FLOATING USE :
After implementation of the Master Plan, certain actions / uses in major land use zones
are proposed in the changing physical, social, economic and political environment of the
cities as required, which are practical as per the demand of the time, but not envisaged
in the Master Plan or Zoning Regulations. Such uses may include trucks / rail / air
terminals, wholesale markets, complexes, public utilities and services such as power sub-
stations, treatment plants, etc. In order to allow such activities, many times it becomes
inevitable to adopt the process of land use change under the Act, which would otherwise
not be justified in every case. Hence the "floating use" concept has been adopted to
57 10 allow such activities / uses as required. Information on "floating use" / activities will be
available only by the developer / builder on submission for permission and the nature of
the use and its working criteria will be decided only in which land use zone it should be
allowed. The adoption of the "floating use" concept will result in flexibility in the zoning
system. It will also have the advantage that non-conforming uses will not be centralized
in any land use zone. In addition to this, a provision has been made to curb the impact or
degradation on the predominant nature of a land use as a result of "floating use" and to
control the unnecessary pressure on the installations in the relevant area. In general, it is
not permissible, so with regard to permission of merit on the basis of merit with special
permission by the competent authority will be decided.
