SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That, I, AAA married to BBB, both of legal age, Filipino citizens, and with
residence address at #123 ABC Street, Barangay ABC, ABC City, do hereby
name, constitute, appoint, and authorize CCC, likewise of legal age, single,
Filipino citizen, and with residence address at #456 ABC Street, Barangay ABC,
ABC City, to be our true and lawful representative, for us and in our name, place,
and stead, to do, perform, and execute the following acts, deeds, and things, to
wit:

1. To represent us in any negotiation, contract, or transaction in

connection with the ABSOLUTE SALE OF A CERTAIN PARCEL OF
LAND covered by Transfer Certificate Title No. 00000000, registered
in the Registry of Deeds of Calamba City, Laguna, with a total lot are of
One Hundred Twenty (120) Sqm. Located in the Municipality of Biñan;

2. To sign, execute, endorse, and deliver any agreement or document

relative to the ABSOLUTE SALE mentioned in No. 1 herein provided,
including signing, negotiations, and execution of other negotiable
instruments, which may be necessary or proper thereof;

3. To act as our representative and attorney-in-fact, with full authority

to sign, sell, assign, transfer, convey, or execute, and deliver any other
contract agreement or other documents of whatever nature and kind,
with and to any interested persons, parties, or third persons, whether
judicial or otherwise pursuant to the abovementioned purposes;

4. To demand, sign, receive, and accept any price or consideration

arising from the sale, disposition, and other transactions in relation to
the ABSOLUTE SALE;

5. To pay all the necessary taxes, fees, and charges, of any;

6. To do and perform all other acts and deeds, which we ourselves could
lawfully do, perform, and exercise, as if personally present and
capable, in connection with the ABSOLUTE SALE.

HEREBY GIVING AND GRANTING unto the said representative full

power and authority to do and perform all and every acts required or necessary
to carry into effect the foregoing authority as fully to all legal intent and
purposes as we might or could lawfully do if personally present, with full power
of substitution and revocation.

HEREBY RATIFYING AND CONFIRMING all that my representative shall

lawfully entered and signed, or caused to be done by virtue of this document.
