DEED OF EXTRA JUDICIAL PARTITION OF REAL PROPERTY

WITH DEED OF ABSOLUTE SALE OF PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

We, NELLY UNGRIA VALERIANO, widow; and AMELIA R. UNGRIA, married but
separated in fact; both of legal ages, Filipino citizens, and residing at # 1512 A Mendoza
St., Brgy. Kasilawan, Makati City, Metro Manila;

 W I T N E S S E T H:

That we are the only surviving legal and forced heirs of the late ELPIDIO S. UNGRIA ,
who died intestate and without a will on April 11, l982, in Makati City. Metro Manila;

That the decedent, ELPIDIO S. UNGRIA , left a certain parcel of land situated in
Longos Proper, San Fabian, Pangasinan, containing an area of ONE THOUSAND SIX
HUNDRED FIFTY NINE (1,659) SQUARE METERS, more or less, covered by Tax Declaration
No.31-0021-00508, more particularly described and bounded as follows:

North-Old Road South-National Road

East-Fulgencio Nabua West-Bonifacio Desear

That the decedent , ELPIDIO S. UNGRIA , left no will or last testament or obligation
unpaid, debts, nor disposed the above described property;

That being the only surviving legal heirs of the late ELPIDIO S. UNGRIA , we do
hereby announce and declare unto the whole world that we are the absolute and exclusive
owners in common, by way of inheritance or by operation of law, and that we do hereby
ADJUDICATE the same by way of this DEED OF EXTRAJUDICIAL PARTITION WITH DEED OF
ABSOLUTE SALE OF PORTION OF LAND which we are now presenting for registration and
transfer after due compliance with all the necessary requirements provided for by law;

That for the best interest of the herein parties, invoking the provisions of Section 4 ,
Rule 74 of the Rules of Court, we hereby by these presents agree as it is hereby agreed that
the above mentioned parcel of land be adjudicated unto ourselves in EQUAL SHARES PRO-
INDIVISO.

DEED OF ABSOLUTE SALE OF PORTION OF LAND

We, NELLY UNGRIA VALERIANO, widow; and AMELIA R. UNGRIA, married but
separated in fact; both of legal ages, Filipino citizens, and residing at # 1512 A Mendoza
St., Brgy. Kasilawan, Makati City, Metro Manila, for and in consideration of the sum of
THREE HUNDRED TWENTY THOUSAND PESOS (P320,000.00) only, Philippine Currency, to us
in hand paid, and delivered to our full and complete satisfaction, the receipt of which is
hereby acknowledged from the herein Vendee, MEL-JEAN SOLIS, likewise of legal age,
single, Filipino Citizen, and residing at # 33 Longos Proper, San Fabian, Pangasinan, do by
these presents, SELL, CEDE, TRANSFER AND CONVEY ABSOLUTELY AND IRREVOCABLY unto
and in favor of the said Vendee, MEL-JEAN SOLIS , her heirs, assigns and successors in
interest a portion with an area of ONE HUNDRED SIXTY (160) square meters, more or less,
on our UNDIVIDED PRO-INDIVISO share, in the above mentioned/described parcel of land.

That the provisions of Art. 1623 of the New Civil Code of Philippines and
Sections 11, 12, & 13 of the Code of Agrarian Reform of the Philippines have not in
any way been violated.
