1.1 Introduction
Furthermore, the work program helps the Project Manager to monitor and control the
works and solution can be determined if there is any unexpected incident occurs. It can
prevent the loss of the development which further create financial problem.
The development work program can be presented through multiple kind of software
such as Microsoft Project, ZOHO Projects, FastTrack Schedule 9 and so forth. In practice,
each of these project schedule software options has different strengths, but they offer the best
options for a variety of management needs. The common type of presentation for work
programme are via Gantt chart. The Gantt chart will present the duration for each of the
particular task upon the relevant information are inputted into the software.
This program has been prepared for the proposed Nusa Sky Residence development.
It consists of all work stages from land possession until final account. Generally, there are
two types of work program as following:
Master program can be defined as a process where it consists of planning and controlling
the activities in construction development. The information such as duration and planning for
each level of activities are established from land possession until final account. All the
activities’ schedule will be tabulated in timetable format for a project development.
The time required for each single task will be determined and the start time and end time
are clearly shows in the Master program throughout the whole project. In addition to that, the
relationships between each activity will be analysed which further allow the whole
development planned before it commenced in actual date. If there is any delay occur during
the development phase, it will totally affect the whole development project and increase the
risk to the overall completion date. There is some useful information provided by the master
program which are the following:
Early start time, early completion time, milestone, critical activities, key event dates.
Time schedule for main activities.
Due date for information like design, drawings, instruction and critical activities.
Identifying the stages of activities.
Time estimation for authority approval and all the fees.
Arrangement for all the development activities.
For the proposed project, a master programme had been prepared which shown as Figure 1.

1.3 Construction Programme
The construction program consists of all the construction activities starting from
preliminaries to practical completion of projects. It includes overall duration of the
project, the planned duration of each activities and the time each activity starts and
finish.
There are several reasons why a construction work programme shall be developed
for a construction project as follows:
i. It enables to see whether the duration the client has stipulated is achievable.
ii. It can help to calculate overhead costs after the overall project duration determined
(preliminaries determination) which including management, supervision and running
costs.
iii. If the schedule is a resource, it can be used to either calculate, or certainly check, your
tender estimate.
iv. Submission of tender schedule with bid price where this can strengthen the bid as it
demonstrates to the client the overall perceptions through the project and how it will
be constructed.
v. The tender schedule could also demonstrate to the client the obligations they need to
fulfil such as when they need to provide access or information.
vi. The tender schedule can be used to forecast the contractor’s cash flow. They are many
contractors have failed due to insufficient cash flow because their projects lost money.
Sometimes, this is due to contractors taking on projects that are a drain on their cash
flow because they are too large or have unfavourable payment conditions.
For the proposed project, construction programme had been prepared which shown as Figure
2.
