RENTAL AGREEMENT

This Rent Agreement is made on 01.01.2020 between Mrs.N.NITHYA Daughter of TM,NAGARAJ resident of 121
,SRI RANGAN STREET, PULIYAKULAM COIMBATORE-641045. (Hereafter called the Lessor /landlord of one part)
AND Shri R. KARTHIK ,RESIDING AT 5/166,SRINIVASAPURAM, ALATHUR(PO), AVINASHI ,TIRUPUR-
641655 (Hereafter called the Lessee/Tenant of the other part)

Whereas the Lessor is the exclusive owner of the premises situated at “121 ,SRI RANGAN STREET,
PULIYAKULAM COIMBATORE-641045. The expression Lessor and Lessee will mean and include their heirs,
successors, executors, administrator and assigns. Whereas the Lessee has agreed to take a lease of the said building from
the Lessor for a period of 11 (Eleven months) upon terms and Conditions hereinafter mentioned.

Payment of Rent
Tenant will pay to Landlord a monthly of Rs.8000/- payable in first week of each month, except when that day falls on a
weekend or a legal holiday, in which case rent is due on the next business day. Rent will be paid in the following manner
unless landlord designates otherwise:

Delivery of Payment
Rent will be paid: * In person, at N.NITHYA.
Form of Payment
Landlord will accept in these forms: * Cash.
Prorated First Month’s Rent
For the period of from tenant’s move-in date, 05-10-2019(DD/MM/YYYY), tenant will pay to landlord a prorated
monthly rent of Rs.8000/- + Electricity Charge + other Charges.
Security Deposit
On Signing this agreement, tenant will pay to landlord the sum of Rs.50000.00 (fifty thousand rupees only) as a security
deposit/advance amount. Tenant may not, without landlord’s prior written consent, apply this security deposit to the last
month’s rent or to any other sum. The said Security Deposit/advance shall not be interest.
Certification and Agreement:

1. Repairs and Alterations by Tenant

a. Expect as provided by law or as authorized by the prior written consent of landlord, tenant will not make any repairs or
alterations to the premises, including nailing holes in walls.
b. Unless authorized by law, tenant will not, without landlord’s prior written consent, after, re-key or premises or install or
alter any burglar alarm system. Tenant will provide landlord with a key or keys capable of unlocking all such re-keyed or
new locks as well as instructions on how to disarm any altered or new burglar alarm system.
2. Violating laws and causing Disturbance
Tenant and guests or invites will not use the premises or adjacent areas in such way as to:

a. Violate any law or ordinance, including laws prohibiting the use , possession or sale of illegal drugs

b. Commit waste (severe property damage), or

c. Create a nuisance by annoying, disturbing, inconveniencing or interfering with the quite enjoyment and peace
and quiet of any other tenant or nearby resident
d. This document and any attachments constitute the entire agreement between the parties, and no promises or
representations, other than those contained there and those implied by law, have been made by landlord or
tenant. Any modifications to this agreement must be in writing signed by landlord/lessor and tenant/lessee.
