* Kaiser-Resolved long-standing water intrusion problems at seven
Kaiser Permanente properties, saving the company $1.5M in annual
remediation and maintenance expenses.
* Macerich-Proposed, won, and contributed to the redesign of
mechanical roof/open trellis system valuing $7M.
* Macerich-Saved 10,000 kWh per month with parking facility lighting
retrofit as part of $75M mall renovation.
* Douglas Emmett-Directed an HVAC system redesign in a seven-story
building to decrease cooling and heating expenses. Determined
project specifications and implemented the solution; saved $50K
per year.
* Kaiser-Saved a company thousands of dollars by eliminating
emissions fines; collaborated with AQMD on boiler and emergency
generator permit issues and retrofit equipment to meet new
standards.

Independent Consultant, 2009-Present Provided sustainable no or low
cost concepts to reduce utility cost, while establishing a five year
capital plan that improves facility operation cost over all.
* Worked with the owner of West End Caf to reduce PG&E electric
bill by $1,500 a month.
Operations Manager, Macerich, 2007-2009. Developed capital expense
budgets of up to $10M for individual properties. Coordinated with
individual company superintendants on the $4M build out of 19 mall
stores. Slashed utility costs, and 15,000 kWh per month by strategic
scheduling of equipment and lighting operations.
* Trouble-shot foul odor at the north end of property, caused by
rest rooms waste lines being piped to the old food court grease
trap.
* Key man as owners representative on a 75million dollar mall
renovation from the planning stage;design phase; and build out
while the mall stayed operational.
Independent Consultant, 2006-2007. Provided facility assessment and
recommended process improvements to resolve preventive maintenance and
energy conservation issues affecting all areas of plant operations.
* Worked with Blue Plumbing Co. and Western Allied Co. on several
capital projects at various Kaiser facilities on boiler
installation as well as HVAC installs.
Chief Engineer, Kaiser Permanente, 2005-2006. Managed engineering
operations for a 2,200,000 sq ft medical campus, supervising 32
employees in diverse capital projects. Coordinated with subcontractors
AQMD on permit issues. Oversaw daily activities and handled
administrative functions. Installed fire alarm systems at five
properties, completed on time and in adherence to code.
* Worked with CalOHAS to resolve sick building concerns in one
building.
* Worked with contractor on emergency generator retrofit to meet new
clean air requirements under the EPA and AQMD.
* Maintained operating budgets for all MOB of $7million.
* Institute predictive maintenance program.
Chief Engineer, Douglas Emmett, 2001-2004. Orchestrated the repair and
maintenance in four high rise buildings. Collaborated with contractors
to resolve permit issues. Corrected fire safety problems. Directed
capital improvement projects including a new boiler installation and
VFD for HVAC systems.

operated motorized breakers, 670 ton chillers, 42 computer rooms, air
conditioners, five cooling towers, and auxiliary equipment. Secured
uninterruptible power supply with cutting-edge HVAC and redundant
electrical switchgear tools and technologies.

Stationary Engineer II, Los Angeles County I.S.D. Energy Management,
1990-1997. Operated a GE gas turbine with heat steam recovery
generator and all associated equipment in a zero discharge facility.
Oversaw the refrigeration plant and the control room. Performed
preventative maintenance and water treatment.
Prior: Main Space Supervisor in the United States Navy, overseeing 42
