CONTRACT OF LEASE

KNOW ALL MEN THESE PRESENTS:

This AGREEMENT entered into and by between:

SAIMONA A. DATUMANONG, of legal age, Filipino, married and a resident of 23-D Santos Street,
Cotabato City, hereinafter referred to as the LESSOR".

EZY’S PRINTING SERVICES,Don Sampaguita St. Rosary Heights 11 represented herein by its
Proprietor EDGAR CELIZ LLANDA hereinafter to as the "LESSEE".

WITNESSETH:

That for in consideration of the payment of the rent and compliance of all the conditions and covenants
hereinafter contained, the LESSOR has hereby leased, let rented and delivered by the way of lease
unto the LESSEE the premises known and designated as: Commercial Space with an area of 25 sq. m.
Located at Don Rufino Alonzo Street, Cotabato City.

1. RENT - The Lessee shall pay monthly rent of SIX THOUSAND PESOS ONLY (Php
6,000.00), net of tax. Upon execution of this contract, the LESSEE shall likewise
pay the sum of SIX THOUSAND PESOS (Php 6,000.00), as one (1) month advance
rental to be applied the first month of the contract and TWELVE THOUSAND
PESOS (Php 12,000.00), two months deposit shall carry over and serve as the same
deposit for all subsequent regards of the lease. Contract subject to the rental rate
increase, to avoid doubts deposit and renewals.

2. TERM - This Contract shall be renewable at the option of the LESSOR every three
(3) years. The term shall commence on 1st day of March 2020 and shall expire on the
1st day of March 2023 (5%) increase on space rental rate increase, to avoid doubts
deposit in renewals.

3. USE OF THE LEASED PREMISES - The leases shall be used exclusively by the
LESSEE and LESSOR shall not permit any lawful for immoral practice to be
committed in the leased premises not to permit the leased premises be used for any
purpose which shall injure the reputation of the premises or which will disturb the
peace and convenience of the inhabitants of the neighborhood.

4. ALTERATION, ADDITIONS AND IMPROVEMENT - The LESSEE upon the


LESSORS consent may introduce alterations, addition or improvements LESSEE's
own expence on leased premises as it may deem necessary for the conduct of its
business. Further, the LESSEE can improve all improvements on the leased premises
upon the expiration of this contract.

5. CARE OF LEASED PREMISES - the LESSEE shall at his own expense keep the
leased, premises together with the alley's sidewalk in good, clean and sanitary
condition. The LESSEE shall use the premises in such a way that it does
not contribute a nuinsance and shall permit obnoxious odor or noises toemanate there
from and not to store any inflammable materials in the lease premises.

6. PRE-TERMINATION - the LESSEE agrees to return and surrender the leased


premises at the expiration of the term of this lease in a good condition as reasonable
