cavity system As an alternative to the
cavity system the ground floor area is 3.8 meters under an overhang and will never receive any
significant rain. – see Monotek manual provided for design detail for direct fix and or cavity system
fixing.

Window Flashings - as per drawings to comply with NZBC documentation E2/AS1

Stairs – as per plan sheet 3 - will comply with D1/AS1 for common private stairway, 34 deg. Angle Rise
184 Going 271 + 15 to have 900 clear width between handrail and wall hand rail to go 300 past top and
bottom step. To have a landing near midway. Stairs to have contrasting nosing. At top of stairs there
will be full height wall and a door at the top of the stairs.

Internal gutter – as per plan to have a min incline of 1 in 100 – 4 / 100 mm down pipes to serve 380
square meters to a roof of less than 25 deg. Which is one more than is required by table 5 of E1/AS1
Gutter to be constructed with all H3 exterior ply as per plan and with the approval of the Butynol
applicator – The Butynol will be applied by the manufacturers approved applicator and in compliance
with the manufacturers specifications. The down pipes will be connected to the gutter with Ardex
supplied BT200 (with approved overflow) and BT607 they will be fitted by the Butynol applicator in
accordance with the manufacturers specifications and in compliance with NZBC document E1/AS1-
The overflow will be located at as shown on plan so as to be noticeable by building occupants if the
gutter requires attention.

Plumbing – all plumbing work as per plan To be installed by qualified approved plumber and to
comply with NZBC documentation G12/AS1 and any relevant NZBC and City Council Regulations.

Drainage - all drainage work as per plan To be installed by qualified approved drain layer and to
comply with NZBC documentation G13/AS1 and any relevant NZBC and City Council Regulations.

Roller Door - to be specified and to have an electrical powered opener as well as hand driven opener.

Windows and Doors - To be powder coated aluminum frame and all glazing to comply with NZS4223
for strength and safety.

Accessibility – access into offices and into warehouse area as per plan does comply – An accessible
toilet is not required but is being provided and will comply with Fig. 6 of NZBC G1/AS1.
