be recognised but the reading of this document as prepared by the quantity
surveyor will be adhered to.

Where standard clauses are not entirely applicable to this contract, such
B modifications, corrections or supplements as will apply are given under each
relevant clause heading.

The tenderer shall allow opposite each of the items for whatever costs and
charges he may consider necessary for the carrying out, complying with and
due observance of the provisions, conditions and requirements set out herein.
C Only priced items will be considered in respect of any adjustments of this
section. Any items left unpriced will be understood to be covered in the rates
given for other items thoughout these bills of quantities and no claim for any
extras arising out of the tenderer's omission to price any item will be
entertained.

Clauses shown as amended indicate that the text has been varied to suit Local
D conditions in Nigeria. The Contractor is to examine these clauses carefully as no
claim will be entertained for want of knowledge.

JCT STANDARD FORM OF BUILDING CONTRACT 1998 EDITION


INCORPORATING AMENDMENTS 2003: The form of contract will be the JCT
E standard form of Building Contract with Quantities 2003. Allow for the
obligations, liabilities and services described therein against the headings
below:

and the contractor is to insert a price wherever payment is required in respect

Brief Description of Works

The project comprises of the construction and finishes of a 4-bedroom beach


house with two guest rooms and two staff quarters on three levels, the building
also has an adjacent gymnasium building with a pool deck on the first floor.
Other ancillary facilities/amenities include driveway parking, landscaping,
security building, fence with automated sliding gate amongst other enable
works. The structure is a canopy framed type, on raft foundation and includes
concrete and hollow sandcrete walls, finishes, fittings and fixtures, electrical
and mechanical works as well as landscaping and other related external works.

Visit Site and Scope of Works

A The Contractor is advised to visit and inspect the site and to make
himself thoroughly and completely informed as to the condition
of the site in its present state, the nature of the ground and the
extent and character of the Works to be executed, means of access
and storage space, the conditions affecting the supply of labour
and the availability and supply of water. No claim for extra
payment above the Contract Sum will be paid to the Contractor
for want of knowledge of any conditions affecting the execution
of the Works.

B A brief outline of the scope of the Works appears immediately


inside the front cover of this document and the Contractor is to
allow here any sum in respect of the scope or nature of the Works.

Restrictions in Use of Site etc

C The Contractor shall confine his activities and those of his work
people to the confines of the site. The Contractor shall not allow
his work-people to trespass onto neighboring sites and shall be
responsible for keeping unauthorised persons from trespassing
onto the site. The Contractor shall not without the express
permission of the Architect permit the loading or unloading of
materials on the site outside normal working hours and he shall
Endeavour to keep noise to a minimum throughout the contract to
avoid causing nuisance to residents or occupants of adjoining or
adjacent buildings and property

Care of Existing Installations and Works

D The Contractor will be held responsible for protecting and


maintaining all pipes ducts and cables met in excavations, for
keeping all ditches, gullies and channels clear and unobstructed
and for making good any damage caused to public or private
buildings, installations, roads, paths, kerbs and drains and is
to pay all cost and charges incurred. The Contractors and
Sub-Contractors vehicles shall not be parked on any public
highway or private roadway.
E Should the Contractor encounter any unknown services such as
underground cables, pipes or sewers during the execution of the
works he shall notify the Architect immediately and suspend all
affected work in the immediate vicinity until written instruction
to proceed has been given by the Architect.

Bills of Quantities

A The pricing, moneying out and totaling of these Bills of Quantities


is to be in INK throughout and is to be in Nigerian Currency. The
Bills of Quantities shall not be used for ordering materials. Any
discrepancies found between the quantities or descriptions in the
Bills and those to be ordered are to be reported to the Quantity
Surveyors immediately.

B The Contractor will be deemed to have included in his tender for


the obligations and requirements of all items in these Contract
Documents whether or not he has placed a rate or price against
the items.

Drawings

Drawings illustrating the broad scope of the works are provided with these bills
C of quantities. Any other drawings as may be available may be inspected at the
office of the Architects at the Architect's office during office hours.

D The tenderer shall examine all documents and shall thoroughly


acquaint himself with the nature and extent of the works and the
manner in which they are to be executed.

E The Contractor shall provide and do everything necessary for the


proper execution of the Works according to the true intent and
meaning of the drawings, whether the same may or may not be
particularly shown on the drawings, provided that the same is
reasonably to be inferred there from. Figured dimensions are to be
followed in preference to scaled dimensions.

F Allow for mounting one complete set of drawing on plywood or


other suitable rigid panels, properly covered with transparent and
water proof material and keeping them on site throughout the
Contract Period.
F The Contractor shall give adequate advance notice to the Architect
of requirements with regard to instructions, detailed drawings, etc.,
and in the absence of advance written notification to the contrary it
will be assumed that the progress of the Works is not affected by the
want of such information.

Insurance Declaration

A On signing the contract, the Contractor shall obtain his insurance cover
from a reputable insurance company to be approved by the Project
Manager. The Insurance provided shall strictly be in accordance with
relevant clauses of the Conditions of Contract.

Regulations

B The whole of the work shall be carried out in accordance with the
regulations and requirements of the Local and all other Statutory
Authorities.

Setting Out the Works


C The Contractor shall accurately set out the Works and include for
providing all pegs, templates, instruments and labour necessary for
so doing and as required by the Architect for checking this work.

D Excavation shall not be commenced until the permission of the


Architect is obtained.

E Allow for providing when required on the site, a 'Dumpy' or 'Precise'


type level, complete with tripod and staff and allow for the free use
of the leveling equipment by the Architect or Engineer for the
duration of the contract.

Site Accommodation
F Allow for providing a suitable weatherproof and secure office
accommodation on the site for the use of the Foreman-in-charge and
other site staff and include for providing necessary furniture and
lighting and clear all away on completion.

G Allow for providing and maintaining all necessary temporary building


for storage and protection of goods and materials on site and other
work that may be brought or executed on the site including the tools
and materials of sub-contractors and remove on completion. Sheds
for storage of cement are to have floors raised from the ground.

H Allow for providing and maintaining telephone and internet services


on site for the use of contractors and consultants including paying all
bills, fees and charges throughout the duration of the project.

Site Office accommodation for Consultants

Electricity
A Allow for providing all temporary lighting and power for the works
consisting of PHCN & Generators including that for use by special
tradesmen and Sub-Contractors for the works including tests; paying
all fees and charges and providing all necessary temporary mains
throughout the duration of the contract and clearing away and
making good on completion.

Water for the works


B Allow for providing all water required for the works including that
for Sub-Contractors. The water is to be clean, fresh water tested
and certified for use on the works by the Project Manager

C Allow for executing all temporary plumbing and paying all fees and
charges incurred in the connection and supply of the water for
building purposes and the removal of all temporary plumbing on
completion.

Temporary Works
D The Contractor shall ensure that all temporary electrical, water and
other installations are executed in the accordance with requirements
of the Authorities concerned.

Temporary Fencing and Barriers


E Allow for providing all fans, gantries, hoardings, guard rails,
barriers, or any other form of special protection to all sides of the
buildings and site as necessary to protect adjoining property,
persons, vehicles and the like from injury, and remove when no
longer required or when instructed by the Architect and make good
any damage.
F Allow for adequate temporary security fencing to the perimeter of
site, maintain and clear away and make good on completion.

Welfare and Safety


G Allow for providing proper toilet accommodation for the use of
workmen and keeping in a clean and sanitary condition to the
satisfaction of the Architect and Health Authorities and removing
same on completion.

H Allow for providing sheds, offices and workshops for the use
of the workmen on the site and maintaining and subsequently
dismantling and carting away on completion and allow for providing
and maintaining welfare and safety measures and amenities of a
suitable standard approved by the Architect or required by the
relevant Authorities.

A Allow for complying with all safety regulations published by


Local and State Authorities.

B The Contractor is to provide on site a FIRST AID box or cupboard


prominently marked with the word 'First Aid' for the purpose of
treating any of his employees, Sub-Contractors, and Consultants
injured on site. The contents of this box or cupboard are to comply
in all respects with the Factories Ordinance. The Contractor is to
ensure that there is always adequate stocks in the first aid box or
cupboard which is to be produced and opened for the inspection
of the Architect on request.

Security of the work


C Allow for providing all necessary guards, day and night watchmen
and lighting for the protection of the Works and the site and
surrounding properties as required during the period of the Contract
including Sundays and Holidays and is to make good any loss or
damage caused by his neglect of such provision.

Ordering of Materials
D Upon receipt of the order to commence the Works, the Contractor
shall immediately place orders for all the required materials and will
be held responsible for any delays occurring due to the late placing
of such orders.

E The Contractor shall, if so requested by the Architect, make available


to him all documents in connection with the ordering of materials
for the Works, showing agreed delivery dates, sources of supply
and the like.

F If upon receiving quotations for any materials required for the


Works it appears that delivery by the dates quoted will delay the
Works, the Contractor shall inform the Architect of this fact before
placing the orders.

Plant, Tools and Vehicles


G Allow for providing all scaffolding, hoists, cranes, vehicles, tackle
and other plant, shuttering profiles and apparatus generally required
for the proper execution of the work. The Contractor shall provide
without extra charge all labour and things required by the Architect
for testing and measuring the works and for weighting, measuring,
providing or testing the efficiency of any portion of the works and
shall also at his cost provide all planking, gangways, etc., necessary
for affording access to every part of the works.

Time and Progress

C The Contractor shall be responsible for the management of the


sequence of the carrying out of the works in such manner that the
subsequent cutting or patching of finished work is avoided. The
Contractor shall obtain all necessary particulars of Sub-Contractors'
work timeously so that provision for recesses, chases, holes, etc,
may be made.

D The Works shall be proceeded within such sections and sequences


as will effect completion of all works within the time for completion
or as directed by the Architect.

E Immediately upon appointment, or before signing the Contract, if


requested, the Contractor shall in collaboration with Sub-Contractors
submit to the Architect for acceptance a detailed programme and
progress chart to cover all activities on the site and shall record
progress thereon throughout the execution of the Works.
The programme shall indicate units of work in sufficient detail to
enable the Architect to access the progress of the work at all times
and to compare it with the programme.

F Copies of the programme and its supporting documents together


with all updates shall be provided by the Contractor for the use of
the Consultants

G The Contractor shall arrange for representatives to attend site


meetings as and when reasonably required by the Architect and
provide seating and other necessary facilities for such meetings.

Time and Progress (Cont'd)

A The Contractor's attention is drawn to his responsibility for the


co-ordination and programming of Sub-Contractor's work. The
Contractor is expected to arrange suitable programme with his
Sub-Contractors and to check regularly that such programme are
adhered to. Where delays arise in connection with Sub-contract
works the Contractor will be expected to have been aware of such
at an early stage and to have taken the appropriate action defined
in the Sub-contract document by the giving of such notices as may
be required in preparation for the determination of same.
Determination shall not be effected without the prior consent of
the Architect but requests for extensions of the Contract period on
the grounds of delay by Sub-Contractors will not be considered
unless the Contractor can establish compliance with this requirement.

B The programme is to be subject to the approval of the Architect but


such approval shall in no way relieve the Contractor of his sole
responsibility for properly programming and seeing to the progress
of the works and the timeous completion thereof

Meetings
C Meetings related to the progress of the works will be held at regular
intervals and at such other times as may be necessary.

Progress Photographs

D Allow for providing for four copies of 175 x 125mm prints of each of six
photographs taken from different positions on the site by a professional
photographer at approximately monthly intervals and handover to the
Architect as and when requested.

E Place one set of progress photographs in an album to be approved


by the Architect

Project Management Fees

Records

A The Contractor shall keep a daily diary which, inter alia, shall
provide a record of inclement weather, on-site labour complement of
the Contractor and all Sub-Contractors, deliveries, delays, plant and
equipment details and the like. The said daily diary shall be in a form
approved by the Architect and shall be available for inspection by the
professional team when required.

B The Contractor shall prepare and submit fortnightly reports as to the


Contractor's progress in relation to the agreed programme and on any
other aspects of the work requested by the Architect. The reports are
to include a schedule reflecting the number of tradesmen, labourers
of the Contractor and the Sub-Contractors currently engaged on the
works, daily weather, visitors to site as well as a schedule of plant
currently employed on the works.

Trade and Patent Names


C All materials, fittings, finishes, etc., specified under a trade name,
catalogue number of reference are to be either exactly as described
or, in the opinion of the Architect, of equal quality, specification
and weight in all respects as those described. The Architect's
written approval must be obtained for the use of any alternative to
the specification before the submission of tenders, failing which the
specified materials, fittings, finishes, etc., shall be deemed to have
been allowed for in the tender.

Standard of Workmanship

D The standard of workmanship and the quality of materials utilized


throughout this contract are to be the best of their respective
kinds and to the Architect's entire satisfaction. The word "best"
shall be taken in its ordinary English sense despite any trade custom
to the contrary. Any work which in the opinion of the Architect is
not of the highest standard or which the Architect condemns as
failing to conform to the contract will be rejected and will be
required to be removed and the work redone at the Contractor's
expense. In the absence of the detailed descriptions for any item
or items, the latest applicable Nigerian Standard Specification,
or where such does not exist, then the latest applicable British
Standard Specification shall be taken to apply.

Contractor to give Notice in Advance of Requirements

A The Contractor is to give to the Architect adequate advance notice


in writing of his requirements with regard to instructions, detailed
drawings etc.

Protection of the Works


B Allow for covering up and protecting from injury from weather or
from any cause, all new work, also for supplying all temporary
doors, protection to windows and any other requisite protection for
the whole of the Works executed whether by the Contractor or
special tradesmen or Sub-Contractors and any damage caused must
be made good by the Contractor at his own expense.

C During inclement weather the Contractor shall suspend such parts


of the Works for such time as Architect may decide and shall protect
from injury all works therein in the course of erection.

Tests and Samples


D Samples are physical examples furnished by the Contractor to
illustrate materials, equipment or workmanship and to establish
standards by which the work shall be judged. The Contractor shall
furnish without delay such samples and "mock-ups" as may be called
for by the Architect, who may reject all materials and workmanship
not corresponding with the approved samples.

E Samples must be submitted in duplicate or as instructed within a


reasonable time of request and must allow a reasonable time for their
consideration.

F Samples must be properly labelled with the project name and


location, Contractor's name, the type, finish, and composition of
materials, date of submission and the Contract Document reference
in which the product is identified.

G Allow for carrying out tests of any materials either before or after
use in the Works and for providing samples of all materials and
specimens of colours for approval as required by the Architect
before use or application in the Works.

H Allow for providing such samples of workmanship as may be called


for by the Architect.

As Built Drawings
J The contractor shall provide 2-Sets of as built drawings at practical
completion or as may be required by the Architect

Covering Up

A No work shall be covered up until it has been examined and


approved by the Architect.

B In case of work executed against provisional quantities in the Bills of


Quantities ( and therefore subject to measurement) the Contractor
shall notify the Project Manager before proceeding to cover up the
Works.

Opening Up

C The Contractor shall, at the request of the Architect open up for


inspection any work covered and should the Contractor refuse or fail
to comply with such request, the Architect may employ other
workmen to open up same. If the said work has been covered in
contravention of the Architect's instructions and if on being opened
up it be found not in accordance with the drawings or instructions
of the Architect the expenses for opening up and covering up again,
whether done by the Contractor or other workmen, shall be borne
by, or be recoverable from the Contractor or may be deducted as
aforesaid. If the work has not been covered up in contravention of
such instructions and be found in accordance with the said drawings,
etc., then the expenses aforesaid shall be borne by the Employer
and be added to the Contract Sum.

Temporary Stormwater Drainage

D Allow for ensuring that the whole of the site is kept free from the
risk of storm water flooding and providing such temporary trenches,
gullies and the like as may be necessary and for subsequently
backfilling such excavations and making good. Any damage arising
from non-compliance with this clause is to be made good at the
Contractor's own expense.

Prevention of Nuisance

E Allow for taking all necessary precautions with regard to the order
and method of execution of the work to avoid causing disturbance
to buildings and premises adjacent to the Works and for complying
with any directions of the Architect in this respect.

Access for Workmen

A The Contractor shall at all times give access to workmen employed


by the Employer or by local or other authorities or any other parties
and use of proper, sufficient, and if required, special scaffolding,
hoists and ladders and provide them with water and lighting, etc.

B The Contractor shall at all times strictly exclude all unauthorized


persons from the works and the site and shall set up notice boards to
that effect.
Delays

C The Contractor will be deemed to have made allowance for all


delays caused by difficulty in obtaining labour and materials or by
suspension of part or the whole of the Works due to adverse
weather conditions.

Overtime and Completion

D The whole of the Works are to completed by the time stated in the
Contract and no extra will be allowed in respect of overtime paid
to achieve this.

E In the event of the Works falling behind programme for reasons


other than those which would entitle the Contractor to an extension
of time under the Conditions of Contract, then the Contractor shall,
if so instructed by the Architect arrange, at no extra cost, double-shift
working on the site until such time as progress on the site is in
accordance with the programme.

F If overtime is specifically ordered in writing by the Architect in


respect of extra works, the net extra cost, over and above normal
daily rates, will be paid to the Contractor.

Dismissal by Request

G The Contractor shall, on the written request of the Architect or his


representative on the site, immediately dismiss from the Works
any person employed by him thereon who may, in the opinion of
the Architect be incompetent or misconduct himself and such person
shall not again be employed on the Works without the written
permission of the Architect.

Imported Materials

A Where materials are to be supplied from outside Nigeria the cost


of such materials, C.I.F. Apapa Docks together with landing charges,
duty and other Government taxes will be part of the P. C. or
Provisional Sum included in the Bills of Quantities. The Contractor
will be required to collect and clear the materials from Apapa Docks,
handle, load and transport them to the site and will be responsible
for any loss or damage to the materials after they are landed; where
imported items are measured in this document, the tendered rates
will be deemed to fully allow for the above costs.

Attendance on Nominated Sub-Contractors

B Without in any way limiting the meaning and interpretation, general


attendance on nominated or selected Sub-Contractors shall include
free of charge to the Sub-Contractor the following services for the
purpose of the relative Sub-contract works:

1. access to the site and places where the Sub-contract work is to be


carried out, including the reasonable use of any temporary
personnel hoists erected by the Contractor.

2. the provision of water and lighting and of single phase electric


power to a position within 50 meters of the place where Sub-
contract work is to be carried out.

3. the provision of an area for the Sub-Contractor to establish


office accommodation, temporary workshops and for the storage
of plant and materials.

4. the use of erected scaffolding belonging to the Contractor whilst


it so remains erected upon the site.

5. the use of mess rooms, latrine, health and welfare facilities and
the like, where provided

6. the use of the site telephone and facsimile machine, where


provided, subject to the payment by the Sub-Contractor for all
his outgoing calls

7. every assistance necessary for the due performance by all

Taxes etc.
A In all cases the tenderer shall ensure that the amount of his tender
incorporates all statutory taxes and levies and that nothing remains
to be added thereto.

B Value-Added Tax (VAT) shall not be included in the prices and/or


rates of all measured items. The value in respect of VAT shall be
added as a lump sum inserted against the appropriate item on the
final summary page.

C Notwithstanding anything to the contrary contained herein, should


the rate of VAT be changed between the tender closing date and the
date of issue of the final payment certificate, any additional tax
payable by the Contractor resulting from such change in VAT shall
be for the account of the Employer and any reduction in tax likewise
resulting shall be for the benefit of the Employer.

D The Contractor shall attach his tax invoice as prescribed by the


Value-Added Tax Act to each payment certificate when presenting
the certificate to the Employer for payment. Failure to present the
correct tax invoice to the Employer with a payment certificate shall
be deemed not to constitute presentation of the certificate for
payment.

Payment of Preliminaries

E The amount to be included in each monthly payment certificate in


respect of preliminaries costs shall be calculated from the priced
items within the preliminaries section of the bill of quantities.

F Prior to the signing of the contract the successful tenderer and the
quantity surveyor shall agree a division of the priced preliminaries
items into

1. an initial or establishment charge, payment of which shall be made to


the Contractor on proof that the relevant expenditures have been made.
2. a monthly charge, and
3. a final or dis-establishment charge

In arriving at such division cognisance shall be taken of such factors as

1. premiums for policies of insurance and construction guarantee


being renewable annually

2. plant, scaffolding and the like remaining the property of the


Contractor or the hiring company and the capital costs thereof
not being treated as part of the initial charge.

A In the event of an extension of the construction period for the


practical completion of the works the monthly charge shall be
recalculated on the same basis as originally but taking into account
the revised construction period and the amounts already paid to
the Contractor.

B Should the successful tenderer and the quantity surveyor be


unable to agree such division and the contract is nevertheless
signed then the quantity surveyor shall make a fair and reasonable
division of the preliminaries to be incorporated in the valuations
for each monthly certificate.

Variations
C No variations are to be made unless confirmed by the Architect
in writing and in accordance with the Conditions of Contract.
The Contractor shall notify the Quantity Surveyor within ten days
of receipt of any variation which might have any cost implication.

D Where execution of an Architect's instruction causes a variation to


the contract sum the Contractor shall notify the Architect of any such
time or financial implications within 7 days of issue of the Architect's
instruction and if so notified shall be dealt with under clause 13.
Notwithstanding the above, no work with time or financial
implications shall be put in hand without approval of the cost
implications. Notwithstanding that the Contractor has 7 days to
notify the Architect of cost or time implications of any instruction,
the cost of any delay to the project as a result of the Contractor not
notifying the Architect immediately on the receipt of an instruction,
shall be for the Contractor's account.

Rates
E The Contractor's rates for all measured items relating to the works
shall include for carrying out the works in accordance with all the
terms and requirements of the Drawings, Bills of Quantities and
Trade Preambles.

Prime Cost (P.C.) Sums

A The following items in connection with prime cost sums are in


addition to the Contractor's obligations described elsewhere (for
example, provision of scaffolding, etc.)

B Receipted vouchers for all articles for which prime cost amounts
are included in the Bills of Quantities must be produced at the final
settlement of accounts and the final certificate will not be issued
until such receipts have been produced.

C The Contractor shall allow for checking Nominated Suppliers'


invoices and quotations, etc., before placing orders in respect of
P.C. items and shall be solely responsible for ensuring that all
materials so ordered are sufficient and correct in quantity and
contain due allowance for waste, etc.

D The Contractor shall allow for checking all materials supplied by


Nominated Suppliers at the time of receipt on the site, unpacking,
repacking and taking all necessary action in respect of insurance
claims and the re-ordering of broken or damaged articles.

E Where the Contractor is required to 'Fix Only' materials supplied


by Nominated Suppliers or others, the rates inserted in the Bills of
Quantities are to allow for taking delivery, unloading on the site,
handling, checking, stacking, storing and protecting until required,
assembling as necessary and getting into position before fixing.

F Where the term 'attendance' or attend upon' is used in the Bills


of Quantities in connection with Nominated Sub-Contractor's work,
or work executed by others, the Contractor shall allow for the use
of standing scaffolding, canteens, sanitary accommodation, space
for storage of plant and materials and for providing light and water
and clearing away rubbish and for taking delivery of all materials
when received on the site, unloading, handling, stacking or storing
until required and hoisting into position. The Contractor shall allow
for affording the maximum co-operation in arranging that builder's
work is carried out, as far as possible to suit the convenience of the
Sub-Contractors. The Contractor shall obtain from the Sub-contract-
tors their requirements for recesses, chases, holes and the like so
that these may be formed correctly as the work proceeds. No extra
charge will be allowed for cutting chases, holes, etc., out of proper
sequence.

Profit on P.C. Sums

A Following a P.C. Sum, provision has been made for the Contractor
to insert his element of profit. The Contractor should take notice
that if no percentage is stated against this profit item, the amount
as shown (if any) will, in the case of the Prime Cost Sum fluctuating
be calculated as a percentage of the particular sum to which it
refers and the resultant percentage used in adjustments.

Provisional Sums

B Work executed against provisional sums shall be measured and


valued in accordance with Clause 13 of the Conditions of Contract
with the exception that the cost of materials falling within the scope
of P.C. items elsewhere in the Bills of Quantities will be offset
against those P.C. items.

Final Account

C The Contractor shall furnish the quantity surveyor with all documents
in support of any statement of his rights for the purpose of preparing
the final account and if so requested by the quantity surveyor

proof of payment for all items of extra work and those for which
provisional amounts are allowed.

Omission of P.C. or Provisional Sums

D The Employer reserves the right to omit any P.C. or Provisional

Site Noticeboards

A Provide and erect a site notice board showing the title of the
Contract, names and addresses of the Employer, Consultants,
Nominated Suppliers and Sub-Contractors and such information as
may be required by the Architect who shall approve the design layout
and Colours of the board. The whole board shall be maintained in
good condition, repainted as necessary and removed at practical
completion.

Clearing Rubbish

B Allow for clearing away all shavings, cuttings and other rubbish as
it accumulates from time to time during the progress of the Works
and on completion, including that of Sub-Contractors, tenants and
special tradesmen and the disposal of all materials condemned by
the Architect.

Cleaning on Completion

C Allow for cleaning down the whole of the premises including


cleaning glass both sides and cleaning off all floors, pavings,
metalwork, finishing and fittings throughout, touching up generally
and removing all stains, dirt and surplus materials and rubbish and
leaving the works and site in a clean and tidy condition and ready
for immediate use, with all damage to property, roads, paths and
drains, etc., made good to the satisfaction of the Architect.

Defects after Completion

D Allow for inspecting the Works at the end of the Defects Liability
Period and making good all defects in accordance with Clause 15
of the Conditions of Contract. Allow also for inspecting and making
good such defects as may be of an urgent nature during the
Defects Liability Period.

Exterminate and Prevent Pests

E Allow for effectively destroying all vermin, insects and pests to


the whole area of the site taking all preventive measures to maintain
the site in a clean and sanitary condition to the satisfaction of the
Architect.

Fluctuations

A The Contractor's attention is drawn to the notes to the Appendix at the


end of these Bills of Quantities as they have important bearing on
the method of pricing the list of basic prices of materials and goods

B All items mentioned on the list of basic prices in the Appendix must be
supported by the quotations based on rates current at the date of
available tender and which shall be made available for inspection
before the tender is accepted
The Contractor should be aware that the only reimburseable expenditure
for labour is that resulting from alterations in the rules and agreements
of the bodies referred to in Clause 38 of the Conditions of Contract

C The Contractor should note that accurate records are to be kept of


wages paid. All wage sheets are to separately identify basic wages
