LEASE AGREEMENT

This executed at Bathinda on this 1“day of January 2020 by and between Sardar Surinder Singh
Mann S/o Shri Major Singh Major R/o Ajit Road, Gali No. 25/B, 100 Ft Road, Bathinda
hereinafter referred to as the “LESSOR”(which expression shall unless it be repugnant to the
context or meaning and shall include successors and assigns).

AND

M/S STEAG Energy Services(India) Private Limited a Company incorporated under the
Companies Act, 1956 and having its Registered office at 903, Bhikaji Cama Bhawan, Bhikaji
Cama Place, Ring Road, New Delhi 11006 and its Corporate office at A-29, Sector -16, Noida
201301 U.P through its Authorized Signatory SUBRATA GHOSH Plant Manager of the
Company who has been authorized to sign this Lease Agreement for and on its behalf by a
Power of Attorney in his name hereinafter referred to as the “LESSEE” (which expression shall
unless repugnant or contrary to the context here of shall include successors, administrator,
nominees and assigns) of the OTHER PART.

Whereas the LESSOR has an unrestricted, undisputed unreserved right to let out the said
premises.

AND WHEREAS the LESSEE desirous of taking the aforesaid Premises on lease for the
purpose of Guest House for LESSEE's Employees.

WHEREAS upon the declarations, affirmation and confirmation made by Lessor herein, the
Lessor and the Lessee have agreed to execute this Lease Agreement in respect of the said
Premises on the terms and conditions stipulated contained hereinafter.

NOW, THEREFORE THIS LEASE AGREEMENT WITNESSETH AS UNDER

Declaration, Affirmation and Confirmation:

The Lessor hereby declare affirm and confirm that he is the absolute owner of the Premises and
that the Premises is free from encumbrances, litigations,disputes, claims, charges, liens,
attachments or mortgages in favour of any person and has obtained all permissions, approvals,
sanctions from any authority,Municipal Corporation or Board as may be necessary to let out the
Premises andthat the Premises is fit for occupation by the Lessee.

Article 1: SUBJECT MATTER OF THE LEASE


1.1 The subject matter of the lease is the Premises comprising 09 Rooms of ground floor with
attached toilets plus kitchen at Mann’z Residency, 100 Ft Road Opp Platters, Bathinda or there
about together with all the fittings and equipments and serves more particularly described in
Annexure A hereto.

ARTICLE 2: TERMS OF LEASE

2.1 It is Agree and Understood that the terms of the lease and this agreement would be for one
year from 1st January 2020 to 31st December 2020.

Provided however that with the mutual consent of the parties to this agreement the lease may
be extended for further period on mutually agreed terms and conditions.

2.2 In the event of termination of this agreement by efflux of time, the LESSEE shall handover
vacant possession of the Premises to the LESSOR along withfixture, fittings, equipment’s, etc.
in proper and working condition subject tonormal wear and tear.

Require three months written notice from either side.

ARTICLE 3: CONSIDERATION

3.1 The consideration ( hereinafter referred to as RENT) for the lease of the said Premises
alongwith all fittings and equipments mentioned clause 5.1 there to shall be a sum of INR
1,10,000/- (Rupees One lac Ten thousand only) per month including electricity charges.

3.2 The LESSEE shall pay one month rent in advance.

3.3 The LESSEE shall deduct tax at source (TDS) from payments made to the LESSOR,
whether in advance or on arrears, in accordance with statutory provisions. The LESSEE shall
furnish to the LESSOR the Certificate of Tax Deducted at source in the prescribed form at the
end of financial year.

ARTICLE 4: OTHER TERMS AND CONDITIONS

4.1 Should LESSOR decide at any time during the tenure of this agreement or anyextension
thereof, to dispose of the Premises in any manner, then the LESSORshall ensure that the
interests of the LESSEE are fully protected and no harm orprejudice is caused to the LESSEE
in any manner whatsoever.
4.2 The LESSOR shall ensure that the LESSEE shall enjoy quiet and peacefuloccupation of the
said Premises. The Lessee shall use the said Premises to occupy and use as residence for its
employees/guests. The Lessee shall have right to access the said Premises for 24 hours, 365
days during the Lease Tenure.

4.3 The LESSOR or their authorized representative shall have the right to inspectthe premises
at all reasonable hours with the prior appointment of the LESSEE.

4.4 The LESSEE shall maintain the Premises in good condition. The LESSOR agreesthat it
shall bear the cost and expenses of all repairs, which may have to becarried out from time to
time such as plumbing repairs to electrical and sanitaryfittings etc.

4.5 The LESSEE shall not carry out any structural changes to the said premiseswithout the prior
consent in writing of the LESSOR.

4.6 The LESSOR shall be responsible and pay all taxes, duties and all other chargesrelating to
the Premises as may hereinafter be assessed in respect of theaforesaid Premises by any
authority.

4.7 Upon the termination/expiry of the Lease or on earlier termination thereof, the LESEE shall
quit and vacate the said Premises and handover the vacant physical possession of the said
Premises to the Lessor on or before the date of the expiry / earlier terminations of the Lease
and simultaneously with the Lessor refunding the security deposit to the Lessee, if any. Lessee
shall handover all items in goodorder and working condition subject to normal wear and tear.

5.0 LESSOR’s Service

5.1 The Lessor shall provide well furnished rooms and facilities, which shall include but not
limited to the following:-

1. Bed/mattress with bed sheet;


2. Pillow with cover;
3. Blanket and Rajai — O1 each;
4. Foot mats - 2 nos;
5. Bath room sleepers — 01 pair;
6. Chair -1 no;
7. Bed side table - 1 no;
8. Writing table -1 no;
9. Water Jug and Glass ~ O1 each;
10. Almirah - 2 nos;
11. Hangers - 6 nos;
12. Bath Towels — 2 nos& Hand Towels - 0 1 no;
13. Hot water geyser to provide hot water;
14. Bucket- O1 No;
15. Mug - 2 nos;
16. Dust Bin -1 no;
17. Air conditioner -1 no;
18. LCD TV - 01 no. Electrical extension stip 1 no;
19. Curtains on each window.
20. Dinning Table

In Witness Whereof the Parties hereto have set their Hand to this Agreement on these presents
on the day, month and year first above mentioned in the present of the following witnesses.
