The house on Shoofly Street, in the Baca Area of the Santa Fe Railyard, also won Best Design and Most Innovative Architecture, a new award invented just for this house. Hidden in the walls are Larsen-truss cavities that accommodate a nearly seamless envelope of insulation in order to avoid heat loss through thermal bridging at the studs. Inside, the walls are simply finished with sheetrock mud. Thats why you can see the corner bead, Stanford said. It makes everything look like a line drawing. Its affordable and there are no VOCs and it fits our sensibilities. Another unusual but pragmatic aspect is the three-inch concrete slab under the second floor. That helps to distribute heat and deadens sound. Its surprising this is not done more often. Handling the extra weight is just a matter of changing the spacing of the engineered trusses. It doesnt cost any more. Thats one of the reasons we wanted to be on the Parade, so builders can see more possibilities. All the windows are the tilt-turn type for flexible ventilation options. The cabinets are from Ikea. I was expecting a lot of judgments, because we put all the money into the thermal envelope instead of the finishes, Stanford said, but we had a lot of people and they were very knowledgeable. Regarding the traffic aspect, Rob Woods estimated the number of people who visited the Woods Design Builders house at 125 Valle Sereno in Monte Sereno was about 75 percent of what they had at last years entry. But then that was a gorgeous remodel of the house of the builder Sharon Woods, his mother and it was the 2010 Grand Hacienda winner. Rob Woods said the 4,085-square-foot house in Monte Sereno is an Emerald house in the New Mexico Build Green program. One of the elements contributing to that are the massive, triple-pane Loewen windows tremendously energy-efficient but also very large to capture the splendid views of the Tesuque hills. The floors are solid hickory, supplied by an Ohio Amish woodworker, as requested by the owner. Walls boast hard-troweled plaster finished with beeswax. Many of the more ordinary-sized windows in the house have handsome sandstone sills and, at the top, special plaster flourishes. The master bathroom is solidly luxurious, the floor, countertops, and tub and shower surrounds all white marble. There was a good deal of variety on this years Parade. One of the entries, by WoodStone Custom Homes, was a substantial remodel. Another was a mere casita. That was by Madera Builders and architect Dan Featheringill. They had teamed up a few years ago for the main house on Aspen View in Monte Sereno,

which won an Exceptional Floor Plan award in the 2008 Parade of Homes. Now it was time, the owners said, to add the guest house. The 1,433-square-foot casita is being awarded Gold certification from the Santa Fe Green Code, Featheringill said. The finishes are almost identical to those in the main house, for example cedar ceilings with pine vigas and posts, and diamond-finish plaster in the living area. Many of the touches lend the house a warm, European flavor. Thats the clients; thats their style, said Maderas Gerry Barber. Theyre from Houston and they like the more elaborate, Old World feel. They also wanted a more festive feel, which youll notice in the colorful, enameled Mexican sinks in the bathrooms. The front doors almost have a medieval feel, the very heavy metal doors that really set off this house. This was a very difficult lot and we wanted the house to feel nestled in. It was a six-month project and the first two months of that was spent on the excavation. A bridge of black steel and ipe wood, leaping an arroyo on the land between the two buildings, is a nice bit of engineering. So is the very tight, little stairway unit that leads up to the loft in another Parade entry. This house, by Palo Santo Design, is on Lime Kiln Road in Lamy. That loft, which the owner plans to make into a studio and office, has good-looking, steel-pipe-grid railings fabricated in Santa Fe. Also locally manufactured are the Aerolenze skylights, 10 times more efficient than a usual skylight, and the custom maple cabinets made by George Jackson of Santa Fe. The house has a novel design rather like a barn with a core. The concept is a building within a building, said Mark Giorgetti, principal of the design-build firm Palo Santo. The general idea is a small footprint, custom designed and built to the clients preferences. The clients came up with the basic plan and we developed it into an energy-efficient, passivesolar home. An interior wall, providing thermal mass, was constructed of 80-year-old adobes recycled from a historic remodel on Camino San Acacio in Santa Fe. The pumice-crete walls, 16 inches thick, are reminiscent of adobe but with a much better insulation value, and yield nicely scooped windows. Theyre finished on the inside with elegant American Clay. The handsome floors are dirt, sealed with linseed oil. Giorgetti said theyre shooting for the highest certification Platinum from the U.S. Green Building Councils Leadership in Energy & Environmental Design (LEED) program.

undergone rapid advancements, spurred at least in part by coastal population growth and global demands for desalination. Recycled water has been used in industry and irrigation for decades and is used in Santa Fe to water golf courses and some parks. In March, on a Water Quality Association field trip to the San Antonio wastewater treatment plant, attendees all saw the input and experienced what is commonly known as the yuck factor and then agreed that, if we had been really thirsty, we probably would have been receptive to drinking the clear and clean-appearing output water, even though it was not processed specifically for that purpose. Reinjecting treated wastewater into aquifers for underground purification and later pumping is also being practiced in the arid Southwest. All water has been recycled through the natural hydrologic cycle and the Rio Grande water we use after it passes through BDD filtration once contained industrial and wastewater effluent discharged upstream. Everything we
do with our water affects its quality and potentially dictates treatment required for use by others downstream. Our physical locations, weather regimes, subsurface aquifers and man-made contracts govern how much water we have access to and how we share it or hoard it. It was particularly good timing that BDD was in place during the drought earlier this year. Agencies such as the National Oceanic and Atmospheric Administration (NOAA) do not directly attribute the La Nia weather phenomenon to global warming or climate change. And some weather forecasters are predicting a recurrence of La Nia this winter. When you combine the weather uncertainty, the potential risk of forest fires, the 30 percent current combined levels of the two surface reservoirs, the unanticipated use of wells the city had intended to rest, and the fact that no new water restrictions have been implemented, it is time to give serious consideration to reusing the water we already have. We should be very proud of our water

conservation accomplishments in Santa Fe, but we will have to deal with, and live with, even larger water issues in the future, including how we use our treated water and how we make the most of the water we have while honoring our contracts and respecting our neighbors, upstream and downstream. The house will soon be put on the market. This is a new methodology for the foundation: buying a property with the intention of reselling it with a conservation easement in place. To have and not hold is a strategy weve thought about for a long time, Bergman said. We own properties and we hold preservation easements, so in our 50-year history, we have pretty comprehensive protection of 15 properties. If we had a strategy and a fund for acquiring significant properties, say one every year or two, thats a pretty solid progress for expanding our scope of protection. The easement dictates the type of work to be done. It puts us as a participant in the design process, but we dont own it. The Henderson house is a good example. Our Property Committee was very involved in the design process there. The donor was the seller of the house and the buyer, who is a preservationist, was on board when we were still working out the details of the easement. The easements are designed to protect the important historic features of property, but they are reasonable. With the Baumann, were contemplating how someone can live comfortably. Its just 800 square feet with two bedrooms and one bathroom and so weve allowed for additions, such as a master suite and an expanded kitchen. In 1966, the Historic Santa Fe Foundation published an important reference of the citys built legacy, the book Old Santa Fe Today. It details more than 60 of Santa Fes most treasured historic houses, church buildings, and other features. Its a good inventory of what is significant in the city, Bergman said.
The foundation also maintains a plaque program, the Registry of Resources Worthy of Preservation. Among the nearly 80 features on the registry are the Barrio de Analco, the Randall Davey House, Fairview Cemetery, the little Powder House on Galisteo Street, St. Catherine Indian

What is DTI?
If you are applying for a home mortgage the term DTI is an acronym that can be intimidating. Nevertheless, DTI needs to become a part of your vocabulary. When a mortgage company (broker?) explains that you will need a debt-to-income (DTI) ratio of 45 or less, your first impulse will be to ask, English, please. Your next question will likely be to ask for a detailed explanation of what it is and which types of income can be used to satisfy this requirement. A quick definition of DTI is the percentage of your income that represents your monthly debt payments, including your home mortgage. If your salary is $5,000 per month and you have a mortgage payment of $1,000 and creditcard payments and a car payment totalling $700 per month, your DTI is 34. To figure this, divide your total monthly expense by your gross monthly income, in this case $1,700 divided by $ 5,000. Many decades ago, Fannie Mae guidelines were created with a limit of 38 DTI. Then as the mortgage world went wild the allowable DTI was increased until Fannie approved loans at 55 DTI. In 2009, we went back to 45, which is still in effect. That usually also applies to jumbo loans (loans above $417,000), although some jumbo lenders want a 40 DTI ratio. Then there is the question of how lenders define income. The answer to this is complex and often confuses the buyer to a point of total exasperation. This is when a strong, patient and knowledgeable mortgage representative can come to the rescue. Here goes: a salaried person can use gross income, supported by a pay stub. That is easy, right? It is all other sources of income that are more complicated. Income can be perfectly valid and still not be accepted by a Fannie Mae-oriented underwriter. Expected rental income from a house you are vacating is a good example of income that would be difficult to use in calculating a DTI ratio. Self-employed borrowers find it even more challenging to verify income. Usually, the most recent tax return is used, but the underwriter can ask for proof of income for the last six months or back to the beginning of the current year. If income varies from month to month, the underwriter will assume a calculation that computes the most conservative monthly income. I recently helped a couple secure a loan on a home in Santa Fe. They had millions of dollars invested but had a difficult time demonstrating, to the underwriter, monthly income to satisfy the DTI ratio calculation of 45. Santa Fe, of course, is full of selfemployed borrowers. Again, choose your loan officer carefully. If the DTI ratio is not carefully calculated and sometimes even defended by a talented, experienced mortgage representative, this type of buyer may not be approved. Work closely

Features of the bathing room include an elegant, deep Americh tub and a glass shower with an angled top following the cant of the ceiling. There is built-in storage, including behind a smaller mirror and in the end of a separating-wall element. These are eminently practical and not fancy enough to explain why they have not been typical. Its important to have storage in bathrooms, Spears said. But it takes a while for common thinking in architecture to evolve. In the United States, a lot of people probably didnt have indoor plumbing in the early 20th century, so bathrooms were pretty spartan. It took many decades to think about a bathroom differently.

interior wall-plaster system is changing. Before people wanted the three-coat system: the scratch, brown and the color coat, but mostly its two coats now because its cheaper and I can do a good job with two coats because of my experience. On the award-winning house Mark Giorgetti of Palo Santo Designs built in Lamy, he used conventional stucco on the exterior but chose American Clay for the interior walls. This is a relatively new product, manufactured in New Mexico, available in four varieties and dozens of colors. I guess the short answer as to why I chose it is that its beautiful and its an environmentally preferable product: its clay, so it has a low embodied energy compared to other plaster products, Giorgetti said. Croft Elsaesser, president and CEO of American Clay, explained that in order to make a gypsum plaster, the natural material has to go through a kiln. No baking is necessary with the clay product. Where
we get our material, the lump clay is solardried then its separated and sifted. Its a very low-energy process. The big question is: what is so unique about this that no one in this land of earthen-plaster technology ever came up with a patent like this until American Clay did in 2009? What is unique, Elsaesser responded, is the combination of several different types of clays we utilized to get the features we were looking for. Theyre not all from New Mexico. No, there is not much clay mining in this state so we had to go outside to find material. Using site-based soil is as green as you can get, but the problem is the soil has to be just right. That goes back to Native Americans using clays from specific places for their pottery. Elsaesser is resistant to the suggested that American Clay is swaying people away from Sto and Red Top. The plaster has to be a pudding consistency, very soft and smooth, said McKinley. Lots of people use a trowel, or you can use your hands. You can actually toss the mud on the wall. I did that when we were doing a scratch coat on the old adobes. An awful lot of people have come by the church during this project and some of them tell about their grandparents doing just that: tossing it on the wall and into the joint of the vigas. Thats actually a much better way to get it into the joint than if you try to use a trowel. The mud plaster is mixed on the ground, then hauled in buckets up to the scaffolding levels using pulleys. Then its put on a table from which the plasterer the women who were expert at this in old New Mexico were called enjarradoras can scoop it onto her hawk (a hand-held flat), carry it to the section of wall shes working on, and apply it with her trowel. McKinley has done some plaster work inside homes and has applied Sto stucco to
the outside, but this is the first time she has worked with the most basic material: mud. I love it. Its more enjoyable than Sto because its very forgiving. It dries slowly and its easy to make changes to what youre doing. Also, my hands just get softer and softer. Antonio Martinez, the supervisor on the job, and Jake Barrow from Cornerstones are hoping the plastering wont have to be done too often. The plaster from last year has weathered like they wanted it to, McKinley said. Theyre hoping theyll only have to replaster every five years. A fantastic reference to this technology is Adobe Conservation: A Preservation Handbook (2006) by the technical staff at Cornerstones Community Partnerships. Shifting to interior walls, mud plastering was once the norm, but it was gradually supplanted by the harder and longer-lasting gypsum plasters. And Alex Martinez said that nowadays even the old three-coat

The actual technique and process is similar, but you have to adjust to a different thickness. American Clay goes on less thick. Also gypsum plaster has a pot life or set time,
and plasterers work with that to get the finish they want. With American Clay you can relax a little more. American Clay is more expensive than standard, gypsum-based plasters. It is, and at some point I hope that can change, Elsaesser said. But if someone is using paint and wants a similar look to what you
