WITNESSETH
That the FIRST PARTY is the absolute owner and lawful possessor of a
parcel of land, containing an area of THREE HUNDRED THIRTY THREE (333)
square meters (Lot 7-A of the subdivision plan…), more or less, situated in
Poblacion, Municipality of Sindangan, Zamboanga del Norte. Her ownership is
by virtue of a Deed of Absolute Sale dated July 29, 2019 under Doc. No. 374,
Page No. 75, Book No. XXII, Series of 2019;
That the FIRST PARTY hereby agrees to sell to the SECOND PARTY a
portion of ONE HUNDRED SIXTY SIX (166) SQUARE METERS of the above
described property together with its improvements under the following terms
and conditions, to wit:
1. That the total selling price of the subject property shall be fixed at TWO
MILLION (P2,000,000.00) PESOS;
5. That the FIRST PARTY shall already enter possession of the said parcel
of land and made improvements therein including the survey of the
portion of the lot purchased, the frontage of which shall be at five (5)
meters. Furthermore, the amount of rentals for the existing lease
contracts shall be collected by the SECOND PARTY starting from the
month of February 2020 and thereafter;

6. That the Deed of Absolute Sale will be executed by the FIRST PARTY
after full payment of the price by the SECOND PARTY. However, the
owner’s duplicate copy of Transfer Certificate of Title No. T-35123 shall
be in the meantime, will be under the possession of Atty. Eulogio L.
Lagudas, Jr;
7. That the payments for Capital Gains Tax, Survey, and other expenses for
processing of title shall be at the expense of the SECOND PARTY;
8. That the parties herein shall faithfully comply and abide to the terms and
conditions set forth above.
ACKNOWLEDGMENT
BEFORE ME, on the date and at the place indicated above, personally appeared the
parties exhibiting their respective identification documents as shown above, known to me to be
the same persons who executed the foregoing instrument, and that they acknowledged that the
same is their free and voluntary act and deed, consisting of only two (2) pages, including this
page in which this Acknowledgement is written, duly signed by them and their instrumental
witnesses on each and every page hereof.
