Deed of Undertaking

(Conveyance and Assignment of Rights)

Know All Men By These Presents: This undertaking is entered into, by and between; Betty Baguhin, Filipino citizen, of legal age, married to with residence address at Sitio Culasisi, Brgy. San Luis, Antipolo City, beside Marina Ambanta, more or less 50sq.m hereinafter be referred to as the First Party.

-And-

LUISITA NICART FRAMIL, Filipino citizen, of legal age, with residence address at Sitio Culasisi, Brgy. San Luis, Antipolo City, which shall hereinafter be referred to as the Second Party.

-Witnessed-

Whereas the First Party is the actual occupant and possessor awardee of a parcel of land, located at the abovementioned address (please find attached documents) and hereby agree to assign all his/her rights, and interest over the above property as referred in this agreement. Whereas the Second Party is desirous in buying the said property and hereby accepts the assignment in accordance with the terms and conditions herein set forth.

Further Witnessed:

1. That the First Party shall refrain from any negative action detrimental to the interest of the Second Party. 2. That the First Party shall not object to the intention of the Second Party to apply for titling of the foregoing property. 3. That the First Party binds with the Second Party to adhere and observe due courtesy with the new owner of the property free from any possible harassment or disturbance violative of his/her Human Rights. 4. That both parties shall be bound by these provisions:

Now, therefore, for and in consideration of the foregoing presimises and the sum of Twenty-five thousand pesos only, (P25,000.00) Philippine currency, which the First Party hereby acknowledged to have received from the Second Party of which the latter further accepts the assignment and agrees to be bound by the terms and conditions of this agreement.

In Witness whereof, the parties have hereunto set their hands the 30 day of April, 2011, Antipolo City.

San Luis, Antipolo City, beside Emily Dela Rita, more or less 50sq.m hereinafter be referred to as the First Party.

LUISITA NICART FRAMIL, Filipino citizen, of legal age, with residence address at Sitio Culasisi, Brgy. San Luis, Antipolo City, which shall hereinafter be referred to as the Second Party.

-Witnessed-
