DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is entered into by and between:

SPOUSES QUINCIANO T. CASTRO and LOURDES D. CASTRO, of legal


ages, American Citizens and with postal address at SOUTHWESTERN
POBLACION, CALAMBA, MISAMIS OCCIDENTAL PHL 7210, represented
herein by its duly authorized Attorney-in-fact, MR. DANNY K AWING, as per
a Special Power of Attorney dated 29 October 2019 whose name and
signature appears in the signature pages hereof, by the virtue of the powers
conferred upon him, hereinafter referred to as the VENDOR;

-and-

SPOUSES RAMUEL T. REAMBONANZA and OFELIA B. REAMBONANZA, of


legal ages, Filipino Citizens, and with postal address at Villa Mariano Compd.,
Dr. V. Locsin St., Taclobo, Dumaguete City, Negros Oriental, hereinafter
referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the absolute and registered owner of a parcel of land known
as Lot No. 4951-B-4 under Plan No. PSD-07-073229, containing an area of Three Hundred Eighty
(380) square meters, more or less, located Brgy. Balugo, Dumaguete City, Negros, which is more
particularly described as follows, to wit—

Total Area :380 SQ. M. more or less

WHEREAS, the VENDOR offered to sell, transfer and convey all their rights, interests,
participation and ownership over the above described parcel of land in favor of the VENDEE or his
assignees to which the latter accepted;

NOW THEREFORE, for and in consideration of the total sum of SEVEN HUNDRED
SEVENTY-FIVE THOUSAND TWO HUNDRED PESOS (PHP775,200.00), Philippine currency, which
price is pegged at TWO THOUSAND PESOS (PHP 2,000.00), Philippine currency per square meter
plus additional TWO PERCENT (2%) for the Attorney’s fee and processing fee, the receipt of which is
hereby acknowledged from the VENDEE to the entire satisfaction of the VENDOR, said VENDOR
hereby sell, cede, transfer, and convey, in a manner which is absolute, unto said VENDEE heirs,
successors and assigns, absolutely and free from all liens and/or encumbrances, the said parcel of
land.

This Agreement shall be valid and binding not only on the parties herein but also on their
heirs, agents, representatives, successors and assigns.
