AIR CONDITIONING
Guestrooms:

Humidity factor: 40-50% in summer, 25-30% in winter
Wall mounted thermostat controller ( digital display of the set point prefered ) located on guestroom wall with following
controls: On/Off; Fan Low/Medium/High; Temperature up/down 3°
Occupancy sensor prefered but option with Key card holder + window switch accepted
Maximum sound level 35dB/A (ISO 3743); 32dB/A at medium fan speed
Public Areas:
Design Criteria Summer = 24*C max; Winter = 22*C

VENTILATION SYSTEM
General: Capacity for supply and extract to operate 24h/7
At the completion of the works and the opening of the hotel, all device's filters must be changed with new ones; this
including A/C units ( FCU ) in rooms.
Separate air-handling units ( AHU ) for fresh air and extract to guest rooms, corridors, back of house, restaurants, bar,
boardrooms, meeting rooms, ballrooms, kitchen and gym, each individual unit is monitored by a central BMS control
system.
Guestrooms: An AHU shall provide ducted filtered fresh air which depending on season shall be either heated or cooled (around
19/23*C), capacity 80 m³/h per room.
Bathrooms:
Air transfer from room through 30 mm bathroom door undercut. Extract grill over the toilet connected via duct system to
a central fan unit ( extract up to 80 m³/hour); this fan can be monitored via the BMS system. Depending on the size of
the rooms these capacities can be adapted, assuming a capacity of air renewal of min 1 room's volume per hour.

Car parking: Shall be fully ventilated through the use of powered ventilation system to ensure that carbon monoxide levels do not
exceed limits (monitored by CO sensor) and connected to BMS
Emergency Staircase: All enclosed emergency exits must be provided with a pressure fan to maintain positive pressure in these areas. No
cooling or heating facility in this area.
Back of House: Stores and Linen rooms to be provided with mechanical air extraction, according to European Norm 13779
For laundry the AHU should be equipped with special filters (on extract and supply)
In general in BOH, a volume of 30 m³/pers should be considered with a density of 5 m²/employee
Kitchen Exhaust: Provide an extract canopy type: induction; not treated air supply 70 % - ambiant air 30% following countries some
percentage of this air could come out from the restaurant. The fans should be located in order to disperse exhaust
away from building and to prevent re-entry of contaminated air into outside air intakes.
Hoods to be equipped with a fire surpression system (Ansul R102 or similar)
Kitchen hood's exhaust fan and fresh air supply for kichen mut be monitored via Intelligent Demand Controlled System
which will regulate flows following use of the kichen.
A separate exhaust for dishwasher must be foreseen
Volume depending of equipment - to be defined case by case
Cold Water Production
General: HVAC cold water production to be able to operate 24h/7 in all seasons
Where District Cooling System (DCS) exists, this should be used; then otherwise cooling equipment to be powered with
electricity.
Circulator pumps and electrical motors must follow EuP Eco design requirements.
Circulator pumps must meet energy efficiency index (EEI) of : < or = 0,27 in 2013
Electrical motors must meet IE3.
A stand-by pump is required in order to allow the system working even in case one pump is broken.
Central chillers: Minimum 2 units piped in parallel
The chillers at a ratio of 80% of their maximum efficiency must be able to provide the maximum required capacity
Heating produced by chillers should be recycled in order to pre-warm the sanitary hot water
Liquid Chilling Packages (LCP) must have Eurovent certification. The required energy class must at minimum be Class
B according to Eurovent Certified Performance program. Preferable would be Class A.
Others: Split inverter or VRV are not accepted.
General: HVAC hot water production to be able to operate 24h/7days all year.
Where district heating exists, this should be used; then gas heater ( for energy efficiency ), then oil, biomass, electricity
depending of the cost. Heatpumps is considered as a preferred solution.
For all circulation pumps, stand-by pump is required in order to allow the installations work even in case one is broken.

Distribution
General Provide an energy efficient system which requires minimum maintenance
An automatic Power Factor correction unit must be provided.
Separate electronic meters are needed for main feed to guestrooms and kitchens, banqueting/F&B areas as well as
laundry, fitness/pool and BOH
10% on each distribution panel and 20 % of main switch board to be reserved for future expansion
Fuses to be labelled with their loading and service provision
No cable to be less than 1.5mm* for remote and 2.5 mm* for power supplies
Energy available= 120 % of maximum load.
One sub distribution panel on each floor or wing ( depending of the number of rooms by floor )

in the room's entrance foyer or wardrobe

LIGHTING
General: A specialist Lighting Consultant/Designer must be appointed
A proprietary computerized lighting control system should be provided for each public area with the possibility of 5
preprogrammed scenes.
Min. 70% of the public areas and rooms lighting to be energy saving lights, 100% for the BOH areas
LED is the prefered Light Source. Particular attention must be paid to the colour of the lighting ( t° )
Lighting maintenance has to be addressed including access and lifespan
Design Criteria: In rooms corridors and Car Parks 2/3 of the lighting to be controlled by motion detectors; 1/3 to be controlled with a
switch at the panel. The lighting is also controlled by clock and could be connected to the BMS.

Rooms circuits:
Key card holder or occupancy sensor is mandatory with time delay device. Key card holder to have led light indicator.
The following MUST NOT be controlled by key card switches:
guest convenient sockets above desks and bedside tables, minibar socket & pay TV system.
2-way switch in Entrance hall and at the bedside table (closest to window), to control writing desk lamp, standing lamp
2-way switch in Entrance hall and at the bedside table (closest to window), to control corridor lamp and eventually head

GENERATOR
General:
Except in rare places where the hotel can be fed by two separate networks, an emergency generator is mandatory
Minimum emergency power requirements:
- The safety distribution (all alarm and fire alarm related systems as well as IT systems)
- The minimum emergency distribution, lifts, cold rooms/freezers and selected lighting (so that hotel can operate
during long term electricity failure)
- Additional operation back up
100% back-up required in location with frequent power cut
Fuel reserve: 48h of operations or more, depend on reliability of local supplier
FIRE ALARM & DETECTION
General: The system has to be/provide:
- fully automatic
- fully addressible
- smoke/heat detectors for all rooms, public areas and back of house areas
- manual alarm push buttons in public areas and back of the house
Design Criteria: Refer to the document called "Design Guidelines for Security - June 2013" for all security related matters
Fire alarm panel with synoptic display for guestrooms, public areas and back-of-house, alphanumerical identification
display with clear and direct indication of the location( room name/number, floors, orientation), logging alarm and
protocol printer.
Fire detection shall automatically close smoke and fire doors, and close down ventilation plants according to agreement
with the fire authorities
The fire alarm system must, wherever possible, be directly connected to the local fire department or emergency service
with an adjustable time delay up to 5 min before automatically evacuating guests and with no delay for staff alarming
In addition, information must be disseminated through loudspeakers and separate audio system ( cabling fire resistant )
with a pre-recorded evacuating message, in local language + english (in addition any other request from the
authorities); Microphone for personalised message must be provided too.
Fire alarm should be interfaced with: BMS (monitoring of AHU, smoke exhaust system, elevators ), telephone, pager,
sprinkler and access control systems
Functioning of Fire Please refer to the document called "Fire Alarm Actions Scheme" - Any amendment to this scheme must be submitted
Alarm System: to Rezidor TD.

General Sprinkler system is mandatory in High Rise Building ( >23m/>6 Floors ) and/or Airports Hotels. Where legally accepted,
a mist sprinkler system could be proposed. Sprinkler system are recommended in all hotels. Sprinkler systems must be
designed according NFPA.
1. Design Requirements:
Water Source: Perform flow-test(s) and record document. Provide reliable source of water quantity and pressure from
municipal water main or from on-site cistern or tank(s) if municipal water is not available.
Safety Factor: provide a 10% hydraulic safety factor.
Pressure Reducing Valves: Design system within maximum pressure of 12 bar without use of pressure reducing valve.
Low-Rise Buildings: Provide control valves, flow and tamper switches at each connection monitored on the fire alarm
system. Locate inspector's test assembly at remote end of zone (not in guestrooms) with discharge piped to exterior
drain.
High Rise Buildings: Connect guestroom floor sprinkler piping to 2 risers at each floor with a control valve and flow and
tamper switches at each connection. locate inspector test assembly at remote end of zone, hardpiped to exterior similar
to low-rise building.
2. System Application: Equip Rezidor properties with complete hydraulically designed combination / automatic sprinkler / standpipe system
zoned by floor.
Underground Parking / Decks: Provide sprinkler protection,
Utility Spaces: Provide complete sprinkler protection in mechanical & electrical rooms; telephone, computer rooms
cannot be protected by a classic system, only appropriate estinguisher should be provide in these rooms.
Loading Docks and Truck Bays: Provide sprinkler protection. If subject to freezing, provide dry-pipe system.
Freezer and Cooler Boxes: Protect with dry-type heads off of area wet sprinkler system (not mandatory for Rezidor, but
recommended and conform to NFPA ).
Guestroom Bathrooms: Sprinklers are not required if bathroom is less than 5.5 m2 and when non combustible
materials are used.
Closets and Pantries: Sprinklers are not required in wardrobes, dressing rooms or stores where the area of the space
does not exceed 2.5 m2 and does not enclosed washer, dryer, water heater, mechanical or electrical equipment .
3. Wet-Pipe Sprinkler: Provide wet-pipe sprinklers for habitable spaces such as guestrooms, guestroom corridors,restaurants, ballrooms /
meeting rooms, public and back-of house areas
4. Dry-Pipe Provide dry-pipe sprinklers in attic and unheated areas to avoid the possibility of freezing.
Sprinklers: Use galvanized steel pipe.
5. Sprinkler Heads: Fast-response 68° to 74° C , recessed, semi-recessed and concealed throughout, except where listed below for a
particular application

CCTV System
Areas where cameras might be needed, as well as their number, depend on the location and operational requirements of the Hotel.
CCTV system will be subject to approval of Rezidor's VP Corporate Safety and Security
Access control
Every exit door of the property ( including fire exit ) must be equipped with a contact swich witnessing the opening of
the door. This switches is linked to a dedicated led alarm panel located in the security office ( 24/7 ) and or the BO near
reception.

Car Criteria: Key card operated except on floor accessible to all public
Full DDA compliant incl. either tactile push buttons or braille type ones
Car Finishes: Car doors brushed stainless steel, provision for hard flooring, Chrome handrail on 3 sides, overload and floor indicator,
finishing of wall and ceiling as per designer project. Controls on both sides of inner cabin entry

General: Water supply must fulfil EU directive 98/83/EC of 3rd Nov. 1998 amended by regulations 1882/2003/EC and
596/2009/EC
If storage t° is not guaranteed below 25°cold water needs to be pre-cooled ( Legionella and guest comfort )
Water distribution system includes:
- Chlorine Dioxide pack ( depending quality of Water )
- Pipework made of non corrosive material
- Mitigating measures against water hammer
- Water booster to include a minimum of 3 duty pumps each rated at 50% of max. demand and serve cold
water ( hot water simultaneously depending of the country and the design of installations )
- Electronic meter and stop valve ( External in some countries )
- Separate electronic meters for areas where sewage charges can be avoided (i.e. irrigation)
- Separate electronic meters for main feed to rooms and F& B areas, BOH, cooling towers, pool, as well as
banqueting and health club
Limited dead-end ( max 3m ) /still water locations
Design Criteria Consumption: 300 l/room per day (hot and cold together); this figure could be adapted following the F&B outlets and
meeting facilities in the property
Water temp. in all piping before mixers to be below 20°C and superior to 50°C at all times; requested distribution t° in
guest room is 55°C after 10 sec.
Water pressure at point of usage 2.5 to 3.5 bar except kitchen where the pressure should be at least 3.5 bar
Flow rates:
- Shower/Bath 9 -12 l/min with a thermostatic mixer
- Wash Basin 4 to 6 l/min
Toilet cistern to have a twin/water saving flush plate and a max. consumption of 6 l / 3 l per flush dual flush water

Bathroom equipments:
Vanity and Sink Vanity counter in reconstitued or natural ( prefered ) stone 60 cm deep top with 15 cm backsplashes and 25 cm apron.
Generation capacity of 400 l/day (600 l/day with laundry) 800 l/day for Resorts in countries where a constant water
supply is not guaranteed
Heat exchanger capable of recovering 15l/hour/room; separate hot water tank sized at 40 l/room in order to cope with
peak hours
Kitchen hot water and laundry hotwater calculation should be done following the equipment design and selection
Maximum waiting time for water to reach temperature in Bathroom is 5 seconds, in other areas 10 seconds
Water Treatment: Water softening required if hardness exceeds 10°TH; for kitchen and laundry if hardness exceeds 7°TH

Rodding access at bottom of each vertical stack, at collectors end, at all directional changes, at the end of each
horizontal drain and every 6m in straight line
Drains above suspended ceilings can be cast iron with mechanical couplings and with anti-condensation insulation (and
acoustic insulation if above public areas). Fire stopped if they penetrate through floor slabs
Grease trap: The needed kitchen drainage must be connected to a grease interceptor
If a laundry is installed in the hotel, a soap/detergent interceptor shall be installed
Grease interceptor to be located in area where guests are not effected when cleaned; located out of the building if
possible
Hot water supply provided close to interceptor in order to clean it
Emptying connection at the external of the building for collection via collection truck if internal location
ACOUSTICS
General All piping and device should be mounted on adequate vibrations eliminating device in order to avoid noïse and
vibrations.
The vibration isolation system must be carefully designed to restrict noise and vibration transmission to adjoining
spaces and structure.
