PROJECT: PROPOSED TWO-STOREY RESIDENTIAL BUILDING

LOCATION: HILLSIDE SUBD., PALDIT, SISON, PANGASINAN

OWNER: MR. & MRS. DANIEL CAÑERO, SR.

GENERAL SPECIFICATION
I. PREPARATION OF SITE AND GENERAL SPECIFICATION

WORK INCLUDED:

- Consist of furnishing of all labor, equipment and materials, and performing all operations In
connection with excavation and the removal from the site of all surplus excavated materials
and debris in strict compliance with the requirement of the drawings as specified herein and
subject to the terms and conditions of the Contract Document.

- Without limiting or restricting the volume of generality of the foregoing, the work consists
of the following:

a. All general excavation for the building and appurtenances including excavation required
inside the construction area to depths and levels required by the drawing.
b. Removal and disposal of excess materials and debris from the site premises shall be as
directed by Engineer/Architect/Contractor or the Owner.
c. Clearing and grading of the building shall extend up to five (5) meters from the building
line.

GENERAL EXCAVATION
- All excavation shall be unclassified and shall include clay, silt, sand, gravel, loose shale, loose
stone in masses and any other materials of any character found within the excavation.

- Excavation shall be done dry and carried out by any approved and appropriate method and
by any excavating or hauling equipment adapted to the work.

II. EXCAVATION, BACKFILLING AND GRADING:

WORK INCLUDED:
- Consist of furnishing of all labor materials and equipment for the satisfactory performance
of all works necessary to complete the preparation of the site grading and excavation in the
drawing as specified herein.

STAKE IN BATTER BOARDS:

- The contractor shall stake out the building accurately and shall establish grades.

- The approval of the Owner/Engineer shall be secured before any excavation works shall
commence.

EXCAVATION:

- Excavation for foundation shall be done to grade as indicated in the drawings.

- No footing shall rest on fill. All excavation shall be done with the proper allowances for floor
slab forms and for space to apply waterproofing.

- Bottom of piers and foundation shall be rest appropriately level, clean clear of loose
materials.
III. FOUNDATION:

FOOTING:

- Concrete for all foundation elements shall be minimum of 28 days strength of 20.70 mPa.

BACKFILLING:

- After have been removed from footing piers, and when the concrete is hard enough to resist
pressure resulting from fill, the materials from the excavation shall be used for backfilling
and sound them. Voids caused by the removal of sheeting, shoring and bracing shall be filled
with sound materials. Backfilling shall be placed in layer not exceeding 150 mm in thickness,
each layer being thoroughly compacted and rammed by wetting, tamping or rolling until the
correct grades for support of slabs in fill are reached.

IV. REINFORCED CONCRETE:

MATERIALS:

CEMENT: Type 1 Portland Cement shall be used conforming to ASTM CI 5

AGGREGATES: Concrete aggregates shall be well graded, clean, hard particle of sand and gravel
or crushed rock conforming to ASTM CI 33. Maximum size of aggregates shall be 1/5 of
the narrowest dimension between forms and not larger than ¾ of the minimum
concrete spacing between the individual reinforcing bars and in no case larger diameter
be allowed in massive concreting with the written permission of the engineer.

WATER: Water used in mixing the concrete shall be clean and free from injurious amount of oil,
acids alkali, organic materials or other substances that may be deleterious to concrete
and steel.

FORMS: Forms shall be placed with correct alignment conforming to shape, form, line and grade
complete with centering and cores ready to receive pouring.

PLACINGS: All reinforcement shall be placed in accordance with the plan furnished by the
engineer. Unless otherwise indicated, placing of reinforcements shall be done in
accordance with the ACI Building Code (ACI 318).

CURING: After refinishing surfaces, curing shall begin at least once a day after pouring of curing
shall begin as soon as concrete has attained initial set.

REPAIR: Repair of concrete imperfections shall be completed within twenty-four (24) hours after
removal of forms.

FLOOR FURNISHING: The Contractor shall follow the specified floor furnishes and prepare the
slab to be suitable in both surface and elevation to receive the said finishes.
V. CARPENTRY AND JOINERY WORK:

PROTECTION AND STORAGE:

- Lumber shall be approved quality to the respective kinds required for the various parts of
the work, well-seasoned, thoroughly dried, free from large, unsound or loose knots, sap,
shakes and other imperfections impairing its strength, durability and appearance.

WORKMANSHIP:

- All lumber and plywood shall be properly matched unless otherwise specified.
- The work shall be done in accordance with detailed drawings and measurements taken at
the job site.
- Shapes and surfaces shall be to detail, clearly cut and sharps.
- Scribing, metering, and joining shall be done accurately and neatly to conform to good
carpentry practice.
- Exposed nails shall be countersunk.
- Exposed surfaces shall be machine or hand sanded to an even, smooth surface ready for
finish.
- No hammer marks or any unsightly marks shall be made on any wood panel or veneer.

DOOR SASHES:

- All door sashes are kiln dries flush type, solid hollow cone. Veneers for doors shall be 6mm
thick plywood or the kind called in for the schedule for doors. All shrinkage, pulling apart
and if found the contractor at his own expense should repair defective.

VI. MASONRY WORKS:

MORTAR:

- Cement mortar shall be one (1) part Portland Cement and (2) parts sand by volume, but not
more than a ratio 1:3 volume.

CHB:

- All lower floor walls and partitions requiring concrete hollow blocks with a minimum rapture
stress of 0.69 mPa.

LAYING OF CHB:

- Wet the blocks thoroughly before using. The first raw of blocks shall be properly and
thoroughly anchored to the concrete columns, walls or slabs.

VII. HARDWARE:

ROUGH HARDWARE:

- Rough hardware includes nails, screws, bolts brackets and plates, galvanized wires, etc.,
necessary to make the installation of the different parts of the structure.

FINISHING:

- Unless otherwise specified wherein, or indicated in the drawings, use “quickest” or the
equivalent of low cost.

- For doors over 1.50 meters in height, unless otherwise required, provide an additional hinge
for every 0.60 meter or fraction thereof.
VIII. FIRE PROTECTION

PD 1185:

- Specific provisions and rules specified in Provisions 10, Section 3, 1607 Rules and
Regulations of PD1185 otherwise known as the Fore Code of the Philippines shall be
complied with strictly.
- The building shall be provided with the proper access, exits and extinguishing system to
comply with the Fire Code of the Philippines (PD1185).
- Wooden and other combustible material with a fire rated lower than Class C shall be treated
accordingly with the fire retardant “Resist a Flame” or approved equivalent.
