RULES & REGULATIONS


PLEASE READ THE RULES & REGULATIONS BELOW AND SIGN AT THE BOTTOM. RETURN RULES, SIGNED CONTRACT, and INITIAL PAYMENT to ISLAND PALMS REALTY. 1. Check-in time is after 4:00 pm, and check-out time is by 10:00 am. NO EARLY CHECK-IN OR LATE CHECK-OUT. 2. NO SMOKING is allowed in unit. 3. No pets are allowed. 4. With any reservation, there must be at least one adult at least 25 years old staying on property at all times. The reservation holder (name on contract) must be at least 25 years old. Page 2 of 4

5. Upon departure, renters are required to: Bag and remove all garbage and food from property (in dumpster or outdoor trash can) Strip beds and baths of all linens and towels. Linens and towels must be washed and folded. Please leave in living room for cleaning service. Return keys to front desk or to private lock box on front door of unit. 6. A Security Deposit Protection Plan of $59 is included with all reservations to be paid by
credit card, check or money order. Please see below for details.

7. Please note the following guidelines. All guidelines in Rules 1-5 are followed. No damage is done to unit or its contents beyond normal wear and tear. No charges are incurred due to contraband, pets, or collection of rents or services rendered during stay. All charges accrued during stay are paid prior to departure. No linens are lost or damaged. The renter is not evicted by the owner (or representative of the owner), the local/state law enforcement, or the security company employed by the property. Unit is not significantly altered in any way. All linens and towels are washed, dried, and folded upon departure. 8. For reservations paid by credit or debit card, Renter understands that card may be charged in addition to the Total Bill (Page 1) if any of the guidelines under Rule 6 are not followed or met. 9. CANCELLATIONS: Cancellations that are made more than 60 days prior to the check-in date are subject to 10% cancellation fee or $295, whichever is greater. Cancellations made less than 60 days before the check-in date forfeit the full payment less the damage waiver or travel insurance premium. If only the Initial Payment has been made, the Initial Payment will be forfeited in full. Changes made less than 60 days before the check-in date that result in a shortened stay (including but not limited to late arrival and early departure) forfeit the full payment (i.e. are not entitled to any refund). For such changes, standard rules apply for the Security Deposit (see Rule 6 above). 10. MONTHLY RESERVATION CANCELLATIONS: Monthly renters (28 night stay or longer) must cancel 120 days prior to check-in date. Changes that result in a shortened stay must be made at least 90 days prior to check-in. Changes made less than 90 days before check-in forfeit the full payment (i.e. are not entitled to any refund). For such changes, standard rules apply for the Security Deposit (see Rule 6 above). 11. The total number of occupants cannot exceed the total number that can be slept in beds (1 per single; 2 per twin, queen, king, and sleeper sofa). 12. Total bill includes rental, taxes, departure cleaning, and use of the included amenities on the property unless otherwise negotiated. 13. While linens and bath towels are included in some of the units (provided linen fee is not waived), there is no daily maid service. We do not permit towels or linens to be taken from the unit. 14. Rates are subject to change without notice. 15. Any reservation obtained under false pretence will be subject to forfeiture of Initial Payment and Final Payment (which includes the Security Deposit), and the party will not be allowed to check-in. 16. Island Palms Realty has the right to cancel any reservation at any time. If cancellation is made prior to check-in date, Island Palms Realty will refund in full. If cancellation is made during stay, Island Palms Realty will refund on a pro rata basis. 17. Island Palms Realty has the right, in the event of unforeseen circumstances, to move reservation holder to alternate property that accommodates the number of people in the group. Page 3 of 4

18. Any exceptions to the above mentioned policies must be approved in writing in advance. 19. For applicable properties, parking passes are located at the front desk. Renters must display parking pass at all times. Failure to display may result in fine or towing of vehicle at renters expense. Leave parking pass at front desk upon departure. 20. Standard cancellation rules apply for shortened stays or cancellations due to natural disasters including but not limited to hurricanes, storms, tornados, and floods (see Rule 7 and Rule 8). It is recommended that the Renter purchases travel insurance if s/he so desires. VACATION RENTAL INSURANCE CSA Vacation Rental Insurance has been included with your reservation and will be a part of your initial deposit payment. Vacation Rental Insurance reimburses for pre-paid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. However, if you do not wish to purchase travel insurance, please sign below and deduct the travel insurance plan cost from your initial deposit due. By signing below, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance.

SECURITY DEPOSIT PROTECTION


This Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Security Deposit Protection can be purchased up to, and including at, check-in. You must notify Island Palms Realty of any damage to the unit during

your occupancy. Purchasing the plan does not negate your responsibility as a tenant. All units are carefully inspected after each rental. By submitting payment for this plan, you authorize and
request CSA Travel Protection and Insurance Services to pay directly [Island Palms Realty] any amount payable under the terms and conditions of the Security Deposit Protection. Please contact Island Palms Realty directly if you do not wish to participate in this plan or assignment.
