MATTESON PLAN COMMISSION FOR CONSIDERATION OF


PLANNED UNIT DEVELOPMENT / SPECIAL USE PERMIT IN THE I – 1
/ C- 4 AND NORTHWEST OVERLAY ZONING DESIGNATION AND
SUBDIVISION (CONSTRUCTION & OPERATION OF AN “AR – 2”
SORTING AND FULFILLMENT CENTER), VARIANCE FOR 24-HOUR
OPERATION, RELIEF FROM THE TREE PRESERVATION
REQUIREMENT OF 2 – 1 TO REPLACEMENT OF ONLY GOOD
CONDITIONED, NONINVASIVE AND GOOD CONDITIONED TREES”
AT THE MANHEIM BUSINESS PARK DISTRICT, (VOLLMER ROAD /
HARLEM AVENUE) MATTESON
On Thursday evening, February 13, 2020 at 7:00 p.m., a Public Hearing will be
held by the Plan Commission of the Village of Matteson at the Matteson Municipal
Building, 4900 Village Commons, Matteson, Illinois, for the purpose of considering
and hearing testimony regarding a proposed Special Use Permit application for the
construction and operation of a 3.86 million square feet “AR – 2” Sorting and
Fulfillment Center operation in a C – 4 / I - 1 and Northwest Region Overlay zoning
districts on Harlem Avenue and Cox Avenue,
i. Consideration of a proposed (PUD) Planned Unit Development for the
construction of a 3.86 million square foot sorting, logistics and fulfillment center at
the Southeast corner of Harlem Avenue and Vollmer Road.
ii. Consideration of a Special Use Permit to allow for construction of a multi-story
(5 story) industrial building in an I – 1 zoning designation
iii. Consideration of a Variance to allow for a 24-hour commercial / industrial
operation in the district
iv. Consideration of a Variance for tandem parking to allow for varied parking
opportunities
v. Consideration of a Variance for noise minimalization / equalization level
allowance that will allow for calibration to acceptable industry standard noise level:

Properties, Incorporation, for construction and operation of an “AR – 2 Sorting and
Fulfillment Center operation in the I – 1, C – 4, and Northwest Overlay zoning
district at the Manheim Business Park District (Harlem Avenue & Vollmer Road)
The application for the Planned Unit Development is available for review at the
Matteson Community Development Department, Village Hall, 4900 Village
Commons, Matteson IL. 60443
All interested parties are invited to attend the public hearing and will be given an
opportunity to be heard.
