LEASE AGREEMENT

THIS LEASE AGREEMENT IS MADE AND EXECUTED ON THIS 10 TH DAY OF DECEMBER 2019.

Sri NAMA RANGA VARDHANI W/o. Raja Gopala Rao, R/o. 50-25-2, Flat No: 301,
Satyam Sukriti Apartment, Seethamma Dhara, Visakhapatnam-13 hereinafter called as the ‘’Lessor ‘’,
(which term/expression include his legal heirs, representatives, successors, assignees, executors, and
administrators) of the FIRST PART.
AND

M/S. AABHARANA JEWELLERS Represented by its M.D Dupati Sudhakar S/o Vara Prasad
Rao R/o. Door No. 5-4-18, Subbaramaiah Nilayam, 2/3 Brodipet, Guntur – 522002 hereinafter called the
‘’Lessee”. (Which term/expression includes his legal heirs, representative, successors, assignees,
executors and administrators) of the SECOND PART.

WITNESSETH AS FOLLOWS

1) Whereas the Lessor is the absolute owner of this Agreement of Lease schedule property having
constructed a commercial complex with First Floor, Lease herein came up for proposal to take
out the same on lease for running Gold Business in wholesale and retail apart from the same the
Lessee is at liberty to carry out any trade and came to a finality about the terms and conditions
of the lease and have mutually agreed as hereunder.

TERMS AND CONDITIONS

1. The Lessor has agreed to lease out the schedule premises for a period of 5 years communing
from 10-12-2019 to 09-12-2025 and vacant possession of the schedule property to the Lessee.
2. The Lessor has agreed along with the Lessee that rent for schedule premises shall be a sum of
Rs.5,000/- (Rupees Five Thousand Only) per month for the above period.
3. The agreed rent shall be paid by the Lessee to the Lessor by 10 th and between 15th day of every
succeeding calendar month to the Lessor for the preceding month and obtain a valid receipt
from the Lessor for every such payment. The Lessee shall not plead any payment without any
receipt.
4. The Lessee is entitled to utilize the schedule property for his business purpose only and he is not
entitled to sublease the same to any third parties in any manner.
5. The Lessee has paid a sum of Rs.15,000/- (Rupees Fifteen Thousand Only) in advance by the
cheque no. 00006 H.D.F.C Bank and the said amount will not carry any interest and the same
shall be refunded to the Lessee at the time of vacating the schedule property without any
arrears of rent by the Lessee.
6. The lessee has to pay with 5% enhancement of every year from the date of the agreement.
7. The lessee is authorized to make any temporary fittings required in the premises to suit his
business convenience and shall not cause any damage to the super – structure of the building.
8. The lessee shall pay all the Business taxes relating to his business and the Lessor shall pay all the
property taxes and water taxes to the authorities concerned.

9. The Lessee Shall utilize the Power supply from the provided in the premises which is connected
though service connection No.7024 and pay the consumption charges as per the tariff
prescribed by the A.P.S.E. Board. (APSPDCL.in)

10. The Lessee shall keep the premises in a good condition and handover the schedule property
soon after the termination of the lease period in the same condition except for the natural wear
and tear. The lessor has to intimate 3 Months before to lessee to vacate the premises.

11. The Lessor shall provide running and drinking water facilities and shall make arrangements for
the repairs of the plumbing works.

12. The Lessor shall also provide common toilet rooms and shall make arrangements for the repairs
of the sanitization works.

13. It is agreed between both the Lessor and Lessee to bind for the terms and conditions in order to
give legal effect to this Agreement.

14. It is agreed that the lessee no need to pay any amount towards maintenance charges of
common areas by watchman.

Within the above boundaries the building complex, in the first floor the premises
provided with Borewell and meter.
IN WITNESSETH WHEREOF THE PARTIES HERETO HAVE SIGNED THIS AGREEMENT OF
LEASEE ON THE DAY AND YEAR FIRST WRITEEN ABOVE IN TOKEN OF ACCEPTANCE THEREOF.
