SYSTEM DESCRIPTION
THERMAL COMFORT DESIGN

Usage of the entire building is primarily in terms of office space. The office area consists of both open workstations and
cabins which have sparsely populated. The normal office is spread over Ground, First and Second floor.

Since city of Noida has primarily hot & dry climate round the year with few days of mild winter, hence special emphasis is PATNI CAMPUS AT NOIDA
laid in air-conditioning system design for cooling of various spaces. For few days of winter heating, electric tubular heaters
are installed in the air handling unit. Lastly, leaving chilled water temperature from chilling machines has been selected at
6.66 deg C to ensure that inside design conditions of 23+ 1 deg C and RH not exceeding 60% are achieved round the
year. In addition, PAN type humidifiers (of stainless steel construction) have also been provided with each air handling unit
to control over relative humidity. OWNER

Each floor have been provided with an individual air handling unit consisting of supply air fans (with VAV Boxes in fresh
air), cooling coil section, stainless steel double sloping drain pan and filter section.

The cooling coils of all air handling units are provided with motorized automatic control & balancing valves. Space
temperature and relative humidity monitoring for each floor is carried out through sensors located in the return air stream
of each air handling unit. These sensors report to an advanced building management system which in turn controls the
motorized control valves thereby throttling the flow of chilled water to the coil of each air handling unit.

BUILDING AUTOMATION SYSTEM EQ CREDIT 7.1
1. SCOPE

The system shall be provided to monitor all parameters of HVAC system and other services in the building. Building Automation System
THERMAL COMFORT DESIGN
shall not only help in conserving energy by making it possible to plan and execute various energy conservation control schemes
but also help in reducing scarce trained man power requirement for operating and maintaining the building services without
compromising on quality of services. It shall also act as a Management Information System (MIS) by keeping the management
informed about the critical operation of various building services and make available data required for analyzing the working of, and
possibilities of conserving the energy. The system shall be based on Micro Processor Control System, using the various Energy
Management Programs to save the energy with the latest techniques of controlling the environment. BAS shall be capable of
performing the following main functions :

2.0 BUILDING AUTOMATION SYSTEM

2.1 Hardware for Automation System

The major components of the proposed BAS System are :

i. Operator workstations.
ii. Printers
iii. Direct Digital Controllers (DDC)
iv. Portable Operator Terminal (POT)

2.2 Operator Workstation

Operator workstations shall be the latest generation personal computers using a Pentium microprocessor. These shall act as Man
Machine Interface (MMI) on which BAS Software is run which allows the operator to initiate request to controllers. Operator workstations
shall use the Windows operating system so that popular business software can run concurrently with the BAS software. To display high
resolution graphics, all operator workstations shall have colour LCD monitors.

2.3 Printers

To prevent mixing of alarms with report printouts, there shall be two types of printers.

i. Alarm printer
ii. Report printer

If an alarm printer is off-line, alarm messages shall be printed on the report printer so that alarm messages are not lost.

i. A lockable cabinet for security.

iii. Battery backup for Uninterrupted Power Supply (UPS) during intermittent mains failure.

To reduce wiring and simplify servicing, DDC controllers shall be located close to the equipment being controlled. For fault tolerance, each DDC
controller shall be capable of stand alone operation so that Direct Digital Control is not lost even if the DDC controller loses communication with
the BAS.
2.5 Portable Operator Terminal (POT)

To assist in trouble shooting, Portable Operator Terminal shall allow access to the system from controllers located in mechanical rooms. It THERMAL COMFORT DESIGN
shall be possible to address any controller from any point in the system. Same set of passwords and English language point names shall
be used at the POT as are used at the Operator workstation. For proper troubleshooting, the following functions shall be available at the
POT.

i. Display all points in system.


ii. Command any point in the system.
iii. Display point history for any point in the system.
iv. Display and adjust alarm/warning limits for any point in the system. PATNI CAMPUS AT NOIDA
v. Display and adjust time schedules for any point in the system.

2.6 SOFTWARE

2.6.1 Password

Password system shall have a password feature to limit unauthorized access. None of the features of the Operator Station shall be
accessible without the user first being required to LOG IN by entering a password. Multilevel Alpha-numeric passwords upto 15 characters
shall be available and definable. Database related commands shall be given a higher level password than monitoring and control related OWNER
functions. It shall be possible to limit operator access to a class of points also. A log of previous users shall be maintained at the Operator PATNI COMPUTERS
Station. Password summary shall be available to the operators with the highest level of access where a record of the users name, time
and date of LOG IN and LOG OFF shall be available.

2.6.2 Operator Interface

For simple operation, the operator interface shall be graphic based whereby a mouse is used to select symbols and menu items from the
screen. Selecting a symbol such as a fan shall allow control of the equipment. Selecting a symbol such as a floor of the building shall
display another graphic such as a floor plan. As a troubleshooting tool, the operator shall be able to display multiple graphics on the
screen concurrently. Each graphic shall be dynamically updated as field conditions change. Colour banding of screen displays shall be
provided for display and differentiation of normal and abnormal signals.

The following graphics shall be provided :

i. Main screen for each block.

As an audit trail to assist in pinpointing responsibility, operator commands such as starting or stopping of equipment and adjusting of set Tel: 011- 46031500
points shall be stored in hard disk files at both Operator Workstations. The message shall include the day, time, point name and operator

graphics generation shall be a major requirement i.e. the operator shall have the ability to create new graphics on-site from a menu by
reconfiguring or modifying existing points without taking any part of the system off-line. The operator shall be provided the facility to
override the use of Portable Operator Terminal (POT).
2.6.3 Help Facility EQ CREDIT 7.1
A help facility shall be made available to the Operator for every menu item. A dialogue box shall come on line by use of dedicated key or a
single key click on the mouse. The information provided shall be in simple clear language and shall be capable of being added to or THERMAL COMFORT DESIGN
modified by an authorized operator.

2.6.4 Alarm Management

Each analog point shall have limits and alarm limits. Each alarm message shall be printed on all alarm printers and stored in hard disk
files at both Operator Workstations. The message shall include the date, time, point name and operator initials, When the point returns to
normal or it is overridden by operator, the event shall be stored in hard disk files at all Operator Workstations.

Proposed system shall also be capable of displaying a list of alarms in the system. An operator with authorized password can lock out
control on a point to force it to remain in its current state. PATNI CAMPUS AT NOIDA
2.6.5 Time Scheduling

The following commands shall be time scheduled to be issued at a later date and time :

i. Start and stop a point.


ii. Change alarm limits, warning limits or setpoint.
iii. Lock/unlock point reporting or point control. OWNER

v. Trend point enable/disable for a point.
vi. Totalization enable/disable for a point.
vii. Alarm summary.

One time override schedule shall be provided to accommodate overtime usage. Separate schedule shall be able to accommodate for
holidays and shall be defined up to one year in advance.

2.6.6 Demand limiting/load rolling

The BAS shall calculate the instantaneous demand based on a sliding average of the previous 30 minutes of consumption. A predictive
control algorithm shall be used to anticipate excessive demand peaks and turn off equipment while there is still time to affect the demand.
The operator shall define a desired reduction in energy consumption and the BAS will turn off equipment to meet this target. Selection of
equipment to be turned off by demand limiting and load rolling features is based on both prioritization and rotational algorithms. Demand
limiting and load rolling features are co-ordinated with other features to ensure that no equipment damage or occupant discomfort results.

The BAS shall be capable of calculating run-time for any number of monitored pieces of equipment. When the accumulated run time for a A-7, Neeti Bagh
piece of equipment reaches an operator defined limit, the operator is alerted, the event is reported to all operators, printed on all alarm

printers and stored in hard disk files at all operator workstations. The messages include the date, time and point name.

The BAS shall also allow the operator to generate new graphics and link them into the BAS. Graphic engineering shall be mouse driven with all
typical features found in PC based drawing packages. The BAS is provided with a library of standard symbols such as fans, pumps and chillers
which can be incorporated in operator generated graphics. The graphics shall have the ability to display real time field data and change colour
of symbols based on field conditions. For example a fan could be green when ‘ON’, white when ‘OFF’, red when ‘IN-ALARM’ conditions.
2.6.9 Summaries EQ CREDIT 7.1
Standard reports shall be provided, which shall be selectable by operator to appear on the Operator Workstation and on any selected printer

Alarm and run time reports shall be automatically issued to assigned printers immediately upon occurrence and shall consist of the point with
engineering unit, time, data and the message.

3.0 COMMUNICATION NETWORK

The communication protocol shall be compatible with proposed ASHRAE’s standard protocol BACnet, to allow devices from multiple vendors
to the connected into network. This will ensure that the client is not tied to one vendor, system or technology for future additions or
modification to the system. OWNER

4.0 SYSTEM DESCRIPTION

The system installed shall be a Direct Distributed Digital Control (DDC) system with the functions distributed both physically and functionally
over the field controllers. Microprocessor based Direct Digital Distributed Controllers (DDC) shall interface with sensors, actuators and
environmental control systems (i.e. Air Handling Units, Chillers, Pumps etc.) and carry out followings functions :

a. Individual input/output point scanning, processing and control.


b. Direct Digital Controls with proportional, integral derivative and adaptive gain and with any mix possible.
c. Energy Management.
d. Alarm Detection.
e. Time, event and holiday scheduling.
f. Temporary Scheduling.
g. Communication interface and control.
h. Suggestive preventive maintenance for all equipment.
j. Building maintenance & report generation.

These Controllers shall be capable of functioning on a stand-alone mode i.e. on case of loss of communication with the central control station,

these shall function independently. These shall have microprocessors built-in as standard, which control the respective operation centres and

also offer fast peer to peer communication of data via the network communication system. The access to these shall be either through a
keypad fitted to the facia of each outstation or through a Portable Operator Terminal (POT).

The controllers shall be capable of executing advanced control algorithm like Proportional + Integral + Derivative control. They shall also Tel: 011- 46031500

shall be sized to suit the operation centre’s requirement which will help in reducing the site electrical installation.

All DDC Controllers shall be connected via communication Bus/LAN. Communication between controllers shall be such that, controllers can
communicate between themselves without having to first communicate with the control station. The communication between the different
buses shall be through the system integration units. All the System Integration Units shall be placed on a Local Area Network (LAN) where the
speed of communication desired shall be above 9.8 KB.

AIR-CONDITIONING SYSTEM

a. Water Chilling Machines

i) Carry out software integration with the micro-processor panel of water chilling machine. All the points displayed

iii) Monitor status and lock out conditions of the chilling unit and subsequently give alarm on failure.

iv) Carry out chilled water temperature reset with respect to chilled water valve position at the AHUs

vi) Monitor chilled / condensing water supply temperature at the outlet of the chilling machine

b. Chilled Water & Condenser Water Pumps

e. Air Handling Units

i) Program the start/stop of supply / relief fan at each air handling unit and carry out duty cycling (from AHU panel).

ii) Monitor the running status of each blower fan through a differential pressure switch and keep a log of the number of hours
run.

iii) Monitor filter status of each AHU by a pressure differential switch & give an alarm in case the filter gets choked.

iv) Monitor the supply and return air temperature & give an alarm for a high/low supply air temperature.

vi) Control the chilled water-modulating valve, to maintain the room conditions.

maintained less than 530 ppm.
