INSPECTION:

On-Site was conducted on the 24th of November, 2016. Off-site Inspection was also conducted prior to the former
via existing Estate Records and Maintenance Documents.

OBJECTIVE(S):
- Identify defects and anomalies detectable in the structure
- Identify the causes of those defects
- Provide appropriate measures to Fix all defects and causes

DESCRIPTION:
Upon inspection, observations corresponded with Estate Records and the structure under review is a 3-Bedroom
Residential Apartment consisting of 3 bedrooms, 2 Baths/Wc’s, a living Area, a Kitchen and A Garage.

SUBJECT:

The Maintenance report was compiled after diligent inspection of the building and the order in which elements of
the building was inspected are thus follows: the Garage, the Kitchen, the Living Area, the Bedrooms and the
Bathrooms. This is also the same order in which the maintenance report was categorized and appropriate control
measures affiliated.
Each element/location will further be subdivided into five sub-elements; ceiling, walls, windows, doors and floors
(save for special exceptions which will include roof, furniture, etc).
The report was compiled in a tabular form for maximum user efficiency and sake of ordered structure.
It provides defects, causes, area damaged, cost of repair and labour, materials specification, etc.

SUGGESTIONS

- I Strongly recommend that the supervision of the maintenance project be carried out by a Trained Professional
who would adhere to the measures provided in this report religiously

OPINIONS AND RECOMMENDATIONS

- From the inspection and Schedule of Dilapidation conducted above, it is evident that the structure has undergone
Moderate Dilapidation.

- I am of the opinion that the time for inspection and provision of this Report and Schedule of Dilapidation was the
most Optimal as it was conducted to meet the structure at Moderate Dilapidation and hence moderate/economical
resources would be used to fix and repair all defects.

- I also recommend that in order to stay pro-active and cover for unforeseen circumstances that may or may not
arise, a selective fee of 10% of the specified maintenance cost be provided and termed Miscellaneous.
