System Description

The Air-conditioning System of WNS Axis-one located at Filinvest Axis One, Northgate
Cyberzone Alabang Muntinlupa City is installed by Ralgo Industries Inc. with the owner supplied materials
for Chilled Water System for 21st floor retail area, And Split type for utility rooms such as BSM / Security
room and Ups and battery room serving area.

Chilled water system runs at the same principle with any other air conditioning system. Using chilled
water temperature (between 8° and 9°C) is used as its cooling medium. The chilled water is pump
through an air handling unit, and then dispersed to the area to be cooled.

The chilled water used by the building is come from the separate water passing from Heat Exchanger
located at the Basement 2. (1) one is from the building chilled water system and (2) two is the water
coming from District Cooling System, (DCS). We have (3) units chilled water pumps for the circulation of
water from basement to roof deck where the ERV units are located which helps for the cooling and
energy saving of the building. For the Fan Coil Unit (FCU), all units are BMS controlled and monitored in
BMS room, and can manually operated by using the thermostat and remote control located in the area. It
has individual breaker near the units and main breaker equipped with shunt trip control. (2) Two units
serving UPS and Battery room has sequential control located also in the EE room.

The Mechanical Ventilation System also installed by Ralgo Industries Inc. with the owner supplied
materials using NIAGARA brand for 3 units Smoke extraction fan and 1 unit kitchen Exhaust fan. The
smoke extraction fan is meant for exhausting the air and smoke during fire and emergency alarm to avoid
further damage and incidents. And for kitchen exhaust fan, it usually used to clean and exhaust the used
air coming from the kitchen area to have a breathable air. Most equipment guided by ducts for more
efficient delivery of air to certain areas. This ventilating units manually operated by switching the button in
the designated area.

Before Initial operation of Fan Coil Unit:

1. Make sure installation is in accordance with manufacturer’s instructions.


2. Check all the wiring connection and size with the fan motor nameplate information.
3. All wiring should comply with local code requirements and should have label to avoid
wrong connection.
4. Check the voltage and current supply to panel and equipments.

Procedure to start the FCU

1. Press r the on/off button of the thermostat to start the fcu.


2. Press  the change mode button to choose cooling heating or ventilating mode, the related
icon will display. ex. d this icon is for cooling.
3. Press ' the fan mode for auto, high, medium and low.
4. Press t or s to adjust temperature.

Before Initial operation of Exhaust Fan

Procedure to start the Exhaust Fan

1. Press the Switch on button of the controller, usually it is indicated with green color button.
2. Check the correct fan rotation.
3. Press the switch off button of the controller when turning off the fan, usually it is indicated
with red color button.

FCU Maintenance

The checks and maintenance operation described are essential to guarantee the efficiency of
the air conditioner.
The frequency of this operation varies according to the characteristics of the area.

Concealed Type Unit

Air Filter

1. Inspect filters at least twice monthly, clean or replace as required to insure proper
operation of the unit, use water to wash the filter and dry them before re-installing.

Lubricated Bearings

1. Hermetic permanently lubricated are used. First five years are free from maintenance.

Replace bearings if abnormal sounds are detected.

Coil Venting

1. The presence of air in piping system obstructs water circulation resulting in reduced
capacity. This makes unusual noise in the piping system. Open air vent valve on the
piping and allow air to blow off.

Recirculating Water

1. Long operation of unit may accumulate scale (water deposits) inside the coil pipes
resulting in a reduced capacity. This requires cleaning of the coil pipes. Pipes may be
cleaned with a chemical detergent. Allow solution to remain in coils overnight then drain
coils and flush with clean water.

Winter Shutdown

1. Where the coil is subjected to freezing temperatures, the coil should be drained to
prevent coil freezeups. If the residual water cannot be practically blown out, an anti-
freeze should be added into the coil.

Split Type Unit

If the air conditioner will not used for an extended period of time, dry the air conditioner to
maintain it in best condition

1. Dry the air conditioner thoroughly by operating in Fan mode for 3 to 4 hours and
disconnect the power plug. There may be internal damage if moisture left in the
components.
2. Before using the air conditioner again, dry the inner components of the air conditioner
again by running the fan mode for 3 to 4 hours. This helps remove odors which may
have generated from dampness.

Periodical Checks

Indoor Unit

1. Clean air filter every month


2. Clean the condensate drain pipe every (4) four months
3. Clean the secondary drain pan every (6) six months

Outdoor Unit

1. Clean the heat exchanger on the outside of the unit every (4) four months
2. Clean the electric components with jets of air once a year
3. Clean the secondary drain pan every (6) six months
4. Clean the condensate drain pipe every (4) four months

EXHAUST FAN maintenance

Secure the OFF position of all electrical power to the fan prior to inspection or servicing.
Failure to comply with safety precaution could result in serious injury or death.
Once the fan has been put into operation, a periodic maintenance program should be set up to
preserve the reliability and performance of the fan. Items to be included to this program are

2. Set Screws
3. Motor lubrication
4. Removal of dust and dirt

Bearing s
Bearing s are most critical moving part of the fan and should be inspected at periodic intervals.
Locking collars and set screws , in addition to fasteners attaching the bearing to the bearing plate, must
be checked for tightness. In a clean environment and temperature above 32 F(0C) and below 200F(93C)
Fan shaft bearing with grease fittings should be lubricated semi-annually using a high quality lithium
based grease.

Fasteners & Set screw


A periodic inspection should include checking all fasteners and set screws for tightness. Particular
attention should be paid to set screws and locking collars attaching the propeller to the shaft and the
shaft to the bearings. Loose bearing set screw and locking collars will lead to premature failure of the fan
shaft.

Motor Lubrication
Many fractional horsepower motors installed on the smaller fan are lubricated for life and require
no further attention. Greasing of motors is intended only when motor equipped with oil holes should be
oiled in accordance with the manufacturers instruction printed on the motor. Use a high grade SAE 20
machine oil and use caution not to over lubricate. Motor supplied with grease fittings should greased
according to directions printed on the motor.

Removal of Dust and Dirt


Dirt clogs cooling opening on the motor housing , contaminates bearing lubricant, and collects on
the impeller causing severe imbalance if left unchecked. The exterior surface of the motor and impeller
should be thoroughly clean periodically. Used caution and do not allow water or solvents to enter the
motor or bearings. Under no circumstances should motor or bearing be sprayed with steam or water.
