RENTAL AGREEMENT

This RENTAL AGREEMENT is made & executed on this 4th day of February 2020 by and between:

Here in after called the LESSOR / OWNER of the FIRST PART:

Bangalore – 560016.

Here in after called the LESSEE / TENANT of the OTHER PART.

Whereas the terms, Lessor and Lessee shall mean and include their respective heirs, legal representatives,
administrators, executors and assigns etc.
Whereas the Lessor is the sole and absolute owner of the premises situated at No:5&6, Flat No: 203,
Swami Anantha Nilaya, 5th Main, Akash Nagar, PWD Road, B.Narayanapura, Bangalore - 560016.
here in after called the Schedule Premises.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:


1. The tenancy is for a period of 3 (Three) years commencing from 04/02/2020. After Three (3) Years it can be
renewed with mutual consent of both the parties.
2. The Lessee shall pay rent of Rs.20,000/- (Rupees Twenty Thousand only) per month for the said premises, to
the Lessor on or before 5th of every English Calendar month regularly & promptly.

3. The Lessee has paid a sum of Rs.1,00,000/- (Rupees One Lakhs only) by way of Cash as Security Deposit to
the Lessor. The Lessor has acknowledged the receipt of the same hereby. The said security amount shall not
carry any interest, which shall be refundable by the Lessor to the Lessee at the time of vacating the schedule
premises.
4. The Lessee shall not sub-let or under-let the schedule premises to others without the written consent
from the Lessor.
5. The Lessee shall use the said premises for residential purpose only.
6. The Lessee shall pay the fixed electricity charges of Rs 2000/- separately every month to the
concerned authorities and share the water charges every month with other occupants of the schedule
premises.
7. If the Lessee commits default in payment of rent, consecutively for a period of three months, the
Lessor shall be entitled to terminate the lease created under this deed.
8. The Lessee shall allow either the Lessor or his / her representatives to inspect the schedule premises
at all reasonable hours.
10 The tenancy can be terminated by either of the parties by giving to the other of them Two
(2) Months prior notice.
11. The rent will be increased by 5% after eleven months.
12. The Lessee has to pay the painting charges at the time of vacating the schedule premises.
SCHEDULE

The piece, part and parcel of premises situated at No. No:5&6, Flat No: 203, Swami Anantha Nilaya,
5th Main, Akash Nagar, PWD Road, B.Narayanapura, Bangalore - 560016. consisting of Double Bedroom,
One Hall, Kitchen, 2 Bathrooms provided with electricity and water facilities.

IN WITNESSES WHEREOF, the LESSOR and the LESSEE have affixed their respective
signatures on the day, month and the year above mentioned in the presence of the following
witnesses.
