CPSW INVESTMENTS, LLC, Auburn, Alabama * 2009-Present
Comprised of 4 partners who own several pieces of commercial real estate worth $
75M.
Project Manager / Economic Development Coordinator
Directing project to develop 27-acres of Senior Housing in Foley, Alabama. Also
responsible for development concept, marketing, and deal making for 27 acres in
Opelika, Alabama (including $10M new movie theatre deal), 25 acres in Newnan, G
eorgia for medical/professional office space, and 20,000 square feet of commerci
al office space in Auburn. Collaborate with bankers, elected officials, governm
ent agencies (HUD, USDA), REITs, and private equity firms to secured funding for
projects. Oversee underwriting and proposal submission process and address any
issues. Develop overall marketing strategies and collateral for each individua
l project. Negotiate leases, construction estimates, pro forma analysis, teleco
mmunications analysis, maintenance, signage, and marketing costs. Develop new p
roducts and market to funding sources, tenants, buyers, and potential customers.
* Led team that negotiated with publicly traded national tenant to obtain a 20-y
ear lease for a 50,000 sq. ft. $10M movie theater.
* Collaborated with city officials to attract new business (CGI) and 300+ jobs,
representing the largest job creation in Pike County; won a national recruiting
award for efforts.
* Negotiated 10-acre deal under contract for $500K to build $12M of senior housi
ng tax credit apartments.
* Partnered with BP in claims process to reverse Gulf Shores tenant delinquency
from 50%+ to zero.
* Solicited and negotiated with leading brokerage firm to represent property to
market for medical/professional space; partnered with owner, agents, and archite
ct to develop site plan, building design, and marketing.
* Developed 5,000 sq. ft. of unused office space into an executive suite concept
; achieved 50% occupancy in 30 days and secured a $175K revolving loan fund agre

Managed all facets of bank's operations. Recruited, developed, and motivated st
aff of five. Built brand and employees in local market. Developed and marketed
product offerings and services to customers, processed and underwrote loans, pr
