SELECTED ACCOMPLISHMENTS Returned capital investment in record time. IHP had an opportunity to buy a JV partner out of a proposed master planned community (Whitney Ranch). Led due diligence, supporting compelling case for purchase and authored business plan. Closed escrow on $100M+ purchase. Sold one third of project for $100M+, recouping investment in nine months. Seized opportunity to generate major return on investment. Canadian development company (Genstar) was selling its US holdings. Guided due diligence for IHPs acquisition of 4S Ranch (San Diego County). Revenues on sales to builders projected to exceed $800M. Created and maximized return from new revenue stream. IHP deals were primarily the result of the builders initiative. Upon joining IHP, proactively sought opportunities to generate more business and profits. Initiated/managed deals/projects, bringing them to builder partners and creating added value of $3M mark-up into JV with an additional $250M of projected revenue. Capitalized on unique Joint Venture opportunity. Personal relationship with builder led to recruitment as advisor on structuring of land purchase and product mix / land plan. Developed out of the box approaches needed for deal to pass IHPs investment committee. Generated projected $10M entitlement profit, and projected additional revenues of $140M in land sales.
