PUBLIC BENEFIT AGREEMENT

REGARDING CONSTRUCTION OF
NEW FIRE STATION NO. 4
Context: Transportation Connectivity
History of Fire Station No. 4 Public Benefit Agreement
February 2018: City enters into Public Benefit Agreement with Southside
Place LLC
• The City Commission considered and approved the 2018 Public Benefit Agreement
through City File No. 2341 and adoption of Resolution 17-0330.
• Southside Place LLC does not purchase 191 SW 19 Street Property.

August 2018: City executes an Interlocal Agreement with Miami-Dade County


• Interlocal Agreement expanded the County Rapid Transit Zone (“RTZ”) to include
Brickell Station Subzone.
• Brickell Station Subzone includes all properties within the Southside Park block,
including Fire Station No. 4, 191 SW 12 Street, and the Cambria Parcels.
• All properties within the Southside Park block can only be developed pursuant to
Miami-Dade County RTZ Development Regulations.

Summer 2019: 191 SW 12 Owner LLC assumes control of 191 SW 12 Street


Property
• 191 SW 12 Owner LLC engages the City to negotiate new Public Benefit
Agreement.

City at Developer’s sole cost and expense  
• Developer makes cash payment of $2.2 million for one (1) ladder
truck, one (1) engine truck, two (2) fire rescue trucks, two (2) Ford  
trucks, and additional fixtures and equipment for New Fire Station
• Developer conveys fifty (50) parking spaces to City for use in
connection with the New Fire Station  
