BUILT-UP AREA: - max. of 6322 or 6386 sq.ft. (approx.)

Note: -Water and Electricity charges will be bared by the client themselves.

Rate = Rs. 3050 per sq.ft. (includes boundary wall with 2 gates)
The items of that shall be included in the construction of the four storied hotel building
shall be:

1. Structure Works

• Earthwork in Excavation
Earthwork in excavation in all types of soil in trenches, foundation in
required level up to 5'-0" from existing ground levels and including
shoring(if needed), protection of sides(if needed), ramming of bottom,
dewatering, stacking of excavated material 10'-0" clear from edge of
foundation trench and disposal of excess soil within site premises as per
drawing, specification and instruction of the Client, all complete.

• Earthwork in Back Filling

Earth back filling work in trenches, foundation with water sprinkle at
every 150mm layer with necessary compaction as per drawing,
specification and instruction of the Client, all complete.

• Flat Brick/Boulder Soling

Providing and laying chimney made bricks or boulder as per site
condition in perfect line, level and plumb including packing the joints with
sand as per drawing, specification and instruction of the Client.

• Concreting in Foundation (PCC for marking column layout)

Providing and laying plain cement concrete 1:3:6 in foundation with
cement Hongshi Shivam Cement (Used on National pride project
Dharhara in Kathmandu), Shivam, Arghakhanchi, Maruti or
equivalent) sand and stone ballast 30mm & down including mixing,
laying, finishing to approved line, level and dimension, curing all
complete as per drawing, specification and instruction of the Client.

• P.C.C. for R.C.C. Works (1:1.5:3) (Cement: Sand: Aggregates)

Providing and laying plain cement concrete of M20 ( grade for RCC
foundation, slab, column, beam, shear wall and all kinds of RCC works
with cement Hongshi Shivam Cement(Used on National pride
project Dharhara in Kathmandu), Shivam, Arghakhanchi, Maruti or
equivalent) sand and stone ballast 20mm & down including mixing,
laying, finishing, curing all complete, as per drawing, specification and
instruction of the Client. (Buddha RMC or Chaitayana RMC or any
others)

• Steel Reinforcement
Providing, laying and fixing TMT steel reinforcement bars of HYSD Fe
500 grade manufactured by Jagadamba Steels/himal steels or

equivalent including straightening, cleaning, cutting, bending with 20

SWG annealed tying wire and fixing in position as per drawing,
specification and instruction of the Client, all complete.

• Formwork
Centering and shuttering with standard quality of 12mm thick
waterproof plywood / back framed by timber &supported with steel
props, beams for all kinds of RCC works of any shape (excepting
decorating cornices & other items), size and at any level with necessary
oiling, propping, scaffolding, staging, supporting etc. all complete as per
drawing, specification and instruction of the Client.

2. Finishing Works

• 4.5" thick Brickwork in (1:4) c/s mortar

Providing and laying 115mm thick Brickwork in cement sand (1:4) mortar
with 1st class chimney made bricks on sub structure and 2nd class
chimney made bricks for all super structures (Hira, AK, Subedi or
equivalent) in perfect line, level and plumb including wetting the dry
bricks, packing the joints, curing the work and all necessary scaffolding
as per drawing, specification and instruction of the Client.

• 9" thick or more thick Brickwork in (1:6) c/s mortar

Providing and laying 9" thick or more thick brickwork in cement sand (1:6)
mortar with 1st class chimney made bricks on sub structure and 2nd
class chimney made bricks for all super structures (Hira, AK,
Subedi or equivalent) in perfect line, level and plumb including wetting
the dry bricks before laying, packing the joints, curing the work and all
necessary scaffolding as per drawing, specification and instruction of
the Client, all complete.

• R.C.C. Sill and Lintel Works

Providing and laying RCC for lintel work with cement (Shivam,
Jagadamba, Maruti or equivalent), sand & aggregate of (1:2:4) with
necessary formwork, reinforcement in line, level and plumb as per
drawing, specification & instruction of the Client, all complete.
9" x 3" RCC sill and lintel
4.5" x 3" RCC sill and lintel
Excluding Lintel with Cornice wherever necessary.

• Internal Plaster Work (1:6)

Providing and applying 20mm thick cement (market available PPC)
sand plaster (1:6) on internal walls in accurate line, level and plumb
including hacking the concrete surface ceiling, wetting the surface,
curing and necessary scaffolding etc. all complete as per drawing,
specification and instruction of the Client.

• External Plaster Work (1:6)

Providing and applying 20mm thick cement (market available PPC)
sand plaster (1:6) on internal wall in accurate line, level and plumb,
wetting the surface, curing and necessary scaffolding etc. all complete
as per drawing, specification and instruction of the Client.

• Tile/Parquet Works
Proving and laying tile on face wall/skirting (1:4) and Tile/Parquet room
floor (1:6) of approved brand & colour such as Somany/Nitco/Savino
Brand or any (Base Rate=Rs. 150 per sq.ft.) and Bathroom wall (1:4)
and floor (1:6) of approved brand and colour such as
Somany/Nitco/Savino Brand or any (Base Rate=Rs. 80 per sq.ft.)
with perfect line, level, plumb and finishing the joint of tile by chemical
grout as per drawing, specification and instruction of the Client, all
complete.

• Marble Works
Proving and laying marble on skirting (1:4) and floor (1:6) of approved
brand & colour (Indian Marble) (Base Rate=Rs. 130 per sq.ft.) with
perfect line, level, plumb and finishing the joint of tile by chemical grout
as per drawing, specification and instruction of the Client, all complete.

• Water Proofing Works

Providing and applying waterproofing on DPC with Dr. Fixit including
cleaning, wetting the surface and curing all complete as per specification
of the manufacturer and instruction of the Client.

• Door Frame Work

Providing and fixing doors and windows frames of 3"x5" section with
good finish of approved seasoned sal wood with all necessary screws,
holdfast, Black Japan painting (at the contact surface with the masonry
or RCC) all complete as per drawing, specification and instruction of the
Client.

• Door Shutter Work

Providing and fitting ready-made solid core door shutter of (Malaysian
or Singapore manufacturer or Laminated Door), with both sides at
balcony only(due to mosquito problem at Bhairahawa) and fixing with
3nos of hinges and including all necessary hardware’s (hardware’s
include mortice lock, tower bolt & door stopper) as per design,
specification and instruction of the Client, all complete.

• IPS Flooring
Providing and laying IPS (1:2:4) with cement Hongshi Shivam Cement,
Shivam, Arghakhanchi, Maruti or equivalent) sand, stone chips
including mixing, laying, finishing to approved line, level and dimension,
curing all complete as per drawing, specification and instruction of the
Client.

• Aluminium Works
Providing and fixing Aluminium doors, windows and structures using of
extruded Aluminium section manufactured with the process of
electrophoresis in approved colour, section which shall be fixed, sliding,
casement as per the drawing provided including reflective glass panels
and all necessary accessories (approved quality stainless steel lock,
roller, screw, anchor bolt, gasket etc.) all complete as per drawing,
specification and instruction of the Client.

• Stainless Steel or MS Steel

Providing, fabricating & fixing Stainless Steel (SS) 4 Lines handrail fixed
with the concrete and covered with SS. cap on the marble level. The
radius of the curvature at the turnings to the stairs should match perfectly
with the turning radius of the stair treads. The joint should be properly
welded, polished, finished in perfect line, level all complete as per
design, drawing and specification of the Client.

• Interior Emulsion Paint

Supplying and applying the Emulsion paint of Asian Paints of Premium
Quality & colour in wall and ceiling with necessary coats of paints to give
an even and uniform shade as per drawing, specification and instruction
of the Client, all complete.

• Exterior Weather Coat Paint

Supplying and applying the exterior weather coat paints of Asian Paints
of Premium Quality & colour over plaster surface at outside common
wall with necessary coats of paints to give an even and uniform shade
and including all necessary scaffolding as per drawing, specification and
instruction of the Client, all complete.

• False Ceiling Works

Supplying and fixing normal one-layer 12mm thick gypsum board of
approved manufacturer fixed to the GI perimeter, channels with screws
in specific grid and boards are jointed and finished with jointing
compound and jointing tape all complete and two-layer false ceiling on
hall, reception area on ground floor.

• Sanitary Works
Supplying and fixing sanitary pipeline and fixtures of approved
manufacturer fixed in specific grid and finished with jointing compound
complete as per drawing, specification and instruction of the Client.

Commode = Rs. 28000/-

Basin 8000/-
Shower 10000/- and so on.

Up to 45000 per bathroom excluding sanitary pipeline and fixtures.

(Parryware or Hindware or Jaguar for fixtures and pipeline (CPVC
and PVC of Panchakanya or equivalent and tank of designed liter
capacity of Hill take.) (Hot/Cold water pipe lines)

Client can break down individual toilets due to varieties of fixtures

according to their needs such as: -

Commode -1
Basin -1
Mirror Light -1
Wall mixture with head shower -1
with maximum limit of Rs. 45000/- per toilet.

• Electrical Works
Supplying and fixing electrical pipeline and fixtures of approved
manufacturer fixed in specific grid and finished with jointing compound
complete as per drawing, specification and instruction of the Client.

Up to 85,000 per floor including electrical wiring and switches of

Brand.

Electrical Wires (Janata, Prakash. Trishakti)

Electric switch/socket (CPL or Schnider)
Wall Light (Chinese Brand)
Dome Light (Chinese Brand)

• Underground Tank and Septic Tank

Underground Tank of 15,000 lt. capacity with waterproofing from Dr. Fixit
chemical and Septic Tank of 25,000 liter. Capacity or as per requirement.

• Solar Panel, Boring and Landscaping (such as water fountain, etc.)

are not included in the given rate.

Our Facility: -
• Client will be updated with each and individual work schedules.

• If client demands for 3D view of building it will be done free of cost (such
as boundary wall, etc.) until client gets satisfied with the 3D works.

• One room of each storey will be interiorly designed free of cost with normal
rendered but before this the client must fix all the affordable accessories for
the respective rooms.

• No tapes will be used on sites for layouts etc. as old days. It will be done with
highly accurate machines such as total station, etc.
