DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed in Rosario, Cavite, Philippines, this 1st day
of March, 2018 by:

JANET D.C. SIOSE, of legal age, single, Filipino and a resident of Pulilan,
Bulacan, Philippines, now and hereinafter referred to as the VENDOR;

- in favor of –

LAMBERTO R. CIMBRACRUZ, of legal age, widower, Filipino and presently

residing at Mariquita St., Pasay City, Philippines, now and hereinafter referred to
as the VENDEE;

WITNESSETH:

WHEREAS, the VENDOR is the lawful owner of one-half (1/2) portion of a parcel of land
together with all the improvements thereon, by virtue of a Deed of Absolute Sale executed on
January 17, 2018 before Notary Public Celia Closa who entered said document in her Notarial
Register as Doc. No. 461, Page No. 93, Book No. LVIII, Series of 2018, a copy of which is hereto
attached and made an integral part hereof, situated in Bo. Tejero, Rosario, Cavite covered by
Transfer Certificate of Title No. (057-2012021275) 071-2015003094 of the Registry of Deeds
for Province of Cavite, Philippines and more particularly described below:

“A PARCEL OF LAND (LOT 21, BLK. 20 OF THE CONS.-SUBD.

PLAN PCS-04-020630, BEING A PORTION OF THE CONS. OF LOT
2, PCS-04-020406 & LOT 2, PSD-04-170824, LRC REC. NO. ),
SITUATED IN BO. TEJERO, MUN. OF ROSARIO, PROV. OF
CAVITE, IS. OF LUZON. X X X CONTAINING AN AREA OF ONE
HUNDRED THIRTY TWO (132) SQUARE METERS. X X X”

WHEREAS, the VENDOR has offered to sell the above-mentioned parcel of land together
with all the improvements thereon and the VENDEE is willing to purchase the same for the total
sum of ONE MILLION (P1,000,000.00) PESOS, Philippine currency;

WHEREAS, the VENDOR does hereby warrant to the VENDEE valid title to and peaceful
possession of the property therein sold and the VENDOR hereby guarantee to defend and
indemnify the VENDEE from any and all claims on the property by any third party;

NOW, THEREFORE, for and in consideration of the sum of ONE MILLION

(P1,000,000.00) PESOS, Philippine currency, receipt of which is hereby acknowledged, the
VENDOR has sold, transferred and conveyed unto the VENDEE, his heirs, successors and assigns
the above-described parcel of land, together with all the improvements thereon, free from any and
all liens and encumbrances.

2018 at Rosario, Cavite, Philippines.
