BUILDING SPECIFICATIONS

Owner: Elena S. Magboo


Location: LOT 4, BLOCK 16 BUBI VILLAGE 1 DUMANTAY,
BATANGAS CITY
Project: Construction of Bungalow

GENERAL CONDITIONS:
1. This simplified specification is made part of the General Specifications, which is concise manner intended to
save time and elaborateness of general specifications. It is also understood that all work covered in this
contract shall be executed in the highest form of workmanship and quality of materials.
2. The drawing and specifications are intended to explain each mutually and anything shown are called for in
one and not in the other, shall be executed as part of the contract as though both are shown and specified.
3. The owner shall be responsible for clearing the site before mobilization, otherwise additional cost will be
charged to the owner.
4. All revisions to be done must be coordinated to the Designer so that any changes to the design
implementation to cope with the site situation will be resolved accordingly.
5. Any designs from the original plan and specifications un-coordinated with the Designer, which will cause
improper functional operations of the system, shall be subject to modification and rectification by the
owner at no additional cost to the builder.

GENERAL SCOPE OF WORKS:


The work covered by these specifications include the supply and installation of all labor, materials, tools and other
equipment required for the construction of the proposed commercial structure covering all architectural, civil, electrical
and sanitary / plumbing works.

A. CONCRETE MASONRY UNITS


1. CEMENT
Portland cement should conform to standard specifications. Care must be taken in storing cement so as
to avoid exposure to humidity.
2. CONCRETE AGGREGATES
Use well graded, clean and hard particles of gravel or crushed rock. Maximum size of aggregates shall
not be longer than 1/5 of the narrowest dimension sides of the forms or longer than 3/4” of the
minimum clear distance between reinforcing bars, and in no way longer than 2” diameter.
3. WATER
Water shall be clean and free from injurious materials such as solids, acids, alkali, or any deleterious
materials or elements.
4. REINFORCEMENT
Reinforcing bars shall be of standard size. In no cases shall be undersized bars be used. These bars must
be free from rust, oil, or grease. Steel bars shall be placed as indicated in the drawings and where
required to carry out the intent of the plans and specifications. In slabs, beams and girders, reinforcing
bars should not be cut off of point of maximum stress. Splices in columns shall be lapped sufficiently to
transfer the full stress of the bond.
5. FORMWORKS
Forms shall conform to the shapes, lines and dimensions of the members as called for in the plans and
shall be [properly braced or tied together so as to maintain the proper position and shape. Removal of
forms shall be in manner to ensure the complete safety of the structure. Remove forms in accordance
with government specifications.
6. CONCRETE PROPORTIONS ( cement : sand : gravel )

Columns, footing and


Hanging slab - Class A (1:2:4)
Concrete, Hollow block footings - Class B (1:2-1:2:5)
Reinf. Conc. Beams and slabs - Class A (1:2:4)
Concrete slabs floor on fill - Class C (1:3:6)
Septic vault cover - Class A (1:2:4)
7. MASONRY
Concrete hollow blocks must be strong quality, properly cured with defined edges and with fine and
even textured. Mortar for laying of hollow blocks and masonry grouting shall consist of one part
Portland cement and tree parts of Sand. All CHB shall be filled with mortar. Vertical reinforcement of
CHB walls shall be 10mm dia. standard sized deformed reinforcing bars placed at every 800mm
maximum while horizontal reinforcements shall be 10mm dia. bars placed along every three courses.
CHB shall be properly aligned so that plastering shall not exceed 1/2” in thickness.

B. ROUGH AND FINISHING CARPENTRY


1. All lumbers to be used shall be Mahogany. Mahogany shall be used for Door Frames. Where the
required lumber is kiln dry (KD) no sun dried lumber may be used.
2. All carpentry work shall be executed in fine and workmanlike manner.

C. FLOORS
1. Floor will be finished with 600 x 600mm homogenous non-slip floor tiles with non shrink grout.

D. WALLS and CEILING


1. All walls unless otherwise specified shall be finished with a drywall partition. Shower area will be
masonry wall.
2. Ceiling Suspension System: ASTM C 635 (Intermediate- duty) main beam and cross tee classification,
commercial- quality dipped galvanized steel. All exposed surfaces to be chemically cleansed with
capping in baked polyester and/or treated with powder coat white finish. Provide seismic bracing.
Submit shop drawings for approval. 

3. Gypsum Board: Supply and installation of Gypsum ceiling on a 600mm x 600mm G.I. Framing
Suspended Ceiling System complete with accessories.

F. WATERPROOFING
1. Waterproofing: Furnish all labor, materials, equipment, plant and other facilities required to complete
all waterproofing work as shown on the drawings and herein specified. All applications shall be strictly
performed by an approved waterproofing Contractor.
2. All materials shall be Environmental Protection Agency (EPA) certified and approved.
3. Testing: Test waterproofed area by seventy-two (48) hours and check for any seepages.

E. HARDWARE
1. Provide the appropriate type of hardware for the necessary service required. Hardware should be
installed to fully equip a satisfactory operative condition.
F. PLUMBING SYSTEM
1. WATER LINE
Use G.I. pipes and fittings for all water lines with sizes indicated on plan.
2. WASTE AND SEWER LINES
Use uPVC pipes and fittings for waste and sewer lines with sizes indicated on plans.
3. FIXTURES
Provide Cool Brand or Equivalent bathroom fixtures and their equivalent fittings for shower valves and
faucets. (As specified by the Designer)

G. ELECTRICAL SYSTEM
1. Wiring system shall be concealed in PVC conduit pipes for all works within the structure unless
otherwise specified
2. Minimum sizes of wire shall be 2.0 sq.mm. THHN (Phelps Dodge or approved equal).
3. Follow the general conditions, notes and specifications on plans
4. Note: All electrical wiring within the ceiling must be properly line in cable tray going to each
distribution and properly marked for eased of tracing.

H. PAINTING
1. Use Davies, Boysen or Nippon brand or other first brand for all painting works required.
2. All interior concrete walls shall be one coat MONDO SKIMCOAT finished prior to painting except the
textured areas.
3. All painted surfaces shall have at least two coats of paint.
4. Consult the Architect for the final color scheme.

I. INTERIOR FIT-OUT
1. All joinery items on wet areas shall be marine plywood in approved laminate finish for exterior and
Painted on exterior. Built-ins are ¾” Plyboard Carcase Painted Finish unless otherwise specified.
2. All finishes like laminates, tiles, paint, sanitary wares and accessories, electrical plates shall be approved
by the owner.
3. All loose items, kitchen equipments, exhausts system, water heaters, air conditioning units are not
included in this scope of works.
