RENTAL AGREEMENT

Housekeeping

When you arrive, the home will be clean and set up with linens and as a courtesy we have
included the initial list of supplies.

● Paper towels, toilet paper, dish-washing soap, hand soap are provided to meet your
immediate needs.

We love pets – but none are allowed.


There is a $250 penalty for any guest / party that brings a pet (damage or no damage)
Guests will also be evicted
Guest will also have to pay for any remediation in addition to the $250.

This is a non-smoking home.


Any violation of the smoking policy will incur a $250.00 fine in addition to any extra cleaning
costs.

We supply games and activities for our guests, however some games have small pieces or
parts and are not suitable for young children, i.e. toddlers and infants, who may put things in
their mouths. Do not allow young children to play unsupervised with games.

Please, only flush toilet paper down the toilet. If there is an issue you can not resolve through
the use of a plunger, please call Lisa Felker.

There is a wireless network. Direction for connecting are on the kitchen counter.

We have a printer / scanner in the condo, should you need to print a document, scan it, e-mail it,
etc...

Please note: there is no land-line telephone service in the condo. Please use your cell phone to
make calls.

Check in:

The keys will be available through Lisa Felker, your local liaison for our property. She typically
meets our guests at the condo so you don’t have to go out of your way to get a key. However,
we will be providing her your contact info and she will touch base with you to make
arrangements. Additionally, if you have any issues during your stay - simply call, text or e-mail
her. She is a local of 10+ years. She is very accessible and resourceful. Her contact info is:

Check in is at 4 pm - or later. It may be possible to check in earlier. Please make any any and
all requests prior to your arrival in writing.
The keys provided to you will get you access to the front door of the complex, our unit, garage
and pool area. Please be sure to keep a key on you at all times as the doors all automatically
lock behind you.

The coin laundry facility is in the center of the garage.

Check-Out:

Check-out is typically 10:00AM. It may be possible to check-out earlier. Please make any any
and all requests prior to your arrival in writing.

Please leave your keys on the kitchen counter when you end your stay. (Lisa will give you one
key and you will find a second key on a coiled wristband on the kitchen counter). Please do not
take the keys with you. There will be a $50 inconvenience fee for missing keys.

The only thing we ask of you when leaving is to please put your dishes in the dishwasher and
begin the cycle. This helps to expedite the cleaning and turn-around time of the unit.

We are not liable or responsible for personal items left behind, lost or stolen.

Additional Terms

You must be 25 years of age to rent and occupy this home. When you check-in, we will ask for
proof of ID - if there is provide proof of age, if requested.any question.

Illegal substances are strictly prohibited and grounds for immediate eviction.

Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, in
order to perform necessary repairs and/or maintenance; and with 24 hours notice, for normal
maintenance or to show a prospective renter.

Rates, terms and conditions are subject to change without notice prior to revervation.

Force Majeure.

There may be circumstances beyond our control and contemplation, in which the property might
not be available for your booking. Examples of these include (but are not limited to) destruction
of or severe damage to the property. In the event of Force Majeure, we will do our best to make
alternative arrangements for you where possible. If we cannot, or if the alternative arrangements
are not acceptable to you, then we will refund all monies paid. This will be the full extent of our
liability to you in such circumstances, and we will not be responsible for any other costs
connected with any such cancellation, howsoever arising.

Additionally, the condominium which contains certain amenities and common areas (including
but not limited to the swimming pool, hot-tub, elevators, sauna, common area washers and
dryers, etc..) which may from time to time not be fully functional or operational or may be under
repair as managed by the building administration such that the use of these areas and/or
amenities may be unavailable or limited during your stay in th. In this context, while we
recognize and regret any resulting inconvenience to our guests, the owner of the apartment will
not be responsible for any such events of outage or unavailability and shall have no
responsibility or obligation to grant any discount or refund of any of the rental fee as a result of
any such circumstances.

I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM
AT LEAST 25 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE
OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL
RESPONSIBILITY FOR DAMAGE OR EXTRA CLEANING CHARGES REQUIRED DUE TO
OCCURRENCES DURING MY STAY.
