1. To sell, alienate, convey, transfer, or otherwise encumber all my rights and interest

name, including the improvements that may be found therein under such terms and

intents and purposes as I might or could lawfully do if personally present, and hereby ratifying
and confirming all that my said attorney shall do or cause to be done under and by virtue of these
presents.
