IIIT Delhi Architectural Design Basis Report

Project : Campus for IIIT Delhi


Location : Okhla Industrial Estate, phase III , New Delhi 110020

The Campus plot of 99101 sqm area is carved out of the present campus of G.B.Pant Polytechnic
for the IIIT Campus development.
Main access to the Site is from Ma Anandmai Marg and independent entries proposed from the
north and west corners of the plot. There is also a middle gate connecting with G.B.Pant
Polytechnic.
There is an access road cutting across the site to Harikesh Nagar located along the eastern
boundary if the site. An alternate an independent vehicular access road is proposed along the
northern boundary of site for Harikesh Nagar with all service lines to and from the colony
proposed to be shifted along this route.
The proposed master plan creates three zones with faculty residences along southern boundary,
sports facilities followed by hostels for boys and girls on the north/east leading to centralized
academic buildings via dining facility. Library is adjacent to academic block on its southeast.
All buildings and facilities are serviced by two dedicated utilities/service buildings located
strategically.

Zoning: Covering the whole of site but still a very discrete region created to accommodate
academic staff housing and hostel facilities on north and south sides respectively. .
Expansion possibility in all the cases carefully worked out.
Pedestrian connectivity and fire tender movement not compromised.
Independent service blocks.
Blocks in phase 1 has been planned away from the site boundary for the appreciation of
the buildings and spaciousness.
Sports facility strategically located along the DJB land, which could be transferred to G.
B. Panth Polytechnic if required in the future.
Car parking provided along the site edge to utilise the setback space to fully meet
requirements upto phase II. Underground parking is pproposed for the future phase.

Accessibility:
Avenue entry serves as the main entry to the institute.
Private entry to the residential apartments.
Harkesh Nagar entry carved out at the north corner of the site. If required existing right of
way can be retained.

Proposed buildings for Phase-1

As per the design brief of IIIT-D, the construction of the whole campus will be completed in 3
phases. For phase -1, they have the following requirements which can be classified under:
A. Academic Area
B. Hostels & Recreation
C. Staff Accommodation
D. Services

A. Academic Area – This area includes:


1. Lecture Halls/ Tutorial Complex
2. R&D centres and faculty areas
3. Library
B. Hostels & Recreation– This area includes:
1. Boys Hostel – 360 beds
2. Girls Hostel – 144 beds
3. Dining Block
4. Sport’s Complex

C. Staff Residences:
1. 11 storey tower block with parking under stilts at ground level.

D. Utility Block:
1. STP
2. Chillers for airconditioning
3. DG sets.
4. Electric sub station
5. Pump room
6. Maintenance office

Total covered area in phase 1 = 30,961 sq. mt.

A.1 Lecture Halls- As per AICTE norms a normal lecture hall for 60 students should have
minimum area of 78 sq. mt and we have managed to provide
• Lecture halls and tutorial rooms are together in one building which act as a convention
centre. It is connected with the R&D area for easy access.
• “Hang out” and “study” areas are carved out for informal discussions.
• All lecture halls should have good acoustics, well cooled (air-conditioned), and room level
control for the AC has been proposed.
• Well ventilated for those months when AC is not being used, so it does not get stifling.
• Some of these lecture halls can also be used for small performances (music, student
events, etc)
• Design enables the possibility of separate entrance for students and external people – so
it is possible to have a small conference going on.

A.2 R&D centres and faculty areas- R&D centres/labs will include space for faculty,
researchers, PhD scholars, senior students, some labs, and meeting rooms. It has been
organized in a modular manner. R&D block is connected to Lecture block via a passage.
• Administration – Some of the spaces in R&D and Faculty building is used as
Administration. It has a pantry, a meeting room, admin offices, etc. A meeting room is
attached to the Director’s office. ‘Admin’ comprises of Director, registrar, at least two
deans.
• Intermediates spaces are designed for students to study/sit/hang out in between lectures.
This is also a place for students to hold their discussions. This is not one centralized
space, but many spaces.

A.3 Library – a central modern library (with good internet facility) is provided of area approx.
1125 sq. mt. is provided.

B.1 Boys Hostel- A hostel building of 360 beds is proposed in phase 1, and for phase -2 it is
planned to add additional wings.
• It is planned that in first two years the students will stay in double seated rooms and in
last two years in single seated rooms.
• They are generally designed with courtyard for informal gathering. It can also have
outdoor game facilities like badminton court.
• Lower floor have few guest rooms to take in parents/guardian if required.
• Ground floor also has common rooms
• Room area is kept almost equal to the AICTE norms.
• Centrally-placed vertical circulation core consist of staircase and two lifts. It serves the
doubly loaded wings and in some cases its end placement gives a provision to add a
wing in the future.
• East and west facing windows are shaded by overhangs/wall projections.

B.2 Girls Hostel- It is assumed that of the total strength about 30-35% will be girls
• It is planned that in first two years the students will stay in double seated rooms and in
last two years in single seated rooms.
• They are generally designed with courtyard for informal gathering. It can also have
outdoor game facilities like badminton court.
• Lower floor have few guest rooms to take in parents/guardian if required.
• Ground floor also has common rooms
• Room area is kept almost equal to the AICTE norms.
• Centrally-placed vertical circulation core consist of staircase and two lifts. It serves the

wing in the future.
• East and west facing windows are shaded by overhangs/wall projections
• A hostel building of 144 beds is proposed in phase 1, and for phase -2 it is planned to
extend both the wings

B.3 Dining Block- 4 storey block designed not only to accommodate messing facilities but
also harbours student’s room, cafeteria, small dispensary.
• Dining is located on first and second floor with 4 kitchens so that students will be able to
chose who he/she wishes to use.
• Third floor is designed for student’s activities. It has student’s centres and students room.

B.4 Sports Complex- Comprises of a swimming pool & change rooms.

C.1 Faculty Housing –Total 3 towers are proposed to accommodate about 80% of the staff,
however in phase 1 only one tower is proposed.
Every flat has 3BR with study (a private study is provided in every flat which can be
converted into a small office, if required).
Low-cost cooling and solar-collector water heating is provided for every flat.
Front of balconies are provided with a suitable parapet that can allow chicks or blinds
over them. Plants in balconies and on pergolas can also be used by the residents as
shading devices.

• Director’s residence – to reduce footprint, a “bungalow” is avoided. But a duplex is


provided on the upper most floor of the tower block itself.
• Visiting faculty flats – On one floor of the tower block. These are like service
apartments (fully furnished flat) so visitors can come in and have everything ready to live.
• Guest room –four guest rooms in the form of a flat provided for the first phase.
• Crèche/Day care – Since most faculty members will be young they will need
special day care unit.
D. Utility Block- All the services (HVAC, Electrical and Plumbing) will be monitored from 2
points, making the whole site semi centralised. Thus enables the user to monitor specific
areas from specific locations.
